The breathtaking ocean views influenced the dramatic redesign of this water-front Poipu condo. The outdated condo was completely remodeled to allow full appreciation of the surrounding views, bring in a fresh new color palette, and modernize and update everything from the electrical wiring to the new luxury bath towels. The clients wanted the condo to feel “fun, happy, and cheerful,” and to stand apart from the typical vacation rental on Kauai. They wanted to turn this condo into the ultimate “beach house” that felt just as luxurious as the gorgeous natural surroundings. Fresh white ship-lap walls set the backdrop for this modern beach style, which is further enhanced with bold stripes, natural textures, and ocean-themed decor. The palette of cobalt, aqua and lichen green is fresh and vibrant against the neutral backdrop. Trina Turk’s “Peacock Print” was the inspiration fabric for the living and dining room. The print is so lively, colorful, and modern, and was the perfect place to start. Every custom detail was thoughtfully chosen to bring a sense of luxury and originality to the space. While some elements are whimsical, such as the playful octopus art & fish-themed fabric, other elements are sophisticated and classic, to help keep the design grounded. Special features include a custom-made “Moroccan Fish Scale” tile backsplash in the kitchen, crushed marble counter tops with oyster shells and float glass, and blue glass pendant lights, reminiscent of water bubbles.

The client’s coastal New England roots inspired this Shingle style design for a lakefront lot. With a background in interior design, her ideas strongly influenced the process, presenting both challenge and reward in executing her exact vision. Vintage coastal style grounds a thoroughly modern open floor plan, designed to house a busy family with three active children. A primary focus was the kitchen, and more importantly, the butler’s pantry tucked behind it. Flowing logically from the garage entry and mudroom, and with two access points from the main kitchen, it fulfills the utilitarian functions of storage and prep, leaving the main kitchen free to shine as an integral part of the open living area. Beginning this full home remodel in the kitchen, we added a cozy banquette, built-in custom cabinets, and a PentalQuartz Super White countertop for a contemporary vibe. The kitchen’s central feature is an inset bar in rich macassar ebony and Flavor Paper’s Monaco gold foil wallpaper that was formerly a fireplace.

A fresh take on traditional style, this sprawling suburban home draws its occupants together in beautifully, comfortably designed spaces that gather family members for companionship, conversation, and conviviality. At the same time, it adroitly accommodates a crowd, and facilitates large-scale entertaining with ease. This balance of private intimacy and public welcome is the result of Soucie Horner’s deft remodeling of the original floor plan and creation of an all-new wing comprising functional spaces including a mudroom, powder room, laundry room, and home office, along with an exciting, three-room teen suite above. A quietly orchestrated symphony of grayed blues unites this home, from Soucie Horner Collections custom furniture and rugs, to objects, accessories, and decorative exclamationpoints that punctuate the carefully synthesized interiors. A discerning demonstration of family-friendly living at its finest.

With our design expertise and experienced project management, Lorain Design remodeled all 3 Bathrooms and the Laundry Room for these clients with large format patterned wood grain tile and light textured laminate cabinets that we fell in love with. The warm look of wood-tone tile is one of our current favorites for creating an inviting spa-like ambiance for bathrooms. The Primary Bath was made with an eye for aging in place and it's gorgeous! One sink is lower with knee space for a wheelchair if needed and the shower access has no curb or shower door to get in the way.

This family treehouse can be used year round for a variety of activities. The upper deck, with stunning views, is perfect for summer picnics, while the side deck is more suited for a quiet spot to read or relax. The interior has a couch for napping, a desk for writing and working, a kitchenette and small dining area. This playful, fresh, yet highly sophisticated kitchen was conceived through layout arrangement, then built upon with the feature mosaic emerald backsplash. We built upon elements that were eye catching, fresh, jewel-like, and used high contrast with cabinetry and materials in a way that feels remarkably cohesive in this space.The black lower frameless cabinets were chosen to ground the space and give an air of handsome sophistication to the mid-century bones of this home. The upper seashell beige frameless cabinetry brings a light airy quality to the space. Gold hood and lighting rounds out the contemporary mid century aesthetic. Stunning glass display upper cabinets in a seashell beige, grounded with dark base cabinets in a modern flat front frameless style. Black and Brass Built in Refrigerator makes a stunning statement. This fresh modern farmhouse began as a cape home with years of additions and adds on, creating no formal structure. Rocco J Lettieri worked to keep the footprint of the home due to limitations based on the wetland conservations on the property and opted to go from a traditional home to a modern barn with a semi-open plan. This study off the kitchen acts as a control center for the family. Kids work on computers in open spaces, not in their rooms. Green linoleum covers the desk for a durable and cleanable surface.
