The medical office on the ground floor was transformed into a two-bedroom, two-bath in-law suite that can be turned into a rental apartment. The upper levels boast four bedrooms and 3.5 baths, including a master suite, as well as a sunken living room, formal dining area, and informal breakfast area. The home also features a gas fireplace, Carrera marble countertops, and a smart-home control system.

A modern-meets-vintage farmhouse-style tiny house designed and built by Parlour & Palm in Portland, Oregon. This adorable space may be small, but it is mighty, and includes a kitchen, bathroom, living room, sleeping loft, and outdoor deck. Many of the features - including cabinets, shelves, hardware, lighting, furniture, and outlet covers - are salvaged and recycled.

Wine cellar - rustic wine cellar idea in Seattle

These clients came to my office looking for an architect who could design their "empty nest" home that would be the focus of their soon to be extended family. A place where the kids and grand kids would want to hang out: with a pool, open family room/ kitchen, garden; but also one-story so there wouldn't be any unnecessary stairs to climb. They wanted the design to feel like "old Pasadena" with the coziness and attention to detail that the era embraced. My sensibilities led me to recall the wonderful classic mansions of San Marino, so I designed a manor house clad in trim Bluestone with a steep French slate roof and clean white entry, eave and dormer moldings that would blend organically with the future hardscape plan and thoughtfully landscaped grounds. The site was a deep, flat lot that had been half of the old Joan Crawford estate; the part that had an abandoned swimming pool and small cabana. I envisioned a pavilion filled with natural light set in a beautifully planted park with garden views from all sides. Having a one-story house allowed for tall and interesting shaped ceilings that carved into the sheer angles of the roof. The most private area of the house would be the central loggia with skylights ensconced in a deep woodwork lattice grid and would be reminiscent of the outdoor “Salas” found in early Californian homes. The family would soon gather there and enjoy warm afternoons and the wonderfully cool evening hours together. Working with interior designer Jeffrey Hitchcock, we designed an open family room/kitchen with high dark wood beamed ceilings, dormer windows for daylight, custom raised panel cabinetry, granite counters and a textured glass tile splash. Natural light and gentle breezes flow through the many French doors and windows located to accommodate not only the garden views, but the prevailing sun and wind as well. The graceful living room features a dramatic vaulted white painted wood ceiling and grand fireplace flanked by generous double hung French windows and elegant drapery. A deeply cased opening draws one into the wainscot paneled dining room that is highlighted by hand painted scenic wallpaper and a barrel vaulted ceiling. The walnut paneled library opens up to reveal the waterfall feature in the back garden. Equally picturesque and restful is the view from the rotunda in the master bedroom suite. The original staircase and banister of light wood was refinished in dark wood and white paint. The shag carpet on the stairs was replaced by low maintenance and durable wool carpeting. The flooring throughout the ground floor was replaced by Brazilian pecan planks, with area rugs used in high traffic zones. An iron and crystal chandelier was added to the entry/living room. Nearly two decades ago now, Susan and her husband put a letter in the mailbox of this eastside home: "If you have any interest in selling, please reach out." But really, who would give up a Flansburgh House? Fast forward to 2020, when the house went on the market! By then it was clear that three children and a busy home design studio couldn't be crammed into this efficient footprint. But what's second best to moving into your dream home? Being asked to redesign the functional core for the family that was. In this classic Flansburgh layout, all the rooms align tidily in a square around a central hall and open air atrium. As such, all the spaces are both connected to one another and also private; and all allow for visual access to the outdoors in two directions—toward the atrium and toward the exterior. All except, in this case, the utilitarian galley kitchen. That space, oft-relegated to second class in midcentury architecture, got the shaft, with narrow doorways on two ends and no good visual access to the atrium or the outside. Who spends time in the kitchen anyway? As is often the case with even the very best midcentury architecture, the kitchen at the Flansburgh House needed to be modernized; appliances and cabinetry have come a long way since 1970, but our culture has evolved too, becoming more casual and open in ways we at SYH believe are here to stay. People (gasp!) do spend time—lots of time!—in their kitchens! Nonetheless, our goal was to make this kitchen look as if it had been designed this way by Earl Flansburgh himself. The house came to us full of bold, bright color. We edited out some of it (along with the walls it was on) but kept and built upon the stunning red, orange and yellow closet doors in the family room adjacent to the kitchen. That pop was balanced by a few colorful midcentury pieces that our clients already owned, and the stunning light and verdant green coming in from both the atrium and the perimeter of the house, not to mention the many skylights. Thus, the rest of the space just needed to quiet down and be a beautiful, if neutral, foil. White terrazzo tile grounds custom plywood and black cabinetry, offset by a half wall that offers both camouflage for the cooking mess and also storage below, hidden behind seamless oak tambour. Harbor View is a modern-day interpretation of the shingled vacation houses of its seaside community. The gambrel roof, horizontal, ground-hugging emphasis, and feeling of simplicity, are all part of the character of the place. While fitting in with local traditions, Harbor View is meant for modern living. The kitchen is a central gathering spot, open to the main combined living/dining room and to the waterside porch. One easily moves between indoors and outdoors. The house is designed for an active family, a couple with three grown children and a growing number of grandchildren. It is zoned so that the whole family can be there together but retain privacy. Living, dining, kitchen, library, and porch occupy the center of the main floor. One-story wings on each side house two bedrooms and bathrooms apiece, and two more bedrooms and bathrooms and a study occupy the second floor of the central block. The house is mostly one room deep, allowing cross breezes and light from both sides. The porch, a third of which is screened, is a main dining and living space, with a stone fireplace offering a cozy place to gather on summer evenings. A barn with a loft provides storage for a car or boat off-season and serves as a big space for projects or parties in summer.
