The couple has a lifelong love of Arts and Crafts and Modernism, and are the co-founders of PrairieMod, an online retailer that offers timeless modern lifestyle through American made, handcrafted, and exclusively designed products. So, having such a design savvy client was super exciting for us, especially since the couple had many unique pieces of pottery and furniture to provide inspiration for the design. The condo is a large, sunny top floor unit, with a large open feel. The existing kitchen was a peninsula which housed the sink, and they wanted to change that out to an island, relocating the new sink there as well. This can sometimes be tricky with all the plumbing for the building potentially running up through one stack. After consulting with our contractor team, it was determined that our plan would likely work and after confirmation at demo, we pushed on. The new kitchen is a simple L-shaped space, featuring several storage devices for trash, trays dividers and roll out shelving. To keep the budget in check, we used semi-custom cabinetry, but added custom details including a shiplap hood with white oak detail that plays off the oak “X” endcaps at the island, as well as some of the couple’s existing white oak furniture. We also mixed metals with gold hardware and plumbing and matte black lighting that plays well with the unique black herringbone backsplash and metal barstools. New weathered oak flooring throughout the unit provides a nice soft backdrop for all the updates. We wanted to take the cabinets to the ceiling to obtain as much storage as possible, but an angled soffit on two of the walls provided a bit of a challenge. We asked our carpenter to field modify a few of the wall cabinets where necessary and now the space is truly custom. Part of the project also included a new fireplace design including a custom mantle that houses a built-in sound bar and a Panasonic Frame TV, that doubles as hanging artwork when not in use. The TV is mounted flush to the wall, and there are different finishes for the frame available. The TV can display works of art or family photos while not in use. We repeated the black herringbone tile for the fireplace surround here and installed bookshelves on either side for storage and media components. This black, gray and gold urban farmhouse kitchen is the hub of the home for this busy family. Our team changed out the existing plain kitchen hood for this showstopper custom stainless hood with gold strapping and rivets. This provided a much needed focal point for this lovely kitchen. In addition, we changed out the 36" refrigerator to a roomier 42" refrigerator and built-in a matching paneled refrigerator cabinet. We also added the antique gold linear hardware and black and gold lighting to give it a streamlined look. Touches of black tie the kitchen design into the rest of the home's mostly black and white color scheme. The woven counter stools give the space a touch of casual elegance. A new champagne gold kitchen faucet and potfiller add additional style, while greenery and wood accessories add a touch of warmth.

This 1940’s Colonial style home in Boston’s Jamaica Plain had strong bones and rich character but lacked the space, modern conveniences, and storage that our clients desired. While they wished to retain the look of the exterior, as well as some of the home’s unique original features,, the kitchen and dining room needed to be reimagined in design, layout, and functionality. Key considerations were the compact size of the home and a smaller lot that didn’t give our client the flexibility of an addition. Without adding on to the existing floor plan, we needed to find a way to gain vital extra space in the kitchen, which, with walls enclosing it on all sides, was dark and disconnected from the rest of the house. Our design team coordinated with our client to reconfigure the space by opening up the wall between the dining room and the kitchen to add a few extra inches – just enough to create an open flow between the two rooms. With the removal of that wall, the formerly dark kitchen was flooded with the natural light coming from the existing dining room windows, making the entire space feel brighter and more cohesive. The original kitchen dated back to the mid-20th century and lacked, among other conveniences, a dishwasher, enough storage, or even countertop space for food prep. In redesigning the kitchen, we visually expanded the space by incorporating white upper cabinetry, open shelving, and white subway tiles extending from the backsplash to the ceiling. A new, larger window featuring a deep stone sill brought in even more light, and the appliances and apron sink were selected to retain the traditional look of the home while delivering modern functionality. Considering how our client would use this space, we focused on creating a purposeful workspace and storage, ensuring that there was ample countertop space and cabinetry between the sink and range. A multi-purpose cabinet and countertop which serves as a microwave station and food service area were added to the backside of the dining room wall, packing a lot of utility into a small space. Prior to this renovation, our client had painted the dining room in Mount Saint Anne by Benjamin Moore, a tranquil blue-gray that suited the room well and allowed the original built-in corner cabinetry to stand out, highlighting the home’s charm. With the newly opened floor plan extending into the kitchen, we selected a deep custom color for the base cabinets, Yorktowne Green by Benjamin Moore, to complement the dining room and pull all of the elements together in a cohesive space. This transformation was remarkable, both functionally and visually. The kitchen is now a bright and inviting space that flows seamlessly into the rest of the house. The homeowners are thrilled with the results, and the small changes we incorporated that made a big difference in the overall feel and functionality of the space.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. APD was hired to update the primary bathroom and laundry room of this ranch style family home. Included was a request to add a powder bathroom where one previously did not exist to help ease the chaos for the young family. The design team took a little space here and a little space there, coming up with a reconfigured layout including an enlarged primary bathroom with large walk-in shower, a jewel box powder bath, and a refreshed laundry room including a dog bath for the family’s four legged member!

In this white kitchen renovation, we removed the old wooden shaker-style kitchen cabinetry and replaced them with all new white and grey cabinets, and white marble counter tops. Expertly hidden behind some of these cabinets is the family’s new walk-in pantry. The original space had a small, awkward-shaped kitchen island that was so small it was barely functional or convenient for more than one person to sit at. We gave the homeowners a much larger kitchen island, with a beveled edge, that now has more than enough space for eating, socializing, or doing work. With a large overhang counter top on one side, there is now room for several backless bar stools tucked under the island. You’ll also notice glitters of gold inside the two over-sized lighting fixtures suspended over the island. We created the homeowners a small wok kitchen just off of their new white kitchen renovation. In the main kitchen, we added a ceramic flat cook top and subtle white exhaust hood with an elegant rose-gold trim. Behind it, a white/grey mosaic back splash acts as a wall accent to provide some dimension to the otherwise solid white space. Surrounding the range hood are two large wall cabinets with clear doors to provide extra storage without adding bulk to the newly opened room. The adjacent dining room was also updated to include a long, contemporary dining table with comfortable seating for eight (ten if you want to get cozy). We replaced the low-hanging run-of-the-mill chandelier with a higher, more modern style made of gold and glass. Our client had a busy life and his Burnaby home was usually his refuge — a place to relax and unwind after a busy day. But, his home was no longer helping him unwind. He called the My House team to do a minimalist home renovation, to transform his home from busy to one free from distraction and clutter. We started by changing the “vibe” in the kitchen, the homeowner’s favourite place in the home. We removed the kitchen walls, and used a maple-clad beam to match the new maple live-edge bar top. Opening up the kitchen instantly improved sight lines and traffic flow between the kitchen and adjacent rooms. This new layout also allowed us to create much needed additional counter top space and storage in the kitchen. The kitchen cabinets were replaced with flat panel, square-edge cabinets and the uppers lift-open. To create an elegant minimalist feel, the full height quartz back splash looks almost like concrete. We also removed the kitchen nook and replaced it with a live-edge counter top, making it a haven to enjoy a morning cup of coffee. Throughout the home, white cabinets help ground and soothe, while the maple accents create warmth without adding unwanted colour or texture. Minimalist Home Renovation: Bathrooms Too We gutted all three bathrooms in this minimalist home renovation and started from scratch. As part of the bathroom renovations, we added new energy-efficient windows. We reconfigured the master bedroom to allow for a full master en suite including a freestanding tub, a usable bench seat for the shower, a wall hung compact toilet, and a minimalist pedestal sink. The new bathtub also has a handheld shower to increase functionality and has a clever built-in ledge to hold a beverage.
