Dynamic Garage DoorDynamic Garage Door specializes in Tuscan Architectural beautification in the Newport Beach, CA through our custom designed and hand made architectural shutters, garden gates and garage doors. This Newport-Mesa Tuscan home was exquisitely decorated with a combination of custom gates, decorative shutters and balcony barn door style shutters all handcrafted out of authentic, century-old reclaimed barn wood specifically harvested for this custom project.
Beginning with the balcony shutters which actually slide from side to side like a real barn door we worked a charming rustic shutter design that would typically be seen in the Tuscan Riviera. We opted for sliding shutters as the balcony spacing limited the swing action of even bi-folding shutters. Incorporating real barn door hardware railing and crowing it behind the faux reclaimed wood beam made an excellent statement while adding functional shutters that can be shut close for comfort during the summer morning when the sun beats down into the master suite. The four shutter leafs are decorated with real hand forged dummy straps that were hammered and crafted by hand to achieve that gorgeous rustic charm typical of Tuscan architecture. The reclaimed barn wood from a century-old barn gives off a timeless appearance that increase in characters as the years go by. Because rustic barn wood has already aged beautifully over hundreds of years, the next century will only increase its authentically gorgeous appearance. The culmination of this project has been a meticulous collaborative input of our in-house head designer and the clients themselves. Although the completion of this project is lengthy and intricate, the results speak volumes and the wait simply justifies the outcome.

Again, for the garden gates, we went with rustic barn wood carefully crafted to preserve the original surface that has aged over hundreds of years but building the gates on galvanized steel frames that will ensure structural durability for the next few hundred years. The gates are highly secure, sound and can definitely hold back a crowd with authentic rustic charm. Don't be fooled with the simple-looking gate design. It is quite intricate with its 45 degree angle cuts around the perimeter of the trim which deviates water away from crevices that would otherwise make the gates vulnerable to the accumulation of moisture from the elements, sprinkler system or simply air humidity since the home is located near the ocean. Each one of the garden gates is equipped with European style mortise lock mechanisms and roller catches. Progressive Design BuildHere in Florida, we’re blessed with great weather year-round. So it’s no surprise that outdoor entertaining areas are an extremely popular way to enhance outdoor living. When our clients requested an update to their existing outdoor kitchen while they were away on vacation, we were ready to hit the ground running. While their beautiful 2-story home on a golf course had a pool and covered lanai area, the existing outdoor kitchen just didn’t function well for their needs. Mainly, they craved additional counter space and more seating. And, as avid football fans, with a son playing on a renown Division 1 college team, they also wanted a large screen TV to watch games. After all, what better way to share game day excitement than at a barbecue with family and friends?
A Bigger, Better Kitchen Layout
Our brilliant design team came up with a much larger, u-shaped outdoor kitchen layout for increased functionality. The extra base cabinets provided plenty of storage as well as a foundation for additional countertop space. Adjacent to the sink, we added a 24” outdoor refrigerator to keep food and beverages chilled, and the high top bar allowed for more seating around the perimeter.
For cooking, our clients selected a much larger Lynx grill and side burner to replace the original grill. While the kitchen was already set up for a grilling area, it required a hood, so we built and installed a custom hood for proper ventilation. Then, we added a large screen TV above the hood for easy viewing.
Finishing Touches
To softly illuminate the entire space at night, we installed additional recessed light fixtures into the ceiling and under the grill hood. We also tied the Cypress wood ceiling and the crown molding together into the design with a luxurious cabinet stain. Along with these finishing touches, we added a decorative travertine stone backsplash behind the grill and homogenized the front face of the bar for a polished, matching look.
Ventilation Challenges
With the outdoor kitchen lanai located directly under a second-floor living area, we had expected to tuck away ventilation ductwork between the second-level floor joists and the exterior wall running parallel to the grill hood. However, upon further investigation, we discovered the second floor joist system, in fact, ran perpendicular to the grill hood. In short, we needed a new way to hide the venting without compromising the original design.
Our team came up with an inspired solution: Construction of a false wall behind the outdoor kitchen allowed us to run ductwork without creating a visible chase for the vent, thus maintaining a symmetrical look on both sides of the grill and decorative hood.
Exceeding Expectations
In the end, we didn’t just meet our clients’ needs for a beautiful outdoor kitchen update – we exceeded them. As planned, we completed the new outdoor kitchen while they were out of town. But when our clients returned from vacation, they were so impressed with the results (and the stress-free design/build experience) that they promptly hired us for another extensive remodel – a stunning home addition!

KitcheneeringMy top design goal was to create a functional workshop for cooking that improved the client's lifestyle. The layout was key: especially using separate food prep and clean-up sinks to create individual workstations. The step-in corner pantry is a very efficient use of floor space and maximizes not only storage capacity but also visibility—the client opens one door and can see everything she has on hand at a glance. This is the feature she likes best. The husband is the primary cook and he loves the high-BTU burner Wolf rangetop. It accommodates his 13-inch All-Clad saute pan with ease and makes all his stovetop cooking faster, better, and more fun. Aesthetically, I wanted to create a sophisticated look that would enhance the atmosphere of the living area while defying trendiness.

This linear view occurs at the large windows in the master suite, and was our response to a specific client request, that directs views from an expanse of windows to sunrises in the east. The Jack + Mare | Portland Design & BuildSplit Level 1970 home of a young and active family of four. The main public spaces in this home were remodeled to create a fresh, clean look.
The Jack + Mare demo'd the kitchen and dining room down to studs and removed the wall between the kitchen/dining and living room to create an open concept space with a clean and fresh new kitchen and dining with ample storage. Now the family can all be together and enjoy one another's company even if mom or dad is busy in the kitchen prepping the next meal.
The custom white cabinets and the blue accent island (and walls) really give a nice clean and fun feel to the space. The island has a gorgeous local solid slab of wood on top. A local artisan salvaged and milled up the big leaf maple for this project. In fact, the tree was from the University of Portland's campus located right where the client once rode the bus to school when she was a child. So it's an extra special custom piece! (fun fact: there is a bullet lodged in the wood that is visible...we estimate it was shot into the tree 30-35 years ago!)
The 'public' spaces were given a brand new waterproof luxury vinyl wide plank tile. With 2 young daughters, a large golden retriever and elderly cat, the durable floor was a must.

The tongue and groove wood ceiling and decorative concrete enhance the feel of this outdoor project. Ceiling fans create a sweet breeze throughout this patio, and the recessed lighting allows for an enjoyable evening outdoors. Flood lights were also placed on the exterior of the patio to increase nighttime visibility and security.
T-Square CompanyAn accessible shower design with both fixed and hand held shower heads. Both the diverting and pressure valves are lined up within an accessible reach distance. The folding bench seat can be sprayed from either shower head and the recessed can light keeps things visible. Grab bars surround the user for safety. A recessed shampoo storage niche is enhanced using random glass mosaic tiles.

Design Builders, Inc.Summary of a Versatile, Decked-Out Screen Room
Premium Zuri decking and wrought iron handrails are just two of the many features that make this Bowie, Maryland screened porch so unique. Developed in a close-quarters community with large single family homes, it utilizes black railings that curve outwards along a rounded deck profile to enhance the sense of space one gets when on top of the deck or inside the porch. The decking itself is shaped to the contours of the property limits.
Motorized retractable screens turn the Zuri deck into a fully-enclosed, bug protected seating and entertainment area at the push of a button. However, to achieve the versatility of a true four seasons outdoor living space, an outdoor fan and multiple infrared heaters were unobtrusively installed to the porch's ceiling as well.
An army of lighting elements ensure that this deck can be used at any time of day. Multiple skylights allow light into the screen room during the day, while sconce lighting, mounted pillar fixtures, ceiling lights, and illuminated stained glass railing heads provide visibility on even the darkest nights.
