You can be fully involved in what’s playing on the TV and keep an eye on the kids at the same time thanks to the impressive surround sound and the structural column wrapped with nice wood Mill work which provides a soft separation between this area and the children’s play area.

This Milford French country home’s 2,500 sq. ft. basement transformation is just as extraordinary as it is warm and inviting. The M.J. Whelan design team, along with our clients, left no details out. This luxury basement is a beautiful blend of modern and rustic materials. A unique tray ceiling with a hardwood inset defines the space of the full bar. Brookhaven maple custom cabinets with a dark bistro finish and Cambria quartz countertops were used along with state of the art appliances. A brick backsplash and vintage pendant lights with new LED Edison bulbs add beautiful drama. The entertainment area features a custom built-in entertainment center designed specifically to our client’s wishes. It houses a large flat screen TV, lots of storage, display shelves and speakers hidden by speaker fabric. LED accent lighting was strategically installed to highlight this beautiful space. The entertaining area is open to the billiards room, featuring a another beautiful brick accent wall with a direct vent fireplace. The old ugly steel columns were beautifully disguised with raised panel moldings and were used to create and define the different spaces, even a hallway. The exercise room and game space are open to each other and features glass all around to keep it open to the rest of the lower level. Another brick accent wall was used in the game area with hardwood flooring while the exercise room has rubber flooring. The design also includes a rear foyer coming in from the back yard with cubbies and a custom barn door to separate that entry. A playroom and a dining area were also included in this fabulous luxurious family retreat. Stunning Provenza engineered hardwood in a weathered wire brushed combined with textured Fabrica carpet was used throughout most of the basement floor which is heated hydronically. Tile was used in the entry and the new bathroom. The details are endless! Our client’s selections of beautiful furnishings complete this luxurious finished basement. The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S. Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building. On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property. Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day. In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house. From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.
