The most recent project features their master bath, a room they have been wanting to tackle for many years. We think it was well worth the wait! It started off as an outdated space with an enormous platform tub open to the bedroom featuring a large round column. The open concept was inspired by island homes long ago, but it was time for some privacy. The water closet, shower and linen closet served the clients well, but the tub and vanities had to be updated with storage improvements desired. The clients also wanted to add organized spaces for clothing, shoes and handbags. Swapping the large tub for a dainty freestanding tub centered on the new window, cleared space for gorgeous his and hers vanities and armoires flanking the tub. The area where the old double vanity existed was transformed into personalized storage closets boasting beautiful custom mirrored doors. The bathroom floors and shower surround were replaced with classic white and grey materials. Handmade vessel sinks and faucets add a rich touch. Soft brass wire doors are the highlight of a freestanding custom armoire created to house handbags adding more convenient storage and beauty to the bedroom. Star sconces, bell jar fixture, wallpaper and window treatments selected by the homeowner with the help of the talented Lisa Abdalla Interiors provide the finishing traditional touches for this sanctuary.

Greenleaf Construction | HomeGreenleaf Construction is fortunate to have a long history of building for architects, designers, and engineers for their own homes. This single story addition was brought to life with the design and vision of two architects for their own home: Khanh Uong of Design Develop and Dana Tharrett of JP2 Architects.
The addition now houses a large kitchen drenched in natural light, a walk-in pantry and a powder room. In the kitchen, Custom Fit Cabinetry supplied the fabricated Rehau acrylic laminate custom cabinetry, accented with glossy white acrylic wall cabinets and touch latches. While the floors are a large format porcelain tile, the sink wall is accented with glass geometric tile and marble hexagon above the range.
The cathedral ceiling with flush track lights recessed into the ceiling and the custom floating shelves with integrated linear lighting all lend to the clean and minimal design.
The pantry is accessed by a trimless pocket door, custom stained wood open shelves and acrylic base cabinets and wood countertops.
The exterior is finished with James Hardi architectural series shiplap siding with mitered corner while the full bed stone water table ties in the addition to the existing house.
Tile Doctor LtdThis client owned a property in Haringey, North London, which had a classic Victorian tiled floor laid in the hallway. Unfortunately, the floor was in a bad state, the tiles were dull and dirty and there was a missing section by the bottom of the stairs that had been back filled with cement. Fortunately for him however his neighbour decided to remove their front path which was made with matching tiles and so he was able acquire replacements from him. He then contacted us to see if we could use those tiles to fill in the missing ones and revive the whole floor with a clean and seal at the same time.
Before quoting for the restoration work, I paid a visit to the property to survey the floor. I can give quotes from photographs, but much prefer to visit and conduct a test clean, and in this case, I was able to check the spare tiles he had acquired. From that I emailed a quote which the client was happy with, so we arranged a date to return and do the work.
This was a large job, so I teamed up with Jackson Davis the Central London Tile Doctor and whilst Jackson started on cleaning the floor, I took the reclaimed tiles outside and carefully grinded off the excess cement and adhesive from them and cleaned them by hand. We managed to do this by about 3pm. Jackson and I work on a lot of jobs together so it made sense to work as a bubble from the beginning of Covid so we could continue to work together, with two of us on the job it also means we can get the job done quicker.
Cleaning the floor involved applying a 200-grit diamond burnishing pad to the tile lubricated with a strong dilution of Tile Doctor Remove and Go, the slurry was then rinsed off the floor with more water and then extracted with an industrial vacuum. The process was repeated on stubborn areas until we were satisfied the tiles were really clean.
We then moved onto carefully removing the cement from the floor at the bottom of the stairs and cleaning up the base. Once done the newly renovated replacement tiles were laid in place using a rapid setting adhesive which meant they could be grouted later that day before heading home. The floor was then left overnight to dry off.
We then returned the following day and took some moisture readings with the damp meter. The readings were within the expected range, so we were good to go ahead and apply the sealer. If the floor is not dry the seal will not cure properly, and this can lead to a patchy finish.
Three coats of Tile Doctor Colour Grow were applied to seal the tiles. This is a colour intensifying impregnating sealer that works from with and will gives the Victorian tiles durable protection, ideal for a high traffic area such as the hallway. In addition, Colour Grow is a fully breathable sealer so it will allow for moisture to rise through the tile and evaporate, this is critical for floors of this age that will not have the benefit of a damp proof membrane installed under the floor.
The hallway is now looking transformed by the work we did, we certainly thought so, but more importantly our client was very happy with the result and now has the floor he hoped for.

The Interior Design
Family, friends and soon-to-be friends are welcomed into this updated version of a French country farmhouse through a bricked archway and a solid arch-top entry door. Once inside, a sweeping gallery of windows adorned with flower-filled window boxes sets a nice foreground to the ponderosa pine forest. A great room with a two-story, lime-washed, brick fireplace sits juxtaposed to a cozy farm-styled kitchen with large island, plenty of storage and a Pikes Peak view. This family home features a simple, clean design with warm, wooden beams and solid, white-oak flooring. This home is designed to be lived in. Wherever you go, downstairs, upstairs or out on the porch, this home wraps around you and is a delightful place to enjoy.
Brandner DesignThis is a very custom Wine cellar that Brandner Design was fortunate enough to collaborate on with CLB Architects from Jackson Hole WY. Brandner Design built much of the architectural steel, doors, furniture and accents.
Melanie Roy DesignMelanie's inspiration for this sunroom was the grand era of the 1920’s when the prosperous gold coast of Long Island was built. The Sun Room pays homage to the glamorous, opulent lifestyles of the wealthy industrialists who were the residents of the Gold Coast estates in the 1920’s. We preserved the original aged brick walls and intricate metal work in the windows and chose materials for the room that would reflect and refresh the original design. Melanie chose two teal and white Mamounia rugs from The Rug Company in silk and wool to reflect the pattern in the metal work on the windows. Natural light was a major component when designing the sun room so we used reflective objects from mirrored pillows, brass light fixtures, brass objects in addition to a huge brass wall mirror to capture the natural sun light in the room. The estate is set on 6 rolling acres of land, so we used oversized planters with boxwood, and a huge aceda palm tree in the oversized ottoman to bring that outdoors into the room. A one-of-a-kind natural, driftwood table with teal resin from Andrianna Shamara's brings more nature into the room and sits in front of the waterproof Vondom sofa which was custom-made in Valencia Spain. All of the seating in the Sun Room is outdoor furniture and waterproof. A huge Brass sputnik light fixture sits above the sun room reflecting more light into the large brass mirror. An Ironies honeycomb table brings in texture to the room and holds reflective brass candlesticks and large piece of turquoise Slag Glass sits on an Oscar De La Renta book, another American style icon. A Milo Baughman brass bar carts holds a Christofle Martini shaker, martini glasses and a Gabriella Crespi brass and crystal ice bucket would service the captains of industries who displayed their fortunes from the industrial revolution with lavish parties in the their grand estates to celebrate the opportunities and accomplishments that they had worked so hard to achieve. The unprecedented economic prosperity was a distinctly unique aspect of Americana when wealthy industrialists, a hard working generation, helped promote American design and American Dreams. Home Sweet StageA new-to-me realtor calls Tuesday mid-day asking about my services. The phone call quickly turned into a 'yes' but I mentioned unless I do this 'tomorrow', it couldn't get done until next week Tuesday or Wednesday due to other obligations.
It's in Cayucos, which poses another issue - do I make the trip up to preview (it's an hour away, do I have time), or can I get what I need off of the internet?
AND we had rain to contend with... it's never easy to stage in the rain.
Fortunately I'm a very spatially-minded person and could make my plans based on the existing internet photos. A girl needs her plans!
So Wednesday, between the spurts of rain, my sons and I spend all morning packing for this stage, and Wednesday afternoon / into evening my sons and I head out, unload, and stage this beautiful.... no..... GORGEOUS home ON THE WATER in Cayucos. WOW!!!
The boys told me upon arrival: 'We should buy this!' I'm thinking the same thing!
So, in retrospect, this stage was a vacant, sight-unseen home, and within about 24 hours went from realtor request to stage-done status.
Please forgive the darkness of the photos, it was 6:30 at night when we were done, it was dark!
