I was recently engaged to refresh the Limestone tiled floor at a house in St. John’s Wood, which is a very affluent area and apparently has the 5th most expensive postcode in London so as you can imagine this was a very expensive floor. The client had requested an improvement condition of the Limestone tiles in the living room and a thorough clean, polishing and seal was required. Over time, the floor in this busy living room – which was also used as a play area for young children – had become dirty and certainly worse for wear with all the use it had been getting. So, I set about my work to get this floor back to looking its best. Cleaning and burnishing a Limestone floor My initial task before beginning the cleaning process was to remove any furniture (as well as toys) from the room so I would have a clear area to work in. I then applied a layer of Tile Doctor Pro-Clean cleaner, diluted with water, to the floor. Pro-Clean is also suitable for use on other natural stone floors such as Slate, Granite and Travertine. After leaving the solution to dwell for a period of a few minutes, I began to scrub the floor with a stiff hand brush. Whilst helping to remove a lot of the built up dirt on the surface of the tiles, the product also stripped off the old sealer and polish. Following this, I paid special attention to the dirty grout lines, cleaning them with Tile Doctor Oxy-Pro, a powerful, high-alkaline cleaner. After completing the cleaning, I rinsed the floor with clean water to remove any excess cleaning products. I then began to burnish the floor using Tile Doctor Diamond encrusted burnishing pads. This was done in four steps, as I used four different pads (coarse, medium, fine and very fine) rinsing the floor with water between each pad. I would recommend using this setup of four pads for restoring the appearance of polished stone floors; you starting with a coarse pad and the gradually work your way up to the very fine pad achieving a high polish finish in the process. I finished of the process with a quick rinse and a buffing pad to give the floor a final polish before I commenced the sealing. Sealing a Limestone floor My choice of sealer was Tile Doctor Colour Grow, which is specifically designed to not only provide durable surface protection, but also to intensify the colour of the tiles. The sealer penetrates deep into the pores of the stone, providing water resistance and long-term protection from ingrained dirt and stains. As you can see from the photos, the sealer really helped to accentuate the fantastic natural colours in the Limestone. My client was very pleased with the final result, and was amazed by how quickly I had been able to improve the state of her floor which, with a colourful and shiny finish, has really brightened up the living room.

Kniphofia (Red Hot Poker): This frequently bi-colored flower makes a dramatic statement in the garden and is an ideal plant for those who are new to gardening. In fact, this plant is so easy to grow it has been described as “tough to kill.” It is fairly drought-resistant, plus hummingbirds and butterflies love it. It is best planted in early spring or late fall. When in bloom, the blossoms appear a bit like a hot poker or torch and for those feeling a bit of sadness saying good-bye to some of their lawn, note that these plants boast very “grass-like” leaves. The project’s starting point was to understand the building’s original post and beam structure and to use that internal logic to formulate a sympathetic remodel. With an emphasis on the upper back unit, the owner’s private residence within this recently purchased Edward Killingsworth triplex, the first order of business was to strip the excess out and to return the complex to something that resembled the original. With a limited budget, the tact was to restore where possible, and to insert where needed, but always with a sympathetic eye. The kitchen quickly became the primary focus and it was soon realized that by removing the division between the existing galley and family room that the essence of the structural system could be revealed. Once opened the datum of the layered beams was adhered to with the kitchen reinforcing this overhead water line. The primary internal wall was then highlighted with a new wood veneer with the refrigerator recessed (borrowing a bit of space from the master closet) and the existing heater chromed.

The Bunker House is a two-story house with a bomb shelter in the basement. A bunker house is a two-story residential building with a basement bomb shelter. In a short time, we had to equip the basement, master the "two walls" principle and properly seal the windows to protect ourselves and our family from the impact of the shock wave. Our priorities have changed when choosing a home - proximity to the city center or transportation hubs no longer matters. Moreover, SENCE ARCHITECTS also took care of other safety aspects. According to the rules, the storage has two distributed exits outside, each with light "hints" of the direction of evacuation. The basement area is sealed and equipped with a double ventilation system. This is a zone of guaranteed protection against missile attacks, poisonous or radioactive substances, combustion products, and bacteriological weapons. The first mode works on air recovery, providing a fresh flow of it in the absence of heat loss. The second is carried out by a filter ventilation unit — it cleans the outside air, and then distributes it to the compartments and creates excess pressure. Thus, contaminated air will not penetrate inside even through small cracks in protective structures. CONCEPTUAL SOLUTION The structures of the building itself are made of strong reinforced concrete — this way SENCE ARCHITECTS suggests abandoning "glass" facades. The number of windows has also been reduced: they will have a protective anti-shock film, and in case of an explosive wave, they will be closed with reinforced shutters made of fire-resistant plywood. At the entrance to the house and bomb shelter, armored doors are installed. Water is supplied from its own artesian well, electricity — from its own diesel power plant. This means that possible damage to infrastructure facilities will not affect the lives of residents in any way. The house is equipped with modern types of radio- and telephone communication, and satellite Internet, which will work even in the bomb shelter. The signaling and air-raid alert systems are to be installed too. The systems are powered autonomously and have backup channels. That made this project a perfect candidate for combining a 5kW continuous 24/7 and 365 days a year micro-hydro power system with solar thermal on the pool house, guest house, and main house. THE SETUP When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space. While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses. In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings! Design Objectives: Reimagine the basement layout, creating distinct zones for varied activities. Expand the workout area to accommodate new equipment, including a Smith machine. Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing. The homeowners sought to create a modest, modern, lakeside cottage, nestled into a narrow lot in Tonka Bay. The site inspired a modified shotgun-style floor plan, with rooms laid out in succession from front to back. Simple and authentic materials provide a soft and inviting palette for this modern home. Wood finishes in both warm and soft grey tones complement a combination of clean white walls, blue glass tiles, steel frames, and concrete surfaces. The homeowner wanted something different, out of the ordinary, as an entertainment center and bar combination that would add an unusual dimension to watching TV. It had to be in character with the rest of the residence, tastefully designed and executed to deliver the maximum effect. A two-piece combination bar and seating, coupled with a fireplace and large screen TV was designed. A system was designed and custom built cabinet consisting of a radius front entertainment center houses a large flat screen TV and enclosed stereo speakers on the top level, and a gas log fireplace below. A custom built see-through bar sports a matching radius front, plenty of storage, and room for three to eat, drink, and enjoy the warmth of the fireplace without missing any of the action on the TV. For even greater functionality, the TV is also viewable through the large opening in the bar while meals or snacks are prepared from the kitchen. Traffic flow is unique: access and egress between the bar front and TV can happen with ease around both sides of the bar, and the opening in the back of the bar provides for service both from and to the kitchen area. Because of the free and easy movement about the space, adequate lighting, and lack of combustibles at or on the fireplace, safety, as well as an ample use of space, are both achieved. Both pieces are custom fabricated from start to finish, and match each other identically in all respects. Both are constructed of clear cherry finish with a clear satin lacquer. Both enjoy chrome accents strips and custom crafted, glass cabinet doors with matching radii, and both are tastefully lit with accenting puck lights. The design and fabrication for both units shared issues in common as well as individually. The entertainment center was fabricated in the shop in three units and then assembled onsite. The opening for the flat screen TV had to be carefully considered as it too had a radius and therefore had to be designed so that the TV would fit. The entire bar system, except the countertop, had to be fabricated onsite due to the structural columns on either side between which the curved lower cabinets would rest. Then the countertop template was prepared, fabricated elsewhere, returned and installed. After the countertop was in place, the cabinetmaker had to wrap the two columns on either side as well as the overhead beam while making sure the joints at the columns and header maintained alignment. A complement of matching radii cabinet doors had to be constructed for both units. Radius glass inserts had to be ordered with precise dimensions to assure a perfect fit to openings with tight tolerances. Any mistake would have been expensive to correct. Because of the abundance of natural light into the space, the finishes had to be dead-on, otherwise every flaw would show. The custom walnut inlays were fabricated out of square stock, which protruded above the radius in each door. A jig matching the radius had to be designed and fabricated, then a router used to trim excess material and then sanded and finished. Solving the multitude of challenges associated with the project was one of the parts that made the project fun and interesting. The homeowners now can entertain every night.

A large master bathroom remodeled to fit our clients' needs. For this renovation, we replaced the large jacuzzi tub with a second vanity, exchanged the floor-to-ceiling shower doors with lower Starfire glass (which also prevents excess steam), a new shower bench and niche, as well as a new entryway to the walk-in closet. This new and improved master bath was then adorned with large dark grey floor tiles, dark grey painted walls and vanities, rich blonde maple doors, and artisanal pendant lights with sleek Edison bulbs. These wonderful clients returned to us for their newest home remodel adventure. Their newly purchased custom built 1970s modern ranch sits in one of the loveliest neighborhoods south of the city but the current conditions of the home were out-dated and not so lovely. Upon entering the front door through the court you were greeted abruptly by a very boring staircase and an excessive number of doors. Just to the left of the double door entry was a large slider and on your right once inside the home was a soldier line up of doors. This made for an uneasy and uninviting entry that guests would quickly forget and our clients would often avoid. We also had our hands full in the kitchen. The existing space included many elements that felt out of place in a modern ranch including a rustic mountain scene backsplash, cherry cabinets with raised panel and detailed profile, and an island so massive you couldn’t pass a drink across the stone. Our design sought to address the functional pain points of the home and transform the overall aesthetic into something that felt like home for our clients. For the entry, we re-worked the front door configuration by switching from the double door to a large single door with side lights. The sliding door next to the main entry door was replaced with a large window to eliminate entry door confusion. In our re-work of the entry staircase, guesta are now greeted into the foyer which features the Coral Pendant by David Trubridge. Guests are drawn into the home by stunning views of the front range via the large floor-to-ceiling glass wall in the living room. To the left, the staircases leading down to the basement and up to the master bedroom received a massive aesthetic upgrade. The rebuilt 2nd-floor staircase has a center spine with wood rise and run appearing to float upwards towards the master suite. A slatted wall of wood separates the two staircases which brings more light into the basement stairwell. Black metal railings add a stunning contrast to the light wood. Other fabulous upgrades to this home included new wide plank flooring throughout the home, which offers both modernity and warmth. The once too-large kitchen island was downsized to create a functional focal point that is still accessible and intimate. The old dark and heavy kitchen cabinetry was replaced with sleek white cabinets, brightening up the space and elevating the aesthetic of the entire room. The kitchen countertops are marble look quartz with dramatic veining that offers an artistic feature behind the range and across all horizontal surfaces in the kitchen. As a final touch, cascading island pendants were installed which emphasize the gorgeous ceiling vault and provide warm feature lighting over the central point of the kitchen. This transformation reintroduces light and simplicity to this gorgeous home, and we are so happy that our clients can reap the benefits of this elegant and functional design for years to come.
