Pattern play and an inherent appreciation of turning old into something new, this smaller project was something different for Factor, in a great way! Factor did surface updates throughout, and added a new laundry room, a walk-in closet, and two new bathrooms to this older home in the Baker neighborhood of Denver.

They found a mid-century style home on a beautiful tree-lined street less than a mile away from their children's homes. Although the location was ideal and the corner lot perfectly situated for the homeowners, it was in disrepair and did not offer them the space, design features and finishes they wanted. Spectrum Construction arranged for the original home to be deconstructed with any salvageable material sold to the public for reuse or re-purposing. The custom 4-bedroom, 4.5-bath home that Spectrum Construction designed and built in its place combines country charm with modern elegance. This new home incorporates many unique features including the “drive through” two-car garage that allows the homeowners access to the converging streets. The massive first-floor master bedroom suite consists of a marble surround fireplace, 2 sizeable walk-in-closets as well as his and her luxurious master bathrooms. Two home offices provide the homeowners with ample room to take care of business. An elevator was installed to enable the homeowners and aging guests to easily and safely access the second floor. Abundant storage areas throughout the home, including the cavernous full basement, offer plenty of space to stow extra belongings. The second story was designed with the homeowners’ grandchildren in mind. The additional bedrooms, playroom and upstairs den make room for both daytime visits and overnight stays. Space for entertaining adult guests was also considered. The first floor includes a spacious great room with floor to ceiling stone fireplace which opens to a covered, screened-in back porch with a second stone fireplace. The stylish kitchen, containing two counter seating areas and an eat-in nook, along with the formal dining room give the homeowners plenty of room to accommodate large gatherings.

The Setup The homeowners of this Barrington Hills residence approached Drury Design with a clear vision: transform their existing kitchen into a space that would better serve their active family of four. With two young children who are homeschooled and love to bake with their mom, plus two dogs, this kitchen needed to function as the true heart of the home. The existing kitchen was functional but didn’t maximize the potential of the beautiful natural light and scenic views available through the floor-to-ceiling windows. The space was locked between the dining room and family room, which limited structural modifications, but the homeowners wanted to create a more family-friendly environment that would complement the warm walnut built-ins and furnishings in the adjacent dining room while staying true to the home’s overall aesthetic. Design Objectives: Create a highly functional workspace that accommodates multiple family members cooking and gathering simultaneously Maximize the connection to the beautiful outdoor scenery and natural light through thoughtful design choices Establish a cohesive color palette that complements the existing walnut elements in the adjacent dining room without becoming too tone-on-tone (aka “matchy matchy”) Improve the seating arrangement to take advantage of the stunning views (rather than facing away from the windows) Work within the existing architectural constraints, including a curved soffit that could not be removed Increase storage capacity while maintaining clean, uncluttered sightlines throughout the space Design Challenges: The curved soffit presented a design dilemma of whether to echo the curve throughout the kitchen or work with it in a more subtle way The relatively low ceiling height required careful consideration to avoid making the space feel cramped or cave-like The existing hardwood floor could not be refinished, which meant the new kitchen footprint had to match or exceed the original layout exactly Finding the right balance of warm and neutral tones to complement both the existing walnut elements nearby and the natural outdoor views proved challenging The refrigerator placement was constrained by door swing requirements, which affected the entire layout and prevented centering the sink on the back wall Rethinking the original seating, which faced inward toward the kitchen (turning backs to the beautiful windows and outdoor views) Pendant lighting from the previous kitchen obstructed views to the outdoors despite the abundant natural light available The Renewed Space Design Solutions: The curved soffit was embraced subtly through the full slab backsplash, which echoes the curve without requiring curved cabinetry or architectural elements that might feel forced Low ceiling challenges were addressed by using lighter painted cabinets for some tall elements, including the double oven, pantries, and refrigerator area, creating an airy feel while reserving the darker stained walnut for the center section and island The floor constraint was managed by designing the new layout to cover all previously unfinished areas while maintaining the exact footprint, with only minor touch-ups needed in a few areas The color palette balances warm walnut stain (harmonizing with the dining room built-ins) with soft, neutral painted cabinets – avoiding stark white that wouldn’t complement the home’s warm aesthetic Refrigerator placement was optimized with a slim pullout pantry to the left, allowing proper door clearance while maintaining the desired layout flow and enabling the main pantry to be positioned adjacently The seating was completely reimagined with a built-in banquette facing the windows, allowing diners to enjoy the outdoor views while providing flexible seating for two to four people Decorative pendant lighting was eliminated in favor of recessed can lights, preserving the unobstructed views to the beautiful outdoor scenery This kitchen transformation demonstrates how thoughtful design can dramatically improve functionality for a busy family while honoring existing architectural elements. The children immediately began cooking and baking with their mother in the new space, and the window-facing banquette has become a favorite gathering spot where the family can enjoy both meals and the beautiful outdoor views.

Motorized roller shades and draperies addressed privacy issues and added the final layer of luxury. Bold artwork and minimal accessories complimented the room. For the guest room, the clients requested a queen bed, a sitting area, a place for a television, and to address privacy issues with the transom windows. A rich brown shelter bed and dresser, custom hounds tooth bedding, two distressed whitewash nightstands, a tight back lime green chair, and a tone-on-tone patterned hand carved rug, all build the foundation for this room. Two ceramic and one wooden lamp provide the room with warmth. Two dramatic sets of artwork give this room a wow factor. Motorized roller shades and luxurious apple green draperies complete this room. A great way to brighten up a bedroom is with painted nightstands. In this case, we wanted to maintain a calming environment with neutral wall colors and bedding. This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!

The Living Room and Lounge areas are separated by a double sided custom steel fireplace, that creates two almost cube spaces on each side of it. The spaces are unified by a continuous cove ceiling finished in hand troweled white Venetian plaster. The wall is the Lounge area is a reclaimed wood sculpture by artist Peter Glassford. The Living room Pelican chairs by Finn Juhl sit atop custom "Labyrinth" wool and silk rugs by FORMA Design. The furniture in the Lounge area are by Stephen Ken, and a custom console by Tod Von Mertens sits under a Venetian Glass chandelier that is reimagined as a glass wall sculpture. Our clients had been in their home since the early 1980’s and decided it was time for some updates. We took on the kitchen, two bathrooms and a powder room. This petite master bathroom primarily had storage and space planning challenges. Since the wife uses a larger bath down the hall, this bath is primarily the husband’s domain and was designed with his needs in mind. We started out by converting an existing alcove tub to a new shower since the tub was never used. The custom shower base and decorative tile are now visible through the glass shower door and help to visually elongate the small room. A Kohler tailored vanity provides as much storage as possible in a small space, along with a small wall niche and large medicine cabinet to supplement. “Wood” plank tile, specialty wall covering and the darker vanity and glass accents give the room a more masculine feel as was desired. Floor heating and 1 piece ceramic vanity top add a bit of luxury to this updated modern feeling space. Tiny House bathroom Photography: Gieves Anderson Noble Johnson Architects was honored to partner with Huseby Homes to design a Tiny House which was displayed at Nashville botanical garden, Cheekwood, for two weeks in the spring of 2021. It was then auctioned off to benefit the Swan Ball. Although the Tiny House is only 383 square feet, the vaulted space creates an incredibly inviting volume. Its natural light, high end appliances and luxury lighting create a welcoming space.

This gorgeous two-story master bathroom features a spacious glass shower with bench, wide double vanity with custom cabinetry, a salvaged sliding barn door, and alcove for claw-foot tub. The barn door hides the walk in closet. The powder-room is separate from the rest of the bathroom. There are three interior windows in the space. Exposed beams add to the rustic farmhouse feel of this bright luxury bathroom. Eric Roth

Wine is one of the few things in life that improves with age. But it can also rapidly deteriorate. The three factors that have the most direct impact on a wine's condition are light, humidity and temperature. Because wine can often be expensive and often appreciate in value, security is another issue. This basement-remodeling project began with ensuring the quality and security of the owner’s wine collection. Even more important, the remodeled basement had to become an inviting place for entertaining family and friends. A wet bar/entertainment area became the centerpiece of the design. Cherry wood cabinets and stainless steel appliances complement the counter tops, which are made with a special composite material and designed for bar glassware - softer to the touch than granite. Unused space below the stairway was turned into a secure wine storage room, and another cherry wood cabinet holds 300 bottles of wine in a humidity and temperature controlled refrigeration unit. The basement remodeling project also includes an entertainment center and cozy fireplace. The basement-turned-entertainment room is controlled with a two-zone heating system to moderate both temperature and humidity. To infuse a nautical theme a custom stairway post was created to simulate the mast from a 1905 vintage sailboat. The mast/post was hand-crafted from mahogany and steel banding.
