Open concept kitchen - mid-sized contemporary l-shaped medium tone wood floor and brown floor open concept kitchen idea in Columbus with an undermount sink, flat-panel cabinets, gray cabinets, stainless steel appliances, an island, gray countertops, granite countertops, white backsplash and subway tile backsplash

Part of a farmhouse remodel, this custom kitchen combines our traditional inset cabinetry with Mid-Century Modern lighting fixtures, modern floating shelves and stainless appliances. The gorgeous table-style island is topped with reclaimed wood, providing a generous work space that anchors the room. Cabinetry is finished in Truly Taupe. Hardware is un-laquered brass.

The Main Stay House exists as a straightforward proposal on an urban infill lot, paring down the components of a house to a minimal amount of planes and openings. The scheme is anchored by a modern entry sequence and a staircase volume, both clad in iron spot masonry externally and internally, creating thresholds between the respective realms of public, common and private, by minimal means. The masonry contrasts with an otherwise muted interior atmosphere of smooth, desaturated surfaces.
The entry sequence is a twist upon the conventional domestic front door, front facade, and fence. The front masonry wall replaces the typical residential fence and frames an indirect access to the front door, functioning as a privacy barrier while revealing slices of the interior to the public street.
The staircase bifurcates the layout to provide a clear division between the common and private zones of the house, while clearly reading as a mass from all outside view. Brick and glass become portals between common and private zones.
The design consolidates the service core along the west façade, allowing the structure to fully open the living zone to the pool court and existing trees. This directly connects interior and exterior, as well as human and nature. Freedom to vary the program or functional use of the area is enabled and strongly encouraged.

This Arts and Crafts styled sprawling ranch has much to offer the modern homeowner.
Inside, decorative ceilings top nearly every room, starting with the 12’ ceiling in the foyer. The dining room has a large, front facing window and a buffet nook for furniture. The gourmet kitchen includes a walk-in pantry, island, and a pass-through to the great room. A casual breakfast room leads to the screened porch, offering year- round outdoor living with a fireplace.
Each bedroom features elegant ceiling treatments, a walk-in closet, and full bathroom. A large utility room with a sink is conveniently placed down the hall from the secondary bedrooms.
The well-appointed master suite includes porch access, two walk-in closets, and a secluded sitting room surrounded by rear views. The master bathroom is a spa-like retreat with dual vanities, a walk-in shower, built-ins and a vaulted ceiling.
A three car garage with extra storage adds space for a golf cart or third automobile, with a bonus room above providing nearly 800 square feet of space for future expansion.

This handsome master walk-in closet in wild apple features oil rubbed bronze hardware. The drawer front faces provide some traditional styling. A window bench creates a place to sit and to store additional shoes or boxes.

Working with Ellen Hanson of Pansy Bayou, we maximized impact in the kitchen by installing extra-tall cabinets to utilize the great ceiling height of this historic bungalow. After doing away with the beyond dated pink tile originally used in the kitchen, we added gorgeous white subway tile backsplash, a cabinet face on the refrigerator door to keep visuals crisp and uncluttered.
Ellen Hanson conveyed what she called a "bespoke sense of luxury," with the incorporation of custom white cabinets -- combined with the white backsplash to make the tiny space feel larger. Notice the large farmhouse sink. Its size works perfectly as a standout focus in this small space.

The Indio Residence, located on an ocean side bluff in Shell Beach, is a clean, contemporary home. Taking cues from the Florin Residence, an earlier project completed for the same client, the Indio Residence is much larger with additional amenities to meet the client’s needs.
At the front door, guests are greeted by floor to ceiling glass with views straight out to the ocean. Tall, grand ceilings throughout the entry and great room are highlighted by skylights, allowing for a naturally lit interior. The open concept floor plan helps highlight the custom details such as the glass encased wine room and floor to ceiling ocean-facing glass. In order to maintain a sense of privacy, the master suite and guests rooms are located on opposite wings of the home. Ideal for entertaining, this layout allows for maximum privacy and shared space alike. Additionally, a privately accessed caretakers apartment is located above the garage, complete with a living room, kitchenette, and ocean facing deck.

Interior view of the entry. Exterior materials reach through the southern facing glass creating a genteel transition from outside to inside.

Dark paint and a pop of pink invite you into this families lakeside home. The cedar pergola over the garage contrasts beautifully with the dark paint.

View of mudroom storage area. The space has plenty of room for coats, bags, shoes as well as a wine fridge and storage for dog items. Our clients had a 2 car garage with small bays - not large enough for their vehicles. The garage was rear facing, so there required a lot of asphalt to drive around the home and park. We remodeled the space to create a larger, front-facing bay and new entrance. This enabled a spacious mudroom and new entry. Kasdan Construction Management and In House Photography
