These Rowe Thatcher chairs have a little "business in the front, party in the back" vibe with their creative backsides and the updated fireplace surround with cement tiles with an intricate pattern creates interest in what could be an uninteresting element. Brightly colored pillows and art add pops of color to the neutral palette on the walls and sofa. An Ensuite Transformation in Richmond Hill This project showcases how we helped a wonderful retired couple in Richmond Hill transform their dated and dysfunctional master ensuite into a tranquil spa-like retreat. These lovely empty nesters, in their mid to late 70s, envisioned a space where they could truly relax and enjoy their time at home, especially when their family and grandkids came to visit. We were so honored to help them bring that vision to life. Understanding Their Needs: From our initial conversations, it was clear how much this couple valued comfort and tranquility. The existing ensuite, unfortunately, fell short of providing either. For the wife, the leaky deck-mount tub was a major disappointment, as she deeply cherished her long, hot baths. The husband, meanwhile, was eager to replace the outdated and cumbersome toilet/bidet combo with a modern, single-piece smart toilet – a desire for both convenience and a touch of modern luxury. The shower stall was cramped, dark, and plagued by mold, while the large double vanity, despite its size, lacked functional storage. It simply wasn't the relaxing oasis they deserved. This remodel took a dated and cramped bathroom and transformed it into a classy oasis for our Lowry clients. The clients had a limited budget and wanted to leave the space as in-place as possible. However, the large drop in tub ate valuable floor space and a half wall between the shower and tub had become a holding place for random items without a home. The thick frame on the shower glass made the shower feel extremely small, and the dated lighting and fixtures further depressed the space. We proposed a traditional and elegant design that consider the client's budgetary and spatial constraints. We removed the existing drop-in tub and replaced it with a lovely free-standing soaker. The length of this tub is short, but the depth is exaggerated, making it an ideal replacement in this tiny footprint. The shower glass was swapped for framless glass that boldly expands space. We tore out the existing carpet and installed gorgeous wood-look tile that adds depth and warmth to the room. The clients opted to keep their existing vanity to save cost, so a new top was added to bring the aesthetic up to the level of the new additions. The wall paint was taken from a buttery yellow to a soft gray-green, accented by a darker version of this same color on the siding barn door and toilet room door. New vanity lights, faucets, and storage shelves were installed to help our clients organize and keep things off the counter tops. Finally, new custom up-down window shades were curated for the bathroom to add to the final touch. This space is a simple scope with a dramatic transformation that introduces a timeless look for years to come.

A luxurious en suite bath was created within this classic 1925 Portland bungalow by reconfiguring the second story’s original small bedrooms and tiny half bath. In this welcoming new urban boho space, eclectic finishes mingle harmoniously, integrated through subtle repetition of shapes and materials. A furniture-style vanity sets the tone for this luxurious space, introducing materials, colors, shapes, and textures that repeat throughout. Individual walnut hexagons join to create distinctive vanity doors, offset beautifully by horizontal-grain drawers. Topping the cabinetry is a simple concrete countertop with integral sinks. An expansive framed mirror above enlarges and brightens the room. Within the mirror, sconces float, their globes a nod to the hexagons below. Champagne bronze fixtures reflect the warm walnut glow. Nestled into the back corner, a stunning shower features waterjet tiles in a double herringbone pattern, each precisely cut and laid to maintain design integrity at every surface transition. Teak floor tiles and a pebbled niche hint at the classic spa experience. Across from the shower, a large hexagonal window provides a treetop view from the free-standing tub below. The gentle oval of the tub and the beaded chandelier above provide a pleasing contrast to the strong lines surrounding it, as do the softly-shaded pebbles in the full-length niche. Shiplap wainscotting wraps the room, creating an illusion of height in the compact space. Subtle flooring and soft green walls create an understated backdrop for the bold mix of materials, unifying them into a serene oasis. Asking a century-old home to accommodate a modern luxury bath is a tall order. Asbestos-laden plaster and flooring had to be abated. The subfloor had to be leveled and reinforced to increase strength and prevent deflection. Water lines and multiple electrical circuits had to be brought across and up without disturbing a beautifully-paneled ceiling, something we accomplished by firring out stair walls to hide the chases. Our client had visions of a leafy view from her tub, but the new layout eliminated existing windows. Placing a new window was complicated by deep eaves and flat soffits. By pushing the header into the roofline, however, we were able to accommodate a picture window. The flat soffit was replaced by an inverse hip lined with stained tongue and groove cedar, tying it to the bathroom finishes. Bringing materials up a narrow staircase became truly challenging when it was time to install the big items. However, strategic removal of drywall around the landing got the job done. Our attention to detail is showcased in the shower tile, where precise cuts were required at surface transitions to maintain the integrity of a complex double herringbone lay. The project was delivered on time. Savvy layout choices minimized spending on structural changes. Because we were dealing with dormer space, head height was an issue. Raising the ceiling would have been complex and expensive so our design accommodated the constraints – tub on the low outside wall, shower on the full-height interior wall. The vanity spanned the spread, accommodating our petite client on the exterior side and her taller husband on the interior side. An under-eave closet was closed off to create room for both a freestanding tub and a separate shower. Rather than building replacement storage elsewhere, we simply added a new door into the closet from the primary bedroom. This was made possible by absorbing the short hallway separating the existing bed and bathroom into the primary bedroom. This new layout also created an en suite relationship between the primary bedroom and the new bath. We saved additional dollars by selecting a furniture-style vanity rather than using custom cabinetry, and the countertop with integral sinks provided a cost savings over a more traditional quartz countertop with undermount sinks. Affordable shower tiles allowed us to put more money into a dynamic tile layout. The project was delivered within budget.

This beautifully designed home is located on secluded property with multiple private views of a nature preserve, yet only a short commute to downtown Minneapolis. The owners hired Jacobson Construction to update their master bathroom and the result is amazing. The design called for a bright, warm and comfortable space, so we began with a heated floor for those cold Minnesota nights using 12” X 24” gray porcelain bath tile and neutral grout. The custom built-in walnut vanity has a satin finish with brushed nickel hardware and a green-and-gray toned granite countertop. The vanity includes two undermounted sinks with brushed nickel Kohler faucets. Each sink has two matching sconce lights and a large mirror. One feature the owners really enjoy is the in-cabinet and in-drawer electrical outlets – perfect for keeping the counter free of things like electric toothbrushes and hair dryers. They also love the custom two-level jewelry-organizing drawer. The bath’s centerpiece may be the white Kohler freestanding soaking tub with brushed nickel faucet, situated in front of a large window overlooking the nature preserve. A 4’ x 4’ walk-in glass shower features dark gray 2” X 2” porcelain floor tile with neutral grout, 12” X 24” porcelain tile on the back wall, a granite corner seat to match the countertops, and brushed nickel Kohler showerhead. The bath's walls are painted light green, with an additional white textured tile in a horizontal wave pattern that begins in the shower and extends to the wall behind the tub. Recessed can, undercabinet toe-kick and sconce lights—all on dimmers--bring this room to life. The undercabinet lighting is wired with a motion sensor switch to function as a night light. “Our only regret is that we didn’t take pictures of the bathroom before the remodel. It’s that much of an improvement!” The owners shared: “We're really enjoying the refreshed room. So far we’ve added a bright, colorful runner on the floor, and are in search of the perfect artwork to complement the wavy tile wall behind the tub.”

Our approach to the dining room wall was a key decision for the entire project. The wall was load bearing and the homeowners considered only removing half of it. In the end, keeping the overall open concept design was important to the homeowners, therefore we installed a load bearing beam in the ceiling. The beam was finished with drywall to be cohesive so it looked like it was a part of the original design. Now that the kitchen and dining room were open, paint colors were used to designate the spaces and create visual boundaries. This made each area feel like it’s its own space without using any structures. The original L-shaped kitchen was cut short because of bay windows that overlooked the backyard patio. These windows were lost in the space and not functional; they were replaced with double French doors leading onto the patio. A brick layer was brought in to patch up the window swap and now it looks like the French doors always existed. New crown molding was installed throughout and painted to match the kitchen cabinets. This window/door replacement allowed for a large pantry cabinet to be installed next to the refrigerator which was not in the old cabinet configuration. The replaced perimeter cabinets host custom storage solutions, like a mixer stand, spice organization, recycling center and functional corner cabinet with pull out shelving. The perimeter kitchen cabinets are painted with a glaze and the island is a cherry stain with glaze to amplify the raised panel door style. We tripled the size of the kitchen island to expand countertop space. It seats five people and hosts charging stations for the family’s busy lifestyle. It was important that the cooktop in the island had a built in downdraft system because the homeowners did not want a ventilation hood in the center of the kitchen because it would obscure the open concept design. The countertops are quartz and feature an under mount granite composite kitchen sink with a low divide center. The kitchen faucet, which features hands free and touch technology, and an instant hot water dispenser were added for convenience because of the homeowners’ busy lifestyle. The backsplash is a favorite, with a teal and red glass mosaic basket weave design. It stands out and holds its own among the expansive kitchen cabinets. All recessed, under cabinet and decorative lights were installed on dimmer switches to allow the homeowners to adjust the lighting in each space of the project. All exterior and interior door hardware, hinges and knobs were replaced in oil rubbed bronze to match the dark stain throughout the space. The entire first floor remodel project uses 12x24 ceramic tile laid in a herringbone pattern. Since tile is typically cold, the flooring was also heated from below. This will also help with the homeowners’ original heating issues. When accessorizing the kitchen, we used functional, everyday items the homeowners use like cutting boards, canisters for dry goods and place settings on the island. Ultimately, this project transformed their small, outdated kitchen into an expansive and functional workspace.
