The small "old fashioned" 1920's kitchen was outdated by today's standards for the client who loved this look, but not the inconveniences that went with it. The original breakfast room and butler’s pantry (after much discussion concerning honoring the original floor plan!) was incorporated into the new space by removal of the wall that separated them from the kitchen. In this home renovation, we were hired to project manage and design a new kitchen, mudroom, first floor bathroom, and guest bathroom. We were also hired to stage the entire house for sale. The final result was a white kitchen and white subway tiled bathroom which created a clean and fresh modern feel even though the house was originally from the 1890s. Inspiration for a transitional bathroom remodel in Los Angeles

The Challenge This beautiful waterfront home was begging for an update. Our clients wanted a contemporary design with modern finishes. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted! Our Solution With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work. In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date. In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator. Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking. In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system. Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area. Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway. Exceptional Results Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. Designed and built by Terramor Homes in Raleigh, NC. In continuing the retreat feel, the goal in the master bath was to achieve a spa like feel. Inspired to incorporate the spa together with the tone of the rest of the home, the main focal element was a gorgeous free standing oval tub centered in the room under the vault of the ceiling and an 8 foot tall and 5 foot wide casement window that overlooks the river and greenway area behind the home. Directly across, the 6 foot by 6 foot full glass and glass tile was located- sharing the view out of the large windows. Flanking the tub are the adult height cabinets with large square legs and a shelf underneath, similar to the spa look that is expected. A full height cabinet pantry was added to encourage storage or rolled towels, bathing accessories and additional storage as well. The entire room was finished with a chocolate brown, 18” x 12” tile, laid in a brick pattern and continued up the walls for the consistent and clean look. Centered in the vault, a large, linen drum pendant with chrome trim drops- bringing elegance to the space. Small shelves were built at the bottom of each side of the vaulted ceiling to house the LED lighting that shines up the vaults of the ceiling, again replicating natural day light at any time of day. For instance, the 5’ galley workstation stands apart with grain-matched walnut cabinetry and stone wrap detail for a furniture-like feeling. The mid-century architecture continued to be an emphasis through design details such as a flush venting system within a drywall structure that conscientiously disappears into the ceiling affording the existing post-and-beams structures and clerestory windows to stand in the forefront. Along with celebrating the characteristic of the mid-century home the clients wanted to bring the outdoors in. We chose to emphasis the view even more by incorporating a large window centered over the galley kitchen sink. The final result produced a translucent wall that provokes a dialog between the outdoor elements and the natural color tones and materials used throughout the kitchen. While the natural light and views are visible because of the spacious windows, the contemporary kitchens clean geometric lines emphasize the newly introduced natural materials and further integrate the outdoors within the space. The clients desired to have a designated area for hot drinks such as coffee and tea. To create a station that could house all the small appliances & accessories and was easily accessible we incorporated two aluminum tambours together with integrated power lift doors. The first phase of the renovation involved redistributing the space to add a second bathroom, with one of them becoming an en-suite connected directly to the master bedroom. This addition significantly improved comfort and privacy, allowing each bedroom to have its own bathroom. Additionally, a new laundry area was created, providing a dedicated space for the washing machine, water heater, and cleaning supplies, optimizing the home's functionality without compromising aesthetics. ### Flooring and Visual Continuity: The old dark, square-patterned flooring was replaced with porcelain tiles that mimic the texture and tone of wood.
