When the developer found this brownstone on the Upper Westside he immediately researched and found its potential for expansion. We were hired to maximize the existing brownstone and turn it from its current existence as 5 individual apartments into a large luxury single family home. The existing building was extended 16 feet into the rear yard and a new sixth story was added along with an occupied roof. The project was not a complete gut renovation, the character of the parlor floor was maintained, along with the original front facade, windows, shutters, and fireplaces throughout. A new solid oak stair was built from the garden floor to the roof in conjunction with a small supplemental passenger elevator directly adjacent to the staircase. The new brick rear facade features oversized windows; one special aspect of which is the folding window wall at the ground level that can be completely opened to the garden. The goal to keep the original character of the brownstone yet to update it with modern touches can be seen throughout the house. The large kitchen has Italian lacquer cabinetry with walnut and glass accents, white quartz counters and backsplash and a Calcutta gold arabesque mosaic accent wall. On the parlor floor a custom wetbar, large closet and powder room are housed in a new floor to ceiling wood paneled core. The master bathroom contains a large freestanding tub, a glass enclosed white marbled steam shower, and grey wood vanities accented by a white marble floral mosaic. The new forth floor front room is highlighted by a unique sloped skylight that offers wide skyline views. The house is topped off with a glass stair enclosure that contains an integrated window seat offering views of the roof and an intimate space to relax in the sun.

Inspired by a 1970's wall tapestry, the custom designed 20 ft. floor to ceiling fireplace is the bold centerpiece of this space, boasting a combination of beautifully patterned black and white porcelain and leather insets hand cut and installed in various shapes and sizes. The bathroom was completely renovated, including plumbing, insulation of the exterior wall, and electricity. Ceramic walls and floor tiling, plumbing hardware, and finishes for the shower and vanity were selected through collaboration between the general contractor and homeowner. In the kitchen, the full renovation included the replacement of all plumbing, electricity, and ceramic flooring. Cabinets and countertops were supplied by the customer (from IKEA). Throughout the ground floor, parquet and carpet were removed to showcase existing hardwood floors, which were sanded and varnished. Plaster walls and ceilings were also given a fresh repaint.

Silver, faux finished walls with bronze flecks perfectly summarize the balance of warm and cool in this glamorous, transitional dining room. Adorning the walls are three custom pieces of artwork mounted in gold and bronze frames. At the center of the room hangs a modern glass chandelier above a pedestal table stained in a high gloss espresso. Ivory, tufted leather chairs surround the table and rest atop a wool rug in a mélange of copper. Hand painted bronze detailing borders the metallic silver ceiling and complements the embroidery of the geometric patterned ivory draperies. Grounding the room are warm stained hardwood floors.

This exclusive guest home features excellent and easy to use technology throughout. The idea and purpose of this guesthouse is to host multiple charity events, sporting event parties, and family gatherings. The roughly 90-acre site has impressive views and is a one of a kind property in Colorado. The project features incredible sounding audio and 4k video distributed throughout (inside and outside). There is centralized lighting control both indoors and outdoors, an enterprise Wi-Fi network, HD surveillance, and a state of the art Crestron control system utilizing iPads and in-wall touch panels. Some of the special features of the facility is a powerful and sophisticated QSC Line Array audio system in the Great Hall, Sony and Crestron 4k Video throughout, a large outdoor audio system featuring in ground hidden subwoofers by Sonance surrounding the pool, and smart LED lighting inside the gorgeous infinity pool. Woodside, CA spa-sauna project is one of our favorites. From the very first moment we realized that meeting customers expectations would be very challenging due to limited timeline but worth of trying at the same time. It was one of the most intense projects which also was full of excitement as we were sure that final results would be exquisite and would make everyone happy. This sauna was designed and built from the ground up by TBS Construction's team. Goal was creating luxury spa like sauna which would be a personal in-house getaway for relaxation. Result is exceptional. We managed to meet the timeline, deliver quality and make homeowner happy. TBS Construction is proud being a creator of Atherton Luxury Spa-Sauna.

It features 10 feet ceiling, Subzero, Wolf appliances, Restoration Hardware lighting fixture, Altman plumbing fixture, Emtek hardware, European hard wood windows, wood windows. The California room is so designed to be part of the great room as well as part of the master suite.

Anchored by the homeowner’s 42-foot-long painting, the interiors of this Palm Springs residence were designed to showcase the owner’s art collection, and create functional spaces for daily living that can be easily adapted for large social gatherings. Referencing the environment and architecture in both form and material, the finishes and custom furnishings bring the interior to life. Alluding to the roofs that suspend over the building, the sofas seem to hover above the carpets while the knife-edge table top appears to float above a metal base. Bleached and cerused wood mimic the “desert effect” that would naturally occur in this environment, while the textiles on the sofa are the same shade as the rocks of the landscape. Monolithic concrete floors connect all of the spaces while concealing mechanical systems, and stone thresholds signal vertical level changes and exterior transitions. Large wall masses provide the optimal backdrop for the homeowner’s oversized art. The wall structures ground the interior, while the opposing expanses of glass frame the desert views. The location and use of operable doors and windows allows the house to naturally ventilate, reducing cooling loads. The furnishings create spaces in an architectural fashion. Designed and fabricated for flexibility, the pieces easily accommodate the owners’ large social gatherings. The dining table can be split into two and the sofas can be pushed out along the walls, opening the center of the space to entertain. The design of the interior spaces and furnishings seamlessly integrates the setting, architecture, artwork and spaces into a cohesive whole.

These clients came to my office looking for an architect who could design their "empty nest" home that would be the focus of their soon to be extended family. A place where the kids and grand kids would want to hang out: with a pool, open family room/ kitchen, garden; but also one-story so there wouldn't be any unnecessary stairs to climb. They wanted the design to feel like "old Pasadena" with the coziness and attention to detail that the era embraced. My sensibilities led me to recall the wonderful classic mansions of San Marino, so I designed a manor house clad in trim Bluestone with a steep French slate roof and clean white entry, eave and dormer moldings that would blend organically with the future hardscape plan and thoughtfully landscaped grounds. The site was a deep, flat lot that had been half of the old Joan Crawford estate; the part that had an abandoned swimming pool and small cabana. I envisioned a pavilion filled with natural light set in a beautifully planted park with garden views from all sides. Having a one-story house allowed for tall and interesting shaped ceilings that carved into the sheer angles of the roof. The most private area of the house would be the central loggia with skylights ensconced in a deep woodwork lattice grid and would be reminiscent of the outdoor “Salas” found in early Californian homes. The family would soon gather there and enjoy warm afternoons and the wonderfully cool evening hours together. Working with interior designer Jeffrey Hitchcock, we designed an open family room/kitchen with high dark wood beamed ceilings, dormer windows for daylight, custom raised panel cabinetry, granite counters and a textured glass tile splash. Natural light and gentle breezes flow through the many French doors and windows located to accommodate not only the garden views, but the prevailing sun and wind as well. The graceful living room features a dramatic vaulted white painted wood ceiling and grand fireplace flanked by generous double hung French windows and elegant drapery. A deeply cased opening draws one into the wainscot paneled dining room that is highlighted by hand painted scenic wallpaper and a barrel vaulted ceiling. The walnut paneled library opens up to reveal the waterfall feature in the back garden. Equally picturesque and restful is the view from the rotunda in the master bedroom suite. The idea for this space came from two key elements: functionality and design. Being a multi-purpose space, this room presents a beautiful workstation with black and rattan desk atop a hair on hide zebra print rug. The credenza behind the desk allows for ample storage for office supplies and linens for the stylish and comfortable white sleeper sofa. The spacious modern farmhouse kitchen boasts a blend of timeless and modern materials from the dramatically veined quartz countertops to the custom hand-made herringbone patterned tile. Open shelving and cubbies provide an opportunity to display accessories and dishes and the slate grey cabinet bases ground the space while the creamy white upper cabinets feel light as air.

Our clients, a couple with four children, wanted to update their 1952 home with a mid-century feel, focusing on the main floor. The renovation emphasized enhancing finishes, optimizing storage, and maximizing seating in the dining and living areas. The entryway was designed to be inviting and practical, while the living room featured a statement sectional and a stunning terrazzo fireplace. The kitchen and dining area were transformed to be both functional and elegant, with playful touches like “Drunk Monkeys” wallpaper in the powder room.

This 5,500 sq. ft. home, originally constructed in 1987 as a doctor’s office and private residence, was completely renovated by SGA in 2015. The medical office on the ground floor was transformed into a two-bedroom, two-bath in-law suite that can be turned into a rental apartment. The upper levels boast four bedrooms and 3.5 baths, including a master suite, as well as a sunken living room, formal dining area, and informal breakfast area. The home also features a gas fireplace, Carrera marble countertops, and a smart-home control system.

A modern-meets-vintage farmhouse-style tiny house designed and built by Parlour & Palm in Portland, Oregon. This adorable space may be small, but it is mighty, and includes a kitchen, bathroom, living room, sleeping loft, and outdoor deck. Many of the features - including cabinets, shelves, hardware, lighting, furniture, and outlet covers - are salvaged and recycled.
