The 2025 Southern Living Idea House is a cozy retreat settled on five acres of woodsy land near Charlottesville, Virginia. It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply. The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia. Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s. The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch. The residents of Lake Burton are a mix of permanent residents and seasonal vacationers who together make-up the Lake Burton Civic Association, a local organization who goal is to maintain the lake through volunteer clean-ups and other such events. “Greensboro’s Grandest House” was recently selected as the 2013 ShowHouse presented by the Junior League of Greensboro and national media sponsor Traditional Home. Among the local and national design talent featured in this special fundraising event was design duo Patti Allen and Stephanie James of Furnitureland South, who transformed the estate’s patio into a classic, colorful and cozy space. Built in the early 1920s, the Adamsleigh estate is more than 15,000 square feet and covers 13.5 acres that include pools, a lake, tennis courts, a stone gazebo and a five-car garage. The 30×60 patio presented a special design challenge – the space was in disrepair and sat unevenly on a downward slope. Rising to the challenge, Patti and Stephanie partnered with Outer Space Landscapes to change the elevation of the patio in order to draw attention to the focal point and inspiration of the project: a beautiful canopy sofa by Century Furniture. The addition of 6 tons of landscaping material included Pennsylvania blue stone, pebbles, sand, cherry trees, azaleas and geraniums all blooming in the colors of the latest Sunbrella fabrics featured in the outdoor furnishings: crisp, sandy white, fuchsia and tangerine. Patti and Stephanie wanted to showcase clean and classic outdoor style with an edge of color and unexpected elements. Playful ottomans by Baker float in the space for multiple functions, adding an extra pop of color to the sophisticated setting which includes a dining table by Oscar de la Renta, organic spot tables from Phillips Collection, and daybeds and seating from Century Furniture. A family of five, who lives in a prestigious McLean neighborhood, was looking to renovate and upgrade their 20-year-old kitchen. Goals of the renovation were to move the cooktop out of the island, install all professional-quality appliances, achieve better traffic flow and update the appearance of the space. The plan was to give a French country look to this kitchen, by carrying the overall soft and creamy color scheme of main floor furniture in the new kitchen. As such, the adjacent family room had to become a significant part of the remodel. The back wall of the kitchen is now occupied by 48” professional range under a custom wood hood. A new tower style refrigerator covered in matching wood panels is placed at the end of the run, just create more work space on both sides of the stove. The large contrasting Island in a dark chocolate finish now offers a second dishwasher, a beverage center and built in microwave. It also serves as a large buffet style counter space and accommodate up to five seats around it. The far wall of the space used to have a bare wall with a 36” fireplace in it. The goal of this renovation was to include all the surrounding walls in the design. Now the entire wall is made of custom cabinets, including display cabinetry on the upper half. The fireplace is wrapped with a matching color mantel and equipped with a big screen TV. Smart use of detailed crown and trim molding are highlights of this space and help bring the two rooms together, as does the porcelain tile floor. The attached family room provides a casual, comfortable space for guest to relax. And the entire space is perfect for family gatherings or entertaining.

A 1900 sq. ft. family home for five in the heart of the Flatiron District. The family had strong ties to Bali, going continuously yearly. The goal was to provide them with Bali's warmth in the structured and buzzing city that is New York. The space is completely personalized; many pieces are from their collection of Balinese furniture, some of which were repurposed to make pieces like chairs and tables. The rooms called for warm tones and woods that weaved throughout the space through contrasting colors and mixed materials. A space with a story, a magical jungle juxtaposed with the modernism of the city.

Five years after completing phase one, the homeowner contacted us to create a large outdoor living space. The living space included a Unilock Elements Fireplace flanked with wood boxes and custom seating wall; this created a courtyard atmosphere. A Unilock Copthorne paver detail was designed to create a throw rug effect for the dining table and outdoor seating around the fireplace. Unilock Umbriano pavers created an elegant look around the patio while providing durability for years to come, compared to a poured concrete product. A custom covered roof created some shade for the backyard which typically is in full sun all day.
