The homeowners wanted to keep all the trees and create a symmetrical pool. He wanted symmetry but not a boring rectangle and she wanted pretty. The curved back wall was to flow with the trees, help avoid trees and maximize the space. The Black Pebble and dark tile were chosen to be more reflective and organic. The spa was round to provide better access off the porch. The vanishing edge effect also brought the reflection of the trees into the home, raised 18" gave great access and a wonderful focal point. The yard grade could not be modified with the trees so the pool drop beam minimized the wall requirements and provided an excellent seat to watch the golf course. A second wall kept the grade to a maximum of 24" drop and connected to the existing wall that we kept. Flanking both sides of the spa were tanning ledges for many to relax, accented by LED gushers. The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids!
For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

This home was designed with both style and function in mind to create both a warm and inviting living space.

This small kitchen space needed to have every inch function well for this young family. By adding the banquette seating we were able to get the table out of the walkway and allow for easier flow between the rooms. Wall cabinets to the counter on either side of the custom plaster hood gave room for food storage as well as the microwave to get tucked away. The clean lines of the slab drawer fronts and beaded inset make the space feel visually larger.

The existing condo layout for the Kitchen, Dining Room, and Family Room had a great flow to begin with. The fireplace was added and enhanced with a black accent wall to relate to the black kitchen cabinets. This created space to showcase artwork on the left and open shelving on the right of the fireplace. Deep brown leather sofas and custom end tables support the color palette and bring warmth to the space.

The objective was to create a warm neutral space to later customize to a specific colour palate/preference of the end user for this new construction home being built to sell. A high-end contemporary feel was requested to attract buyers in the area. An impressive kitchen that exuded high class and made an impact on guests as they entered the home, without being overbearing. The space offers an appealing open floorplan conducive to entertaining with indoor-outdoor flow.
Due to the spec nature of this house, the home had to remain appealing to the builder, while keeping a broad audience of potential buyers in mind. The challenge lay in creating a unique look, with visually interesting materials and finishes, while not being so unique that potential owners couldn’t envision making it their own. The focus on key elements elevates the look, while other features blend and offer support to these striking components. As the home was built for sale, profitability was important; materials were sourced at best value, while retaining high-end appeal. Adaptations to the home’s original design plan improve flow and usability within the kitchen-greatroom. The client desired a rich dark finish. The chosen colours tie the kitchen to the rest of the home (creating unity as combination, colours and materials, is repeated throughout).

Natural stone and free flowing live edge wood cut bar top are the focus in this pool/bar room. LVP flooring in a light warm driftwood color is a beautiful accent color with the Chilton Woodlake blend stone back bar wall.

This family expanded their living space with a new family room extension with a large bathroom and a laundry room. The new roomy family room has reclaimed beams on the ceiling, porcelain wood look flooring and a wood burning fireplace with a stone facade going straight up the cathedral ceiling. The fireplace hearth is raised with the TV mounted over the reclaimed wood mantle. The new bathroom is larger than the existing was with light and airy porcelain tile that looks like marble without the maintenance hassle. The unique stall shower and platform tub combination is separated from the rest of the bathroom by a clear glass shower door and partition. The trough drain located near the tub platform keep the water from flowing past the curbless entry. Complimenting the light and airy feel of the new bathroom is a white vanity with a light gray quartz top and light gray paint on the walls. To complete this new addition to the home we added a laundry room complete with plenty of additional storage and stackable washer and dryer.

This Master Suite while being spacious, was poorly planned in the beginning. Master Bathroom and Walk-in Closet were small relative to the Bedroom size. Bathroom, being a maze of turns, offered a poor traffic flow. It only had basic fixtures and was never decorated to look like a living space. Geometry of the Bedroom (long and stretched) allowed to use some of its' space to build two Walk-in Closets while the original walk-in closet space was added to adjacent Bathroom. New Master Bathroom layout has changed dramatically (walls, door, and fixtures moved). The new space was carefully planned for two people using it at once with no sacrifice to the comfort. New shower is huge. It stretches wall-to-wall and has a full length bench with granite top. Frame-less glass enclosure partially sits on the tub platform (it is a drop-in tub). Tiles on the walls and on the floor are of the same collection. Elegant, time-less, neutral - something you would enjoy for years. This selection leaves no boundaries on the decor. Beautiful open shelf vanity cabinet was actually made by the Home Owners! They both were actively involved into the process of creating their new oasis. New Master Suite has two separate Walk-in Closets. Linen closet which used to be a part of the Bathroom, is now accessible from the hallway. Master Bedroom, still big, looks stunning. It reflects taste and life style of the Home Owners and blends in with the overall style of the House. Some of the furniture in the Bedroom was also made by the Home Owners.

THE JASMINE: A 3BR/2.5BA open split plan that flows from the entry foyer through the open living area into the kitchen & dining area. The breakfast bar overlooks the living room creating the feel of more space. The private master suite has a luxurious bath with an oversized zero entry shower, jetted tub, separate vanities & a large walk-in closet. One wall within the master bath is covered in mosaic tile. The home also features wood floors, granite counters, and a large screened in patio with fireplace, office/computer room & much more. This "His" and "Hers" master bathroom is the perfect mix of masculine and feminine. The Glam comes in through the sparkling glass framed mirrors, silver jewelry-like pulls and the luxury of double shower heads and bath with hand-shower. What makes Him happy is the use of natural materials such as travertine and driftwood, clean lines and the ample, easy-to-access storage. What makes Her happy, here is no more clutter on the counter with everything within easy reach. Another great thing about this bathroom is the neutral finishes would be equally beautiful with peaceful blue-green walls or fiery burnt orange ones.

This stunning apartment is situated in the heart of Sydney, at the famous Finger Wharf in Woolloomooloo Bay. This beautiful Edwardian structure is the longest timbered-piled wharf in the world and was completed in 1915.
The client wanted the design and feel of the apartment to recreate the original turn of the century warehouse state. The brief called for an industrial vibe to be created which would complement the original façade and common areas of the building to the new interior of the apartment.

In the children's bathroom, Franklin kept to a partial wall design for the shower, capping the top of it off with a band of reclaimed timber. the transom window extends above to maximize the natural light flowing into the room.

This 1990s brick home had decent square footage and a massive front yard, but no way to enjoy it. Each room needed an update, so the entire house was renovated and remodeled, and an addition was put on over the existing garage to create a symmetrical front. The old brown brick was painted a distressed white.
The 500sf 2nd floor addition includes 2 new bedrooms for their teen children, and the 12'x30' front porch lanai with standing seam metal roof is a nod to the homeowners' love for the Islands. Each room is beautifully appointed with large windows, wood floors, white walls, white bead board ceilings, glass doors and knobs, and interior wood details reminiscent of Hawaiian plantation architecture.
The kitchen was remodeled to increase width and flow, and a new laundry / mudroom was added in the back of the existing garage. The master bath was completely remodeled. Every room is filled with books, and shelves, many made by the homeowner.
