Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection.
A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. Wall removal was utilized versus moving and building new walls where possible.

This house overlooking the Burrard inlet in Port Moody was re-created for homeowners who wished to stay for their love of the Cliffside location. The space is full of intrigue and inspiration for its artistic owners, with yet another piece of oceanic whimsy around each turn. Natural light floods the sitting area and dining room, spilling up into the kitchen of the split level greatroom space. A towering stone fireplace offsets the warm wood floor and white high gloss kitchen cabinets. The circular windows repeated throughout the home bring balance and a softened touch to the marine industry expression of the dark wooden post and beam structure. Downstairs media and games rooms provide space in this family home for everyone to find solace for something they enjoy… when they are not taking in the spectacular views from the home’s ocean facing patio.

We started by levelling the top area into two terraced lawns of low water Kurapia and more than doubling the space on the lower level with retaining walls. We built a striking new pergola with a graphic steel-patterned roof to make a covered seating area. Along with creating shade, the roof casts a movie reel of shade patterns throughout the day. Now there is ample space to kick back and relax, watching the sun spread its glow on the surrounding hillside as it makes its slow journey down the horizon towards sunset. An aerodynamic fan keeps the air pleasantly cool and refreshing. At night the backyard comes alive with an ethereal lighting scheme illuminating the space and making it a place you can enjoy well into the night. It’s the perfect place to end the day.

The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement.
Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm).
For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty.
Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating.
SIZE MATTERS

Inspiration for a mid-sized contemporary open concept dark wood floor, brown floor and wainscoting family room remodel in Denver with white walls

This house is set on a sunny natural plateau, sheltered from the wind and enjoys magnificent views of Sutton Mounts and Echo. The layout of the house integrates harmoniously with the surrounding forest, opening to nature through large expanses of glass and terraces that connect the living spaces to the forest. A long roof shelters the house, its deep eaves acting as a sunshade and defining protected outside spaces. The wide south and east terraces, close to ground level, bring the house into contact with its site and enjoy lots of sunshine. A screen porch is strategically located to avoid blocking the primary views and provides access to the forest. The living living spaces are arranged in an open layout under a ceiling ceiling that reaches 12 feet in height, yet more intimate spaces such as the fireplace alcove modulate the spaces between the higher volumes. The construction will achieve Novoclimat certification and integrates among other things a radiant floor fed by a geothermal heating system. This project was completed in collaboration with engineers and Construction Boivin.

Design ideas for a mid-sized transitional drought-tolerant front yard mulch landscaping in Other.

Constructed in two phases, this renovation, with a few small additions, touched nearly every room in this late ‘50’s ranch house. The owners raised their family within the original walls and love the house’s location, which is not far from town and also borders conservation land. But they didn’t love how chopped up the house was and the lack of exposure to natural daylight and views of the lush rear woods. Plus, they were ready to de-clutter for a more stream-lined look. As a result, KHS collaborated with them to create a quiet, clean design to support the lifestyle they aspire to in retirement.
To transform the original ranch house, KHS proposed several significant changes that would make way for a number of related improvements. Proposed changes included the removal of the attached enclosed breezeway (which had included a stair to the basement living space) and the two-car garage it partially wrapped, which had blocked vital eastern daylight from accessing the interior. Together the breezeway and garage had also contributed to a long, flush front façade. In its stead, KHS proposed a new two-car carport, attached storage shed, and exterior basement stair in a new location. The carport is bumped closer to the street to relieve the flush front facade and to allow access behind it to eastern daylight in a relocated rear kitchen. KHS also proposed a new, single, more prominent front entry, closer to the driveway to replace the former secondary entrance into the dark breezeway and a more formal main entrance that had been located much farther down the facade and curiously bordered the bedroom wing.
Inside, low ceilings and soffits in the primary family common areas were removed to create a cathedral ceiling (with rod ties) over a reconfigured semi-open living, dining, and kitchen space. A new gas fireplace serving the relocated dining area -- defined by a new built-in banquette in a new bay window -- was designed to back up on the existing wood-burning fireplace that continues to serve the living area. A shared full bath, serving two guest bedrooms on the main level, was reconfigured, and additional square footage was captured for a reconfigured master bathroom off the existing master bedroom. A new whole-house color palette, including new finishes and new cabinetry, complete the transformation. Today, the owners enjoy a fresh and airy re-imagining of their familiar ranch house.

Everyone celebrates and for the residents of North Atlanta Georgia, some of the festivals and events that they have each year include the Northside Hospital-Cherokee 25th Annual Easter Eggstravanganza where activities include a petting zoo, moon walks, carnival games, face painting, arts and crafts, food and more. A busy family was looking to add a bar to their lower level. While designing the bar and placement within the lower level we thought about how often the lower level patio door was used by the neighborhood kids and adults throughout the summer while our clients entertained within the social neighborhood. We extended the tile floors so that there would be a place to pile shoes & flip flops during the summer, and created enough space for people to gather within the bar space as well as on the other side.

The remodeled kitchen features recycled glass tiling that immediately draws you into the space and the lightly colored, frameless bamboo cabinetry brightens the room. The main island was shaped and designed to draw you through the space and act as a preparation area for the green drinks and smoothies the homeowner makes on a daily basis and uses to show her clients how to maintain higher levels of nutrition. The flooring reflects the modern lighting and is made of cork which is ethically harvested. Every last detail is meticulously addressed including the curved knobs and recycled glass teal knobs. One of the drawers near the center island opens up and holds a composter underneath. There is also an urban cultivator that allows the owner to grow and cut fresh herbs and delight in the convenience of the location. The kitchen is perfected and the owner utilizes the kitchen with ease leading to an increase in overall functionality. The look delights every visitor, with a contemporary oasis the owner is completely in love with.
