This renovation was a major overhaul. It’s saving grace was enthusiastic new home owners and the gorgeous view of Okanagan Lake.
We were tasked with concept planning for optimizing access, interior & exterior flow, renovation strategy on where best to begin. We the created an ordered implementation sequence which would allow the homeowners to live on one floor while the other was being renovated - and later move to the finished floor and renovate the remaining areas, style planning, millwork planning, interior finish selections, and exterior selections.
Once complete, the home quickly sold for record amount and we look forwards to assisting these happy investors on their next endeavour.

Wide angle shot of this lovely kitchen in Southampton, NJ. My client opened up the kitchen to create an open floor plan in a split-level home. To the left of the pantry was a wall that divided the room. To the right of the pantry was a window that we had covered up to allow for a better flowing kitchen design. Staggered cabinetry added dimension and sight lines to her kitchen that she had always wanted. I implemented stacked crown molding and a raised panel valance to tie everything together. We had agreed upon imperial coffee granite for the perimeter, but I wanted to add more warmth to the design. I suggested black walnut butcher block with durakryl finish to even out the grain variation. It worked out perfectly! The final touch was a tumbled travertine marble backsplash that added a traditional touch to the kitchen decor.

Our clients wanted to utilize this particular area of their home and really give it a function. It has been many things over the years: bonus room, dining area, etc. The kitchen is the natural gathering spot. They wanted to create a space that was an extension of the kitchen for entertaining and serving family and friends.
Architect, Cynthia Karegeannes was hired to draw up plans for a mudroom to corral the couple’s two dogs and stash the pet’s leashes, treats, etc. A large butler pantry was imagined with a full size refrigerator, prep sink, dishwasher and custom cabinetry to have items handy for entertaining. Innovative Construction, helped finalize the details and implemented the plans for the new addition. Interior Designer, Beth Weltlich with The House Dressing worked with homeowners, to select materials and finishes to unify the areas of the existing kitchen and the new spaces. A custom banquette was created with room under the staircase so that all of the space could be utilized. Furniture and accessories are still in the works as the homeowners let the area evolve to see exactly what their needs are. A collaborative effort-for sure!
The challenges included creating three separate areas (mudroom, banquette and butler pantry) with storage and versatility in one existing space. Having this additional space that was not always utilized, the homeowners feel the new addition will become an integral part of the families' living area.

Constructed in 1999, Big Trout Lodge is a 297-unit garden style apartment community located in beautiful Liberty Lake, Washington – just a 20-minute drive from both downtown Spokane and Coeur d’Alene, Idaho. Thanks to its bright, spacious floor plans, mature landscaping, outstanding location, and numerous community amenities including a resident clubhouse and fitness center, outdoor pool and spa, outdoor BBQ stations, firepits, and a community garden, Big Trout Lodge presents an exceptional opportunity to implement TMR’s tried and true value-add strategy.
The property has been meticulously maintained throughout the years, and about half of the property’s units underwent a light renovation during previous ownership. With a $5.4 million budget, TMR built on this momentum, renovating all units to a market-leading finish and transforming the common areas into best-in-class resident amenity spaces.

Classic Oak Elegance. Arden provides a timeless template with which to define your space. We designed the grain pattern to have just a hint of rustic, but it is still clean enough that you can convincingly use it in a modern setting.
The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement.
Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm).
For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty.
Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating.
SIZE MATTERS
Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths.
For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed.
DETAILS THAT COUNT
We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin.

We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Focusing on timeless wire-brush and European Oak styles, as well as more contemporary modern washes, our collection offers truly beautiful design that is both functional and inspiring.

This partially wooded, acre and a half lot in West Dundee presented many challenges.
The clients began working with a Landscape Architect in the early spring, but after not getting the innovative ideas they were seeking, the home builder and Architect suggested the client contact our landscape design/build firm. We immediately hit it off with the charismatic clients. They had a tall order for us: complete the design and implement the construction within a three month period. For many projects this would be a reasonable time frame. However construction delays and the coordination of multiple trades left a very short window to complete the work.
Beyond the tight time frame the site required specific care in preserving the many mature surrounding trees, as well as addressing a vast grade change. Over fifteen feet of grade change occurs from one end of this woodland property to the other.
All of these constraints proved to be an enormous challenge as we worked to include and coordinate the following elements: the drive layout, a dramatic front entry, various gardens, landscape lighting, irrigation, and a plan for a backyard pool and entertainment space that already had been started without a clear plan.
Fortunately, the client loved our design ideas and attention to detail and we were able to mobilize and begin construction. With the seamless coordination between our firm and the builder we implemented all the elements of this grand project. In total eight different crews and five separate trades worked together to complete the landscape.
The completed project resulted in a rewarding experience for our firm, the builder and architect, as well as the client. Together we were able to create and construct a perfect oasis for the client that suited the beautiful property and the architecture of this dream home.
