This historic home in Richmond's Church Hill neighborhood was in need of a floor to ceiling refresh. It's beauty was still evident, but it had endured years of disrepair. We worked hard to restore as much original carpentry as possible including woods, railings, flooring, fireplaces and even several windows. The kitchen and bathrooms were completely renovated with a new full bath added on upstairs. The final result was a gracious, stunning and historically preserved house that fits a modern family.

Tradition Trail is lined with towering mature palms; you’re taken by that indefinable sense of place. You’ll find that same feeling in the curve of a proudly manicured green, in the warmth of a gracious welcome, in the sense of all that endures. Perhaps as no other private community in the desert, Tradition Golf Club remains true to the ideals of ultra-exclusivity and understated elegance. There is a blend of Spanish Revival, Early California and Mediterranean architecture. My Client's second home forfeits none of the grace and charm of the exterior as it leans towards a modern palm desert aesthetic and comfortable interior. Clean lines, expansive glass and a bright color palette create a stunning visual transition from room to room. Bright colored fabrics reflecting the sky and landscape are used throughout the home. Bold design features like large scaled wallpaper are seen in the both the Dining Room & Master bedroom. The powder bath is completely covered in a beaded wallpaper making it a truly exceptional experience. There is a play with light and the patterns it creates through the custom decorative light fixtures. The artwork was curated by LJLdesigns from San Francisco, Los Angeles and local artists in Pam Springs. A hanging sculpture in the entry niche and a rayon thread 3D art greet you as you enter their home.

Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. The home lives lightly on the land, opens generously to its surroundings, and strikes a careful balance between privacy, openness, and calm. For Klopf Architecture, it stands as a compelling case study in how site, code, and circumstantial constraints can inspire enduring, modernist architecture. With years of experience reimagining mid-century modern design for how people live today, the firm took the project’s limitations as an opportunity. The result is a home shaped by open, flowing spaces, strong indoor-outdoor connections, and a calm, clear sense of structure. It’s a good reminder that even with strict constraints, there’s still room for architecture to breathe—and for modernism to keep moving forward. The definitive idea behind this project was to create a modest country house that was traditional in outward appearance yet minimalist from within. The harmonious scale, thick wall massing and the attention to architectural detail are reminiscent of the enduring quality and beauty of European homes built long ago. It features a custom-built Spanish Colonial- inspired house that is characterized by an L-plan, low-pitched mission clay tile roofs, exposed wood rafter tails, broad expanses of thick white-washed stucco walls with recessed-in French patio doors and casement windows; and surrounded by native California oaks, boxwood hedges, French lavender, Mexican bush sage, and rosemary that are often found in Mediterranean landscapes. An emphasis was placed on visually experiencing the weight of the exposed ceiling timbers and the thick wall massing between the light, airy spaces. A simple and elegant material palette, which consists of white plastered walls, timber beams, wide plank white oak floors, and pale travertine used for wash basins and bath tile flooring, was chosen to articulate the fine balance between clean, simple lines and Old World touches.

This luxury fitted mudroom, utility and cloakroom was installed for our clients who wanted to combine highly practical facilities with a cohesive design scheme that expressed their artistic aesthetic. What could have been a bland, utilitarian space has been transformed with dark walnut wood, decorative interest and exceptional craftmanship. The suite of bespoke built-in cabinets has created a beautifully organised, multipurpose free-flowing space. Flawlessly spray finished in Inchyra Blue by Farrow & Ball, the dark blue green grey is a dramatic colour which, along with the walnut wood and striking artworks, makes a bold and confident impression. Bespoke walnut wood features Walnut, renowned for its deep, lustrous tones has an enduring elegance. Used for fitted furniture and wall panelling, walnut elevates any space, adding natural warmth and richness. As a hardwood, walnut has exceptional durability and is naturally resistant to moisture and warping, which makes it an ideal choice for a cloakroom or bathroom setting. For this project, the walnut veneers have a natural oiled finish to bring out the beauty of the grain. The reeded walnut veneer wall panel behind the built-in bench adds stunning texture and visual interest to the joinery. Shaker-style doors with fretwork panels Made to measure fretwork doors and panels like these conceal unsightly features while also providing ventilation. A well-aired mudroom or boot room is vital to ensure outerwear dries quickly and doesn’t become musty. This is especially important for the floor to ceiling shoe cupboard we built here as it helps to keep the footwear fresh. The decorative fretwork pattern also adds visual interest and makes the room feel less enclosed. Integrated LED lighting installed throughout the joinery enhancing safety, brightness and enjoyment to the space. Custom-made vanity unit This large, sleek handle-free vanity unit provides a generous amount of storage space with a smart interior arrangement with customised waste management. The soft-closing drawers are operated by a smooth, silent, push to open mechanism. The floating design allows for LED lighting underneath the cabinet. Dog shower and storage The purpose-built indoor dog shower is great for hosing down and drying off the dogs. It doubles up as somewhere to wash muddy wellies and golf clubs too. Bespoke shelving and hooks for all the dog paraphernalia keeps the pet zone well-organised and tidy. All in all, the result is a cloakroom which combines highly functional mudroom, utility and cloakroom facilities in an immensely stylish space. It’s immensely practical yet incredibly stylish with a strong focus on aesthetics and design.

This bespoke fitted furniture for a child’s bedroom was created for our clients’ family home in Guildford, Surrey. Our clients wanted a made-to-measure suite of sustainable, handcrafted furniture in a classic design that would stand the test of time. The timeless shaker style and traditional construction in solid wood ensures a quality that will endure for generations. The built-in furniture includes floor to ceiling wardrobes, drawers, display shelves and an integrated desk that all fit perfectly with the interior architecture of our clients’ home. While the mainly closed storage looks neater and helps to minimise clutter, a set of cubby holes has been created to display toys, books, and pictures. The bespoke cabinetry is spray-painted with an eco-friendly paint from Farrow and Ball in Shadow White. This soft white with a hint of grey is a neutral, restful colour. Doors and drawers are dressed with antique brass knurled cupboard knobs. The worktop surface is a hardwearing natural light real oak wood veneer. Fully integrated cabinetry The floor to ceiling cabinetry is beautifully finished with a custom-made decorative plaster cornice. The cornice gives tall wardrobes and bookcases a finished, aesthetically pleasing look by providing a smooth transition from the top of the cabinets to the ceiling. Pull-out trays for wardrobe interiors The two low levels of full extension, soft glide trays are a super storage feature for all kinds of folded clothes, footwear, bags, and other belongings. The low-profile fronts provide easy access to the contents.
