Employing design elements that form distinct spaces was key; making a sleek and sophisticated first impression, the distinguished full height double sided fireplace separates the dining and living room without being overbearing. The impressive kitchen island offers a massive gathering and prep space as the pristine double sided waterfall edge draws your eyes to the center of the room. High-Gloss white cabinets reflect the light beaming from the cosmic panoramic door, framed in stately black compliments the living room’s acoustic slate wall. Matte and gloss glass tile randomly placed for texture flank the kitchen walls injecting the perfect balance of pattern and color in this show stealing L-shaped kitchen.

Victorian tiles are very hard-wearing and historically a popular choice for heavy traffic areas such as hallways. Still popular today they are nonetheless like most tiles and can become ingrained with dirt over time. This particular floor, located in a property in the old market town of Tewkesbury is a good example of a floor that was in good physical condition, but heavily ingrained with dirt due to a lack of regular maintenance. At a loss for how to remedy the situation by themselves, the property owner asked me to pay a visit to restore the tiles back to their best possible condition. In this particular scenario, I opted to mix and apply a solution of different cleaning products from our professional range, each serving a different purpose. These products were Tile Doctor Pro Clean, Tile Doctor Remove and Go, and Tile Doctor NanoTech HBU. Remove and Go serves the purpose of stripping away any old sealer on the tiles, while Pro Clean is an alkaline cleaner that reliably removes dirt and staining. NanoTech HBU is a particularly powerful cleaner which utilises nano-sized particles to penetrate deep into the pores of the stone, get underneath difficult stains and lift them out. I spread this potent solution across the length and width of the tiled hallway and left it to soak for approximately 10 minutes, before using a black scrubbing pad fitted to my buffing machine to give the tiles a deep scrub. Next, I rinsed the soiled solution away and neutralised the chemicals with plain water, before extracting any residue using a wet vacuum. I repeated the cleaning process several times to achieve the best results possible, and I also employed the aid of a steam cleaner to spot clean any particularly stubborn marks. Cleaning the floor took two days in total. At the end of the second day, I gave the floor a thorough and final rinse before leaving it to dry completely overnight. The next day, I returned to the property to seal the floor after checking the floor was dry. Ensuring before sealing that the floor is completely dry is crucial – even the smallest quantity of moisture remaining can potentially cloud the sealer and damage its performance. My choice of sealer was Tile Doctor Colour Grow, an impregnating sealer that penetrates and fills the pores of the tile to prevent trapped dirt and makes regular cleaning much easier. Colour Grow is a great choice of sealer for Victorian tiles because it really enhances the colourful patterns which are characteristic of this type of tile. My customer was very impressed with the service and remarked on the huge improvement to the appearance of the floor. You can see this for yourself – just take a look at the before and after photos! Bilotta Senior Designer, Thomas Vecchio, and Patrick J. Hamilton of Patrick James Hamilton Designs, partnered on this Manhattan upper east side kitchen renovation. This nondescript ‘60’s co-op and galley kitchen were reimagined into a pre-war era gem by adding architectural details: paneling, coffers, and moldings. Widening the opening created an open vista. Upper panes of glass on the Bilotta Collection wall cabinets echo the apartment’s transoms and unite the two sections that are interrupted by the paneled structural column. To compensate for the shorter wall, storage is optimized with plentiful pullouts, dividers, and specialized organizers. The “dead end” under the window was eliminated by continuing cabinetry and countertop materials around the room. Countertop wall cabinets create a hutch in full view of the dining room. With dark gray paint, corner posts and furniture base molding, the peninsula reads like an island and bridges the two areas. Quartz countertops sport “lightning bolt” veins for pattern. Sophisticated on- trend brushed brass was employed on the cabinet pulls and knobs, faucet, sconces, and pendants. A gamechanger was extending the footprint of the kitchen into the hallway with two tall cabinets. One is allocated for cleaning supplies, bulk items, recycling, and the vacuum. The other conceals a built-in wine rack; glassware and bar items; a docking drawer for charging devices; and a Penda-flex rack for files. An absolutely stunning metamorphosis. Madrona Passive House, a new Seattle home designed by SHED Architecture & Design and built by Hammer & Hand, combines contemporary design with high performance building to create an environmentally responsive and resource-efficient house. The home’s airtight, super-insulated building envelope and passive design minimize energy consumption while providing superior thermal comfort to occupants. A heat recovery ventilator supplies constant fresh air to the home’s interior while recovering 90% of thermal energy from exhaust air for reuse inside. A rooftop solar photovoltaic array will provide enough energy to offset most, perhaps all, of the home’s energy consumption on a net annual basis. To manage stormwater the project employs permeable pavers for site hardscape and two cisterns to capture and control rainwater from the home’s roof and the green roof on the garage. By investing in sustainable site development strategies, efficient building systems and an advanced envelope, the project aims to respect the home’s environmentally critical site and achieve one of the world’s most demanding building energy standards: Passive House. Cantoni Atlanta designer Kohl Sudnikovich transformed his client’s outdated living room into a bright and inviting space inspired by the home’s sweeping bay views in St. Petersburg, Florida. After removing the entry, kitchen and dining room walls to create an open floor plan and enrich the living spaces with outdoor light, the living room, which was formerly paneled with mirrored walls and wooden ceilings, was transformed into a modern oasis that is the couple’s new favorite space in their home. Using a custom double faced sofa, Kohl created two intimate seating areas in the living room, one facing the fire and the other looking to the water, so the couple could enjoy their new retreat from two unique vantage points. Artfully outfitting the space, Kohl employed a neutral color palette with sea foam green, sky blue and deep aubergine accents. "Revival” implies a retread of an old idea—not our interests at Axis Mundi. So when renovating an 1840s Greek Revival brownstone, subversion was on our minds. The landmarked exterior remains unchanged, as does the residence’s unalterable 19-foot width. Inside, however, a pristine white space forms a backdrop for art by Warhol, Basquiat and Haring, as well as intriguing furnishings drawn from the continuum of modern design—pieces by Dalí and Gaudí, Patrick Naggar and Poltrona Frau, Armani and Versace. The architectural envelope references iconic 20th-century figures and genres: Jean Prouvé-like shutters in the kitchen, an industrial-chic bronze staircase and a ground-floor screen employing cast glass salvaged from Gio Ponti’s 1950s design for Alitalia’s Fifth Avenue showroom (paired with mercury mirror and set within a bronze grid). Unable to resist a bit of our usual wit, Greek allusions appear in a dining room fireplace that reimagines classicism in a contemporary fashion and lampshades that slyly recall the drapery of Greek sculpture. The Borghorst Residence is a "plate-up" remodeling of a modest single story ranch house on a Willamette riverfront lot. The client had grown up in the original house, purchasing the property from his retiring parents. Seeking a break from traditional forms, the new owners supported a clean modernist image employing a partie of solids and voids to define major spatial groupings. The approach reveals the more public areas that in turn frame a two-story view through the house westward to the river, while private areas are appropriately opened only to the river. This play of opacity and transparency, separated largely by the vertical circulation elements, offers interesting compositional opportunities and a legible clue to the building's organization.

Originally submitted for the Model Homes category, the judges felt this entry deserved an ARDA in Design Detail. Inspired by the British Revolution, the rustic yet modern style employs a neutral color scheme with various textures. Traditional elements paired with refined furniture and contemporary finishes result in a design inspired by history. Hues of gray as well as rustic wood paneling create continuity through the home. Our clients, a couple in their early 40s with 3 young kids, bought their 1990s Colonial Revival style home about 8 years earlier and have been tackling updates to the home and property ever since. Both the husband and wife grew up on the Maine coast before settling permanently in New Hampshire, so their love of blues, grays, and a simple New England aesthetic came as no surprise. But while the wife longed for a few pops of color, the husband was definitely a little suspect of pattern and richer hues. We created a space that evoked both warmth and serenity, with a little bit of New England preppy style. We employed sky blue grasscloth, a traditional-with-a-twist lucite chandelier, and a fresh drapes + Roman shade combination for semi-formal style.

These plain, simple , contemporary cabinets were made from a new material that comes from Europe. It's call a textured melamine and has a texture similar to corduroy. This particular color is called Palissendro and it comes in sheets that are approximately 81"X110". Some of the counters employ an effect called "Waterfall." Where the counter goes down to the floor on the ends. The long stainless handles lend a more contemporary, "high end" look to cabinets that are otherwise fairly inexpensive. There is also an application of free standing shelves in the kitchen that have many uses. Note how the grain flows vertically down a set of drawers. Could be horizontal just as well.
