We used contrasting Shaker styled maple cabinetry with charcoal lowers and crisp white uppers throughout. Upper hatch-styled cabinets provide additional storage for items not used every day. A new Breville Air Fryer was added, as was a Liebherr counter-depth refrigerator and 24" Bosch dishwasher. Slab, marble-like quartz counter tops and back splash add a clean modern aesthetic and are illuminated by LED, under cabinet lighting. New porcelain tile flooring was laid in a rich textured black to take the urban sophistication up a notch, and the space was painted in Sherwin Williams Fleur de Sel.

The goal of this remodel's design began with the homeowners dream to restore her cherished 1908 home to its vintage glory, updating it with Art Deco inspired touches while maintaining its original character and charm. In the kitchen; marble counters, unlacquered brass hardware, vintage mirrors, and a library ladder were used to accomplish the old meets new aesthetic. A custom hood with hand painted gold detail and a Lacanche French range are centerpieces of this timeless black and white kitchen. The show stopping powder room off the kitchen is a bright pop of color featuring Schumacher's Chiang Mai Dragon print wallpaper, vintage swan faucet, and a turquoise Cyan Design chandelier installed on the metallic gold ceiling. This front yard features a seating area and jar fountain, ringed by aromatic native plantings of California Lilac, Manzanita, Cleveland Sage. A meadow-style planting of native sedge grasses create soft look in the foreground, and new concrete pavers add a modern touch. We also believe the project’s driveway to be among the prettiest we’ve created or seen: a ribbon of stones and grasses now meanders along a Hollywood-style center planting area.

Design ideas for a traditional front yard driveway in San Diego.

This NoHo apartment, in a landmarked circa 1870 building designed by Stephen Decatur Hatch and converted to lofts in 1987, had been interestingly renovated by a rock musician before being purchased by a young hedge fund manager and his gallery director girlfriend. Naturally, the couple brought to the project their collection of painting, photography and sculpture, mostly by young emerging artists. Axis Mundi accommodated these pieces within a neutral palette accented with occasional flashes of bright color that referenced the various artworks. Major furniture pieces – a sectional in the library, a 12-foot-long dining table–along with a rich blend of textures such as leather, linen, fur and warm woods, helped bring the sprawling dimensions of the loft down to human scale. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. A custom, transitional built-in dining/breakfast nook with a little bit of rustic flair. The table top is local Alaskan, Copper Landing birch. The bench includes storage in the form of a full extension drawer and hatch. The benches on the right are moveable. Powder coated, custom welded steel frames.

Our goal was to integrate an existing sink base cabinet and counter in a new construction laundry room with a highly functional storage system maximizing the laundry sorting and drying opportunities. Layer in a sensational color palette for big FUN factor! Five drying rack drawers allow the homeowner flexibility to air dry everything from sweaters to delicates. Three laundry basket rollouts in the tall cabinet create convenient clothes sorting. Sherwin Williams revel blue was selected to add a punch of color and coordinate with the star in the room, Mitchell Black Nomad collection wallcovering. This laundry room is big on function and personality. The room’s design successfully elevates a necessary household chore to a task that is a joy to complete!
