“After living in a two-story, 1914 farmhouse for 30 years, which originally had no insulation, no running water, no electricity, and only the six fireplaces for heat, I was well aware of the limitations of this vernacular housing,” said homeowner John Monroe. “Having a comfortable living environment with reduced consumptive energy usage was appealing. I’ve spent the summer in the new house and beside the absolute beauty of the modern design, knowing that the house remains cool even with its almost full wall of windows makes me feel that the extra efforts to insulate the house and use the geo-thermal system, among other efforts, were well worth it.”

This property came with a house which proved ill-matched to our clients’ needs but which nestled neatly amid beautiful live oaks. In choosing to commission a new home, they asked that it also tuck under the limbs of the oaks and maintain a subdued presence to the street. Extraordinary efforts such as cantilevered floors and even bridging over critical root zones allow the design to be truly fitted to the site and to co-exist with the trees, the grandest of which is the focal point of the entry courtyard. Of equal importance to the trees and view was to provide, conversely, for walls to display 35 paintings and numerous books. From form to smallest detail, the house is quiet and subtle.

The basement is unfinished but very clean and could be partially finished with minimal effort. The floors and walls are painted and the stairway splits the basement in half. To the left is the boiler room with a Burnham VH8 that was installed in 2008. On the right is an open room that is 20x12 with the washer and dryer on the back wall.

Doors and windows are a very important part of building a new home or renovating it. Installing a door or a window is as important as the door or window itself. QualiTruction put all effort into the structure and finish wholesomely.

Having grown tired of the time and effort needed to maintain their wooden deck, the couple opted to have our craftsmen install a TimberTech® AZEK deck with aluminum and glass railings. Here's how the project turned out!

The existing 90 square foot galley kitchen was small and narrow, with limited storage and counterspace. By utilizing the hallway and master closet opposite, we expanded the kitchen across the hall, creating a 5’-6”x 2’-0”x 7’-0” niche for the Subzero refrigerator and under counter wine storage unit. The existing kitchen doorway was widened to unify the two spaces. Separating the tall elements from the original galley, the new design was able to provide uninterrupted counterspace and extra storage. Because of its proximity to the living area, the niche is also able to serve a dual role as an easily accessible bar with glass storage above when the client is entertaining. Modern, high-gloss cabinetry was extended to the ceiling, replacing the existing traditional millwork and capitalizing on previously unused space. An existing breakfast nook with a view of the East River, which had been one of the client’s favorite features, was awkwardly placed and provided for tight and uncomfortable seating. We rebuilt the banquettes, pushing them back for easier access and incorporating hidden storage compartments into the seats.
