This Byron Center whole-home remodel focused on making the house functional and comfortable for a family with school-age kids. The lower level needed to become a gathering space for relaxing and entertaining, complete with a dedicated craft room. The laundry room and mudroom upstairs needed a full renovation to handle the family's daily routine. Our team designed the lower level around a custom live-edge countertop the homeowner selected for the kitchenette and bar, balancing its rustic character with a gold tile backsplash and fixtures. Upstairs, we installed dry-away racks in the laundry room and added an inviting color palette. Custom lockers were built into the mudroom to fit the family's routine. The homeowner had already chosen standout light fixtures before the project began, and our designer, Alissa, worked them into the design, making them a true accent feature. We also preserved the home's existing laundry chute, which ran from the second floor down to the laundry room, by tucking it neatly into a cabinet rather than tearing it out. The result is a home that balances fun and function throughout, with every space tailored to how this family lives.

Interior and Exterior Design Project This was an exciting interior and exterior design project for This house was purchased directly from a builder by a vibrant career couple with active children and a love for spending time with their extended family and friends. While it was presented to us empty, we still had input on the flooring, lighting, cabinetry, moldings and wall colors. We decided to go with a transitional design style and bring in furnishings with an emphasis on being comfortable for their large family and frequent family gatherings. With a love for family gatherings and entertainment of the immediate and extended family we knew from the start that our design had to be beautiful, very functional and durable. Having worked with the this couple’s parents and sister we knew the family, their style and preferences. We knew this multi generational family loved being and entertaining with each other and we knew from the start that our design had to be beautiful, very functional and durable. Since the family room and living room are connected we designed a seamless flow between them and unique ways to share the some of the furnishings between them. We began with a large sectional with cozy seating in the family room. We brought in extra swivel chairs guests could turn to the living room to converse with guests or swivel family room to and see TV. We love ottomans for extra seating in living room to accommodate 8 and can be pulled into the family room for additional seating. The carpet was selected with family in mind to look beautiful, functional and easy to clean. En route from the family room to the kitchen eating area we designed a fully accessorized bookcase that complimented perfectly the custom built “only by Margali and Flynn” built in desk with hid-a-way doors hide homework and and paperwork when needed. In the kitchen we created a family dining center on the large central island with lots of stools. In the dining area we installed beautiful dining set with functional leather fabric. We used suede with nailheads, a herringbone wool carpet and transitional circular lighting to compliment the traditional colors of warm blues and neutrals … all working together to create a sophisticated and comfortable feel.

The original bathroom felt confined due to dark materials and a single-sink vanity. The challenge was to find a design that looks great now and in the future. Dual Sink Vanity added, and split the mirror into two, creating individual stations for the kids and enhancing usability during busy routines. In this new construction home in Hinsdale, IL the design team at O’Brien Harris was brought in at the earliest stages of planning—allowing for seamless integration of cabinetry and architectural details. Early collaboration with the builder meant every functional need could be fully addressed, including custom framing for hidden lighting and other details that would have been difficult to retrofit. The kitchen features a unique layout that places the cook at the center of the space, facing the yard and natural light. This intentional orientation shaped the design from the start to create a layout that felt open, balanced, and multi-functional. Because the project was built from the ground up, O’Brien Harris was able to integrate downdraft ventilation systems that maintain sightlines allowing the range to face outward—achieving both form and function without compromise. Two kitchen islands define the space, though each serves a distinct purpose. The first island is centered around the cooktop and prep area, while the second acts more like a piece of freestanding furniture—with seating, storage, and a softer presence in the room. Four oversized pendant lanterns anchor the entire space, offering both visual weight and warm illumination. To support entertaining, a full back kitchen was added behind the main space, offering the same level of functionality with additional appliances and prep areas. A fully retractable pass-through window opens directly to the outdoor entertaining area, making the kitchen feel as expansive as the outdoors. O’Brien Harris also designed and fabricated the cabinetry in the primary bath.

Modern Citi Group recently collaborated with Amelia and Jeremy to reimagine their newly purchased Junior-4 apartment with a complete remodel. This exciting renovation transformed the layout to add a second bedroom, a full second bathroom, and an updated kitchen layout. The goal was to create a functional, family-friendly floor plan and a modern, visually appealing space tailored to their lifestyle. Our design team faced the challenge of balancing modern aesthetics with a strict budget. After exploring multiple layout options and visualizations, Amelia and Jeremy chose a design they felt best suited their vision. The construction team brought the design to life, converting the dining room into a second bedroom with a large closet. The kitchen layout was reconfigured to feature an island, additional storage, and ergonomic functionality. We transformed a powder room into a full second bathroom with a walk-in shower and re-purposed the walk-in closet off the primary bedroom into a home office with a built-in desk. Our professionals refinished floors, walls, and ceilings, upgraded plumbing and electrical systems, and installed additional lighting throughout to optimize flow and functionality. The kitchen featured solid wood cabinetry, quartz countertops, and a porcelain tile floor. Neutral gray-blue cabinets complement the Empira White stone and matte black hardware, creating a sleek, fashion-forward space. Both bathrooms were reimagined with luxurious new tiling, stylish fixtures, and upgraded plumbing and lighting. The powder room was converted into a full bathroom with a walk-in shower, featuring Arabescato Marble porcelain tiles and Benjamin Moore Palladian Blue walls to unify the kitchen and bath designs. High-quality fixtures from Delta and Kohler added a refined touch. In just a few short months, Modern Citi Group transformed an outdated apartment into a sleek, modern home. The remodel beautifully combines style, comfort, and functionality, creating a space that's both elevated and efficient.

Karen and Chad of Tower Lakes, IL were tired of their unfinished basement functioning as nothing more than a storage area and depressing gym. They wanted to increase the livable square footage of their home with a cohesive finished basement design, while incorporating space for the kids and adults to hang out. “We wanted to make sure that upon renovating the basement, that we can have a place where we can spend time and watch movies, but also entertain and showcase the wine collection that we have,” Karen said. After a long search comparing many different remodeling companies, Karen and Chad found Advance Design Studio. They were drawn towards the unique “Common Sense Remodeling” process that simplifies the renovation experience into predictable steps focused on customer satisfaction. “There are so many other design/build companies, who may not have transparency, or a focused process in mind and I think that is what separated Advance Design Studio from the rest,” Karen said. Karen loved how designer Claudia Pop was able to take very high-level concepts, “non-negotiable items” and implement them in the initial 3D drawings. Claudia and Project Manager DJ Yurik kept the couple in constant communication through the project. “Claudia was very receptive to the ideas we had, but she was also very good at infusing her own points and thoughts, she was very responsive, and we had an open line of communication,” Karen said. A very important part of the basement renovation for the couple was the home gym and sauna. The “high-end hotel” look and feel of the openly blended work out area is both highly functional and beautiful to look at. The home sauna gives them a place to relax after a long day of work or a tough workout. “The gym was a very important feature for us,” Karen said. “And I think (Advance Design) did a very great job in not only making the gym a functional area, but also an aesthetic point in our basement”. An extremely unique wow-factor in this basement is the walk in glass wine cellar that elegantly displays Karen and Chad’s extensive wine collection. Immediate access to the stunning wet bar accompanies the wine cellar to make this basement a popular spot for friends and family. The custom-built wine bar brings together two natural elements; Calacatta Vicenza Quartz and thick distressed Black Walnut. Sophisticated yet warm Graphite Dura Supreme cabinetry provides contrast to the soft beige walls and the Calacatta Gold backsplash. An undermount sink across from the bar in a matching Calacatta Vicenza Quartz countertop adds functionality and convenience to the bar, while identical distressed walnut floating shelves add an interesting design element and increased storage. Rich true brown Rustic Oak hardwood floors soften and warm the space drawing all the areas together. Across from the bar is a comfortable living area perfect for the family to sit down at a watch a movie. A full bath completes this finished basement with a spacious walk-in shower, Cocoa Brown Dura Supreme vanity with Calacatta Vicenza Quartz countertop, a crisp white sink and a stainless-steel Voss faucet. Advance Design’s Common Sense process gives clients the opportunity to walk through the basement renovation process one step at a time, in a completely predictable and controlled environment. “Everything was designed and built exactly how we envisioned it, and we are really enjoying it to it’s full potential,” Karen said. This house built in the 1990s never had renovations done prior to this whole house remodel. Filled with vibrant wallpaper and shiny brass finishes so indicative of the time the house was in need of a major upgrade and refresh. The laundry room already had ample space and storage, but we tailored the storage for the family. An integrated shoe shelf allows for a clean space to store shoes in this no shoe household. A fold down, integrated ironing board provides functionality without crowding the space. The powder bath is the only bath on the first floor, so is a full bath, but functions as a powder bath 90% of the time. We wanted to keep the focus away from the shower and keep the fun of a powder bath. A custom window pane patterned etched glass shower allows the shower to stay in the background. In the master bath there was also ample space, but the design was in great need of an upgrade. With a decked-in tub and shower that you had to step up and then down into, the space needed a better flow and easier access. A freestanding tub allowed all of the decking to be removed and gave space for a larger, more luxurious shower. A huge linen storage with bench that double as a suitcase stand finishes out the space nicely. The room was given a clean, modern farmhouse feel to really freshen up the space. The focus of this kitchen was to open up the workflow, creating a space for the family to work comfortably while also creating a beautiful and inspiring space. Placing a large refrigerator at the edge of the kitchen, adding a beverage refrigerator, using a Galley Workstation and having the island at a slightly lower height makes it highly functional for the whole family. It is rare to achieve a long line of symmetry, but with a feature wall created around the range top we were able to do so. We created an antique armoire feel with the panel ready refrigerator and custom panel design above. A mixture of hardware was used, the gray stained hickory cabinets were paired with matte black hardware, while the designer white cabinets were paired with brass hardware. A very custom refrigerator cabinet was created that emphasized the armoire feel. A long wall of 9” deep tall cabinets created a very beautiful as well as highly functional pantry space.

This project was an exercise in minimalism — how it can be embraced and incorporated at multiple levels. Typical of San Franciscan Victorians, the dark interior of this home was segregated and circulation spaces were narrow and dark. The stairs to the upper level was an afterthought and tucked away. By removing the walls and rebuilding the stairs, we shifted the focus of this home’s interior and made the stairs the focal point. This project pays homage to the stairs, a critical element in the function and tone the home sets. As a transitional element, it carries the user from level to level, function to function, and mindset to mindset. The goal of this remodel was to invite the user upstairs and offer a more integrated transition to the upper level while at the same time using it to create a shaft of light into the inner recesses of the living space below. As one ascends the stairs, the floor gradually disappears revealing a naked structural spine as the stairs reaches the upper level. The dormer addition offered ample headspace and invites columns of light to penetrate below. The cantilevered floor and shadow play this offers, dynamically marks its imprint on both levels. Ancillary and storage spaces tucked away neatly and delicately – reminding us that expression should not be at the expense of function. Delicate and clean food preparation areas — now integrated with the rest of the home — invite us to celebrate this expression of unity.

For Hawaiian colors, I used green quartz, glass tile and counters, iroko flooring, hemlock cabinets, and an unusual slate limestone. To create a lighter, more welcoming space I removed the wall between the dining room and kitchen and increased the entry wall length to create a better kitchen/dining/entry relationship. I added a wall between the family room and kitchen to house tall kitchen elements on one side and TV equipment on the other, as well as create a natural transition for the ceiling height changes. A classic Portland foursquare, lovingly owned by an active and lively family of four, had undergone some unfortunate previous renovations that were in desperate need of updating. A cramped kitchen layout, lacking countertop work space, non-functional appliance locations (the range was floating on it’s own!), cramped kitchen nook not large enough for eat-in space and therefor left underutilized, and a general lack of storage all needed to be addressed. To increase functional space, we enclosed a small back porch and re-built the adjacent nook, folding in the square footage to create an expansive kitchen footprint. We relocated the back door and added a back deck while creating space for a mud bench for littles to tuck away their gear! The enlarged kitchen now boasts a extensive natural light thanks to the addition of several windows. An easy work flow was created within the new kitchen layout featuring an in-island sink with range and hood flanked by matching windows. Custom cabinet accessories make storage a breeze and provide a space for all the necessities to be right at the homeowner’s fingertips. The eat-in kitchen space allows not only for lingering family chats, but homework and craft projects to be done while dinner simmers on the stove. This kitchen truly is the heart of this home! All of the updates were completed with the home’s original foursquare architecture in mind. with a focus on classic architectural molding styles, traditional window details, and clean-lined classic fixtures. Now focusing on their personal home, the goal was clear: create a larger, more functional kitchen perfect for cooking, entertaining, and hosting gatherings. THE SETUP Our journey began with a familiar face — Alicia had previously transformed the client’s mother’s home, establishing a trusted relationship that naturally led to this personal project. The client desired a kitchen that truly reflected her own style while facilitating seamless entertaining. Design Vision: The original kitchen, segregated from the dining area by a wall, hindered the flow of interaction and space. Our client envisioned a unified area where she could engage with guests in both the kitchen and dining room simultaneously. Moreover, the space lacked a central island, relying instead on a floorplan anchored by cabinetry in a u-shaped layout. Design Objectives: Open up the space for an airy design conducive to entertaining large gatherings Modernize the kitchen to be both stylish and functional Integrate the design with the home’s new black-framed windows and doors Relocate the cooktop to a central position to enhance usability and interaction Design Challenges: Removing the wall between the kitchen and dining room would necessitate the rerouting of existing HVAC ductwork that services the upper floor Limited pantry space in the existing kitchen The existing u-shaped layout of the kitchen restricted functionality and storage options Insufficient space for wine storage The client desired a raised-furniture look for the island, but without showing a new downdraft vent THE RENEWED SPACE Design Solutions: We added a second HVAC unit to the upper floor and rerouted the existing ductwork in that wall Created tall pantry pullouts on either side of the fridge to maximize dry goods storage Designed a long island to facilitate cooking stations and dining moments Created a stylish open display cabinet for wine Engineered a dual-design island with a footed floating aesthetic on one side, and a full floor reach on the other to conceal the new downdraft ventilation. Paired with the newly opened adjacent dining room featuring a wet bar, the kitchen has become a stylish and highly functional space for cooking and entertaining. Following a large baby shower hosted by the client (which seamlessly accommodated an 80-person gathering!), it is clear that the new design not only meets but exceeds the needs for hosting and everyday living. This project was a harmonious blend of the client’s vision and Alicia’s innovative design solutions, resulting in a kitchen that truly embodies personalized elegance and functionality.

Modern Citi Group helped Andrew and Malabika in their renovation journey, as they sought to transform their 2,400 sq ft apartment in Sutton Place. This comprehensive renovation project encompassed both architectural and construction components. On the architectural front, it involved a legal combination of the two units and layout adjustments to enhance the overall functionality, create an open floor plan and improve the flow of the residence. The construction aspect of the remodel included all areas of the home: the kitchen and dining room, the living room, three bedrooms, the master bathroom, a powder room, and an office/den. Throughout the renovation process, the primary objective remained to modernize the apartment while ensuring it aligned with the family’s lifestyle and needs. The design challenge was to deliver the modern aesthetics and functionality while preserving some of the existing design features. The designers worked on several layouts and design visualizations so they had options. Finally, the choice was made and the family felt confident in their decision. From the moment the permits were approved, our construction team set out to transform every corner of this space. During the building phase, we meticulously refinished floors, walls, and ceilings, replaced doors, and updated electrical and plumbing systems. The main focus of the renovation was to create a seamless flow between the living room, formal dining room, and open kitchen. A stunning waterfall peninsula with pendant lighting, along with Statuario Nuvo Quartz countertop and backsplash, elevated the aesthetics. Matte white cabinetry was added to enhance functionality and storage in the newly remodeled kitchen. The three bedrooms were elevated with refinished built-in wardrobes and custom closet solutions, adding both usability and elegance. The fully reconfigured master suite bathroom, included a linen closet, elegant Beckett double vanity, MSI Crystal Bianco wall and floor tile, and high-end Delta and Kohler fixtures. In addition to the comprehensive renovation of the living spaces, we've also transformed the office/entertainment room with the same great attention to detail. Complete with a sleek wet bar featuring a wine fridge, Empira White countertop and backsplash, and a convenient adjacent laundry area with a renovated powder room. In a matter of several months, Modern Citi Group has redefined luxury living through this meticulous remodel, ensuring every inch of the space reflects unparalleled sophistication, modern functionality, and the unique taste of its owners.
