This property came with a house which proved ill-matched to our clients’ needs but which nestled neatly amid beautiful live oaks. In choosing to commission a new home, they asked that it also tuck under the limbs of the oaks and maintain a subdued presence to the street. Extraordinary efforts such as cantilevered floors and even bridging over critical root zones allow the design to be truly fitted to the site and to co-exist with the trees, the grandest of which is the focal point of the entry courtyard.
Of equal importance to the trees and view was to provide, conversely, for walls to display 35 paintings and numerous books. From form to smallest detail, the house is quiet and subtle.

Our client wasn't ready to leave the home she loved, but a change in her health had made the upstairs bathroom harder to reach, and the main level didn't have a full bath. We converted one bay of her three-car garage into livable space, which gave us the room to build a fully accessible bathroom, a walk-in closet, and a proper mudroom and laundry on the level she actually lived on. Wide doorways. Heated floors. A curbless shower with a drain that disappears under the wall. Aged brass grab bars that read like jewelry rather than hospital equipment.

The designer's own kitchen was gutted and renovated in 2017, with a focus on classic materials and thoughtful storage. The 1920s craftsman home has been in the family since 1940, and every effort was made to keep finishes and details true to the original construction. This 5,077 square foot Traditional Coastal Colonial custom home was designed by P2 Design. The home displays harmonious symmetry, with a horizontal white siding façade, van deusen blue wood shutters that complement the tasteful matching paneled front door, and natural stone chimneys. The architectural style fits neatly in the neighborhood by drawing on the surrounding colonial homes, giving it a touch of history, and blending it with a more casual traditional coastal appearance. This 5,200-square foot modern farmhouse is located on Manhattan Beach’s Fourth Street, which leads directly to the ocean. A raw stone facade and custom-built Dutch front-door greets guests, and customized millwork can be found throughout the home. The exposed beams, wooden furnishings, rustic-chic lighting, and soothing palette are inspired by Scandinavian farmhouses and breezy coastal living. The home’s understated elegance privileges comfort and vertical space. To this end, the 5-bed, 7-bath (counting halves) home has a 4-stop elevator and a basement theater with tiered seating and 13-foot ceilings. A third story porch is separated from the upstairs living area by a glass wall that disappears as desired, and its stone fireplace ensures that this panoramic ocean view can be enjoyed year-round.
This house is full of gorgeous materials, including a kitchen backsplash of Calacatta marble, mined from the Apuan mountains of Italy, and countertops of polished porcelain. The curved antique French limestone fireplace in the living room is a true statement piece, and the basement includes a temperature-controlled glass room-within-a-room for an aesthetic but functional take on wine storage. The takeaway? Efficiency and beauty are two sides of the same coin.
