The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S. Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building. On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property. Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day. In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house. From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.

In this beautifully updated master bath, we removed the existing tub to create a walk-in shower. Modern floating vanities with a distressed white oak finish, topped with white quartz countertops and finished with brushed gold fixtures, this bathroom has it all - including touch LED lighted mirrors and a heated towel rack. The matching wood ceiling in the shower adds yet another layer of luxury to this spa-like retreat.

This master bathroom underwent a full remodel and was reconfigured to fit our clients needs. We removed a large corner tub, switched up the layout, and added a large neoangle walk in shower and lots of vanity space. Gray distressed cabinets are featured here with Cambria Quartz countertops and recessed lighting.

Sutter Photographers 2014 CotY Award - Entire House Under $250,000 -The master bathroom windows are at different heights due to the roof line. We came up with a 2-level counter-top and a hinged mirror to keep the original location. -Additional storage cabinets were installed on the tub deck to make the space appear larger than it is and to maximize use of space. -Long lineal tile with a bamboo texture was installed to incorporate the homeowner's desire to mix organic materials into the home's aesthetics. -A TV was installed above the bath for a much needed soak! There's plenty of room for some candles and an occasional glass of wine. -Fun fact: the original W/D were hidden behind bi-fold doors where the tub is (under the skylight).

If the exterior of a house is its face the interior is its heart. The house designed in the hacienda style was missing the matching interior. We created a wonderful combination of Spanish color scheme and materials with amazing distressed wood rustic vanity and wrought iron fixtures. The floors are made of 4 different sized chiseled edge travertine and the wall tiles are 4"x8" travertine subway tiles. A full sized exterior shower system made out of copper is installed out the exterior of the tile to act as a center piece for the shower. The huge double sink reclaimed wood vanity with matching mirrors and light fixtures are there to provide the "old world" look and feel. Notice there is no dam for the shower pan, the shower is a step down, by that design you eliminate the need for the nuisance of having a step up acting as a dam. Photography: R / G Photography
