All lighting was specially ordered off island and saved up to $4,500 on lighting cost alone. Motherofpeal fixtures perfectly matched a clean and beach vibe to the decor. A well balanced appeal was very delicate to navigate through the desire of the owner to a very contemporary look while remaining 'beachy'. Fortunately, there are plenty of reasonably priced local vendors for coconut palm crafted figures, antique artwork and nostalgia, was well below the cost of ordering from the mainland. All wood, again, to match teak tone.

This 1880's monumental ( 10' x 6') figural panel was designed by Elihu Vedder and attributed to fabrication by Tiffany Studios. It once graced a now demolished mansion in Tarrytown, NY. Due to severe bowing, broken or missing glass, and structural failure, the entire window was carefully taken apart and cleaned. Special glass was made to match existing for some replacements. All the lead caming and support bars were replaced, A new thermally insulated triple glazed frame was designed and installed to mount and safely protect the stained glass artwork. This partially wooded, acre and a half lot in West Dundee presented many challenges. The clients began working with a Landscape Architect in the early spring, but after not getting the innovative ideas they were seeking, the home builder and Architect suggested the client contact our landscape design/build firm. We immediately hit it off with the charismatic clients. They had a tall order for us: complete the design and implement the construction within a three month period. For many projects this would be a reasonable time frame. However construction delays and the coordination of multiple trades left a very short window to complete the work. Beyond the tight time frame the site required specific care in preserving the many mature surrounding trees, as well as addressing a vast grade change. Over fifteen feet of grade change occurs from one end of this woodland property to the other. All of these constraints proved to be an enormous challenge as we worked to include and coordinate the following elements: the drive layout, a dramatic front entry, various gardens, landscape lighting, irrigation, and a plan for a backyard pool and entertainment space that already had been started without a clear plan. Fortunately, the client loved our design ideas and attention to detail and we were able to mobilize and begin construction. With the seamless coordination between our firm and the builder we implemented all the elements of this grand project. In total eight different crews and five separate trades worked together to complete the landscape. The completed project resulted in a rewarding experience for our firm, the builder and architect, as well as the client. Together we were able to create and construct a perfect oasis for the client that suited the beautiful property and the architecture of this dream home.

This full landscaping renovation didn’t come without its challenges. The project included plants, lawn area, natural boulder steps, flagstone on the concrete front walk, large flagstone patio on the stone dust, parged block walls, a paver driveway, a gravel drainage area, landscaping lighting and irrigation. A sizable project for a small area, we wanted to focus on meeting the client’s expectations in both cost and end results. Some changes in scope were made but fortunately did not cause any delays in installation. The final product resulted in a sanctuary like space for the client to enjoy for years to come.

The kitchen needed to be lightened and brightened. Out with the dark mid-toned brown wood cabinets and in with freshly painted white cabinets. I transformed the counter area by having an all neutral backsplash for a clean and revived base. I added modern pendant lighting over the island and light wooden Hickory stools decorated with orange accents which gave it a fresh updated look. The owner is a lover of nature and animals, so I wanted to create a casual dining area with a modern twist especially since the space looks out onto the beautifully landscaped backyard. It was a natural choice for the owner to select art featuring two large aviaries filled with a colorful palette of birds, as she has a parrot of her own. Placing an elliptical Julian Chichester table and bright orange Design Within Reach chairs with a whimsical chandelier and vibrant patterned drapes gave the dining area a cheerfully updated look without spending a fortune.

This fun project turned a cold, drafty attic into a family gathering space which functions as an effective “hat” on the house. Structural, mechanical, and spatial gymnastics were required to beef up the floor joists and rafters, relocate ducts, and provide a code-approved stair. The old subfloor was repurposed as interior cladding, contrasting nicely with the painted built-ins. Roundhay is an affluent area of North Leeds which is well-known for the fantastic Roundhay Park. The park is large enough to contain two lakes, extensive woodland, formal gardens and even golf courses! It’s the premier attraction for anyone fortunate enough to live in the area, or anyone visiting from nearby. I recently visited a customer who lives in Roundhay and was looking for help in restoring the small Victorian tiled entranceway at the front of her house. The tiles were in a shocking state, but it’s not hard to imagine why – the entrance to a house receives a lot of foot traffic and is not typically taken care of regularly. These tiles were also marked with paint splashes left over from decoration work, making them look even worse. The appearance of the entranceway did not set the right standard for the rest of the house, so the property owner was keen to have it restored professionally. I informed the customer that I could have the tiles rejuvenated within a day’s work. To begin, I used a scrapper and wire wool brush to manually remove some of the most stubborn paint marks. Following this, I applied a strong solution of Tile Doctor Remove and Go, before leaving the product to dwell for about an hour. Remove and Go is multi-purpose stripping agent that can remove any adhesive and paint deposits, as well as many types of old coatings and sealers. To work the product deep into the tiles, I agitated with an abrasive cleaning pad and then rinsed the area with fresh water. This had the desired affect and all the unsightly paint marks were removed. Next, I gave the floor another thorough clean to remove any general muck and ingrained dirt. This was done using our high-alkaline cleaner, which we typically use on Victorian tiles, known as Tile Doctor Pro-Clean. In fact, Pro-Clean is a very reliable cleaner for all types of tile and grout including natural stone, Limestone, Slate and Travertine, amongst others. Since I told the customer I would able to finish the job within a day, I dried the floor quickly using a heat gun so it could be sealed there and then. To seal the floor, I applied four coats of Tile Doctor Seal and Go, which is a topical sealer formulated to provide maximum protection along with a high-quality, low sheen finish. As you can see from the photos above, the entranceway was absolutely transformed. These tiles are now a true asset to the rest of the property, rather than looking out of place! I’m please to say my customer was amazed by how quickly such a big difference could be made and left the following glowing feedback. I can’t believe the before and after pictures. The restoration of the tiles is top quality, they are so much brighter and richer in colour – especially without the garage paint hiding the detail! A new-to-me realtor calls Tuesday mid-day asking about my services. The phone call quickly turned into a 'yes' but I mentioned unless I do this 'tomorrow', it couldn't get done until next week Tuesday or Wednesday due to other obligations. It's in Cayucos, which poses another issue - do I make the trip up to preview (it's an hour away, do I have time), or can I get what I need off of the internet? AND we had rain to contend with... it's never easy to stage in the rain. Fortunately I'm a very spatially-minded person and could make my plans based on the existing internet photos. A girl needs her plans! So Wednesday, between the spurts of rain, my sons and I spend all morning packing for this stage, and Wednesday afternoon / into evening my sons and I head out, unload, and stage this beautiful.... no..... GORGEOUS home ON THE WATER in Cayucos. WOW!!! The boys told me upon arrival: 'We should buy this!' I'm thinking the same thing! So, in retrospect, this stage was a vacant, sight-unseen home, and within about 24 hours went from realtor request to stage-done status. Please forgive the darkness of the photos, it was 6:30 at night when we were done, it was dark!

This North Shore of Boston client wanted to make a change; she decided to purchase a seaside antique home and was up for the challenge to re-design and remodel. Her plan involved re-locating her mother from Florida to the newly added wing of the house when the remodel was in full swing. We believed that what was standing between our client and the kitchen of her dreams was a well thought out, creative design and a wall or two… Once outdated and worn, this 1830 antique kitchen was closed off from the family room and dining spaces. The newly re-configured kitchen with re-claimed wide-plank wood floors and restorations to wood cladding on the ceiling, beam and open corner shelving really warmed up the room and welcomes friends, neighbors and relatives. Wood bead board paneling around the island cabinetry along with mixed metals, tie in nicely with the stunning soapstone countertops with distinctive copper-colored veining, creating a beautiful vintage appeal. Styled to look like an old-fashioned stove, this steel range boasts modern conveniences such as dual-fuel (gas burners and electric oven) and a convection oven crowned by a custom steel hood adorned with rivets and metal trims. To enrich the vintage feel, a white farm-style fire clay apron sink was installed that also evokes a classic and time- honored feel. Although the process was daunting as it presented several challenges, it was a rewarding experience when the project was completed. Sean, our project leader, has been with me since 1995, and my electrician has been with me even longer. Many of my current staff have been with me for over 15 years. I am fortunate to have these skilled professionals working with me. The addition is coming along. There’s a hole in the kitchen where there used to be a supporting wall. Framing’s done in the basement, and a gas fireplace is ready to be installed. The second-floor dormers are framed, and all of our windows have been delivered. Now that it’s taking shape, looks like one of our new favorite spaces will be the new second-floor bedroom. Because it’s adjacent to the master suite it could make an ideal nursery and add value to my home. Paying for things you can’t see is hard. For example, putting on a new roof is expensive, and because you can’t see it this seems like an even bigger expense. What you can’t see on this addition is how much effort is made in securely tying the addition to the existing home – originally built in 1936. We needed to support part of the old roof and all the new roof with stacked support posts. To do that we installed 3 stacked posts to carry the load from new footings in the basement to the beam three stories up. The red marked beam in the photo at the top of the page is supported by footings three stories below, halfway into the existing home. We also physically connected the new addition with beams that extend halfway into the current home.

In a suburb less than 3 miles from Manhattan an old house underwent a major facelift. I had a good fortune of being invited to participate on the garden design and installation. In the front a simple corten steel frame lifts an arrangement of Carex Pensilvanica, that will mature into a lawn that will not need mowing. Playful clusters of Boxwoods add structure and winter interest.
