The finishes were selected from a driftwood palate as a nod to the beach one block away, The limestone floor (beyond practical) dares all to find the sand traveling in on kids' feet. They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen. This small studio has everything! It includes apartment size small white appliances, stunning colors (Diamond Cloud Gray cabinets), and great storage solutions! Besides the beauty of the turquoise backsplash and clean lines this small space is extremely functional! Warm wood boxes were custom made to house all of the cooking essentials in arms reach. The cabinets flow completely to the ceiling to allow for every inch of storage space to be used. Grey cabinets are even above the kitchen window. This 4,800 square-foot guesthouse is a three-story residence consisting of a main-level master suite, upper-level guest suite, and a large bunkroom. The exterior finishes were selected for their durability and low-maintenance characteristics, as well as to provide a unique, complementary element to the site. Locally quarried granite and a sleek slate roof have been united with cement fiberboard shingles, board-and-batten siding, and rustic brackets along the eaves. The public spaces are located on the north side of the site in order to communicate with the public spaces of a future main house. With interior details picking up on the picturesque cottage style of architecture, this space becomes ideal for both large and small gatherings. This penthouse we staged at the start of November 2015 has been lingering on the market for about 2 years prior to our meeting the owner. It is located in the exclusive Dubai Marina district among a few other select buildings and is currently for sale with Verzun on a POA (Price on application) basis due to its unique stature and lifestyle element which removes it from the “square foot” mentality and elevates it from its competition within the same building. The penthouse was renovated prior to staging, and the apartment itself displays a fresh and modern look whilst keeping its classic and initial fit out and design. Although a few key elements of the penthouse’s original architecture were retained, this neo-classical approach we decided on contributed to the dwellings select and sophisticated appeal numerous novel and sharply modern features which are also present around the residence, thus safeguarding its uniqueness and extremely fascinating form. Swaggering 14,000 square feet this splendid home is apposite to a family as much as it is for the traveling executive who desires an exclusive and ultra-private address in Dubai. We are extremely proud of this client home as it was done during the 1st shutdown in 2020 while working remotely! Working with our client closely, we completed all of their selections on time for their builder, Broadview Homes. Combining contemporary finishes with warm greys and light woods make this home a blend of comfort and style. The white clean lined hoodfan by Hammersmith, and the floating maple open shelves by Woodcraft Kitchens create a natural elegance. The black accents and contemporary lighting by Cartwright Lighting make a statement throughout the house. We love the central staircase, the grey grounding cabinetry, and the brightness throughout the home. This home is a showstopper, and we are so happy to be a part of the amazing team!

As written in Northern Home & Cottage by Elizabeth Edwards In general, Bryan and Connie Rellinger loved the charm of the old cottage they purchased on a Crooked Lake peninsula, north of Petoskey. Specifically, however, the presence of a live-well in the kitchen (a huge cement basin with running water for keeping fish alive was right in the kitchen entryway, seriously), rickety staircase and green shag carpet, not so much. An extreme renovation was the only solution. The downside? The rebuild would have to fit into the smallish nonconforming footprint. The upside? That footprint was built when folks could place a building close enough to the water to feel like they could dive in from the house. Ahhh... Stephanie Baldwin of Edgewater Design helped the Rellingers come up with a timeless cottage design that breathes efficiency into every nook and cranny. It also expresses the synergy of Bryan, Connie and Stephanie, who emailed each other links to products they liked throughout the building process. That teamwork resulted in an interior that sports a young take on classic cottage. Highlights include a brass sink and light fixtures, coffered ceilings with wide beadboard planks, leathered granite kitchen counters and a way-cool floor made of American chestnut planks from an old barn. Thanks to an abundant use of windows that deliver a grand view of Crooked Lake, the home feels airy and much larger than it is. Bryan and Connie also love how well the layout functions for their family - especially when they are entertaining. The kids' bedrooms are off a large landing at the top of the stairs - roomy enough to double as an entertainment room. When the adults are enjoying cocktail hour or a dinner party downstairs, they can pull a sliding door across the kitchen/great room area to seal it off from the kids' ruckus upstairs (or vice versa!). An extreme renovation makeover for my clients teenagers bathroom. We expanded the footprint and upgraded all facets of the existing space. We selected a more mature, sophisticated, spa like vibe that fit her likes and needs, while maintaining a modern, subdued palette that was calming + inviting and showcased the sculptural elements in the room. There really was nowhere but up to go in this space.

White floors can be challenging to use, but when pulled off correctly are extremely rewarding. An instant statement-maker, they often present the challenge of maintenance. For Nordland, we specifically created a slightly weathered pattern with darker knots, so that they do not reveal dirt as quickly. REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6" or 7" widths, and 36" or 48" lengths. For Modin, we designed our planks to be 9" wide, and 60" long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin. DESIGNS THAT INSPIRE We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Focusing on timeless wire-brush and European Oak styles, as well as more contemporary modern washes, our collection offers truly beautiful design that is both functional and inspiring.
