Sanibel Island has strict zoning rules regarding the obstruction of light that new structures can impose on neighbors. The new house fits within the allowable building envelope and does not cast large shadows on its neighbors. Turtles build their nests in the beach so night-time lighting is rigorously limited and the windows all are tinted so that artificial light does not confuse the baby turtles when they hatch.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. The original observation tower on the house was in need of a complete renovation. The deck was repaired and flashed properly. New IPE decking was installed with a custom stainless steel cable rail system installed with a IPE top rail. A new access hatch was installed.

The warm palette of beiges,creams and taupe are accented by a deep lavender which creates a dramatic and at the same time soothing space to start and end the day. The Master Bedroom back wall was custom designed to fit an upholstered headboard in cream faux leather contrasted by a Macassar Ebony frame, made by Custom Furniture in Rockville Md.On each side of the headboard are two custom designed Macassar ebony night stands with chrome x bases made by Atrium Furniture.The dramatic custom designed sunburst area rug was designed to wrap around the whole room made by Stark Carpet. The dramatic white cross hatch chandelier by Ironies adds a cloud like effect to this contemporary space. The upholstered chairs are by Directional Furniture.Drapery fabric by Donghia.

This NoHo apartment, in a landmarked circa 1870 building designed by Stephen Decatur Hatch and converted to lofts in 1987, had been interestingly renovated by a rock musician before being purchased by a young hedge fund manager and his gallery director girlfriend. Naturally, the couple brought to the project their collection of painting, photography and sculpture, mostly by young emerging artists. Axis Mundi accommodated these pieces within a neutral palette accented with occasional flashes of bright color that referenced the various artworks. Major furniture pieces – a sectional in the library, a 12-foot-long dining table–along with a rich blend of textures such as leather, linen, fur and warm woods, helped bring the sprawling dimensions of the loft down to human scale. Our client wanted to add a hot tub and new cabana to their poolscape. The cabana was designed with a bar in the front and pool equipment and storage in the back. The bar has a roll up door for winterising. A lounge area in front allows the home owners to enjoy a drink while watching the kids play in the pool. Flagstone patios, steps, and hot tub surround give this backyard a luxurious feel. The fence is built from custom milled Cedar horizontal boards. The fence is backed with black painted plywood for full privacy. A custom hot tub pit was built in order to use what is normally an above ground hot tub. The hot tub was supplied by Bonavista Pools. Composite lumber was used to build an access hatch for hot tub controls. Boxwood hedging frame the garden spaces. There are two Hydrangea Standard trees which are underplanted with begonias for a pop of colour. The existing Cedar hedge created a great backdrop and contrast for our Japanese Maple hedge. The existing Beech tree was stunning! Lawn area was necessary for the family pets.

The goal of this landscape design and build project was to create a backyard patio that incorporated brick pavers and irregular bluestone. The patio also features a hidden hatch that reveals the septic tank beneath. Irregular and oversized bluestone pavers set in the lawn link the side yard to the rear hot tub area. A traditional New England landscape palette was selected to bloom year round and provide color throughout the seasons. Designed and built by Skyline Landscapes, LLC.

This large shower with marble walls and floor modernizes modernizes a turn of the century bath in a family mountain house. The Lee Jofa, Hunt Slonem wall covering called Hatch in black and white is a modern way to incorporate woodland creature design. The decorative artisan team of AH & Co. from Montclair, NJ. faux finish a custom wall unit with cream colored base coat and antique walnut brown highlighting in the detailing. The back wall of the bookcases are hand painted in a coordinating brown with a champagne gold metallic cross hatch linen pattern hand applied to scale.
