This particular area is the back deck bar. We have placed LED tape lighting under the bar area to give a nice glow here. It creates enough light so as to have guests feel comfortable seeing what they are doing, but not too much light so as to take away from the beauty of the patio, pool in the background and nature all around. Lighting the back deck helps to utilize your outdoor living spaces while creating a warm, glowing invitation with which to entertain family and friends. We increased safety and improved usage in the deep back yard by carving out a path following the natural swaleway. Incorporating the same honeycomb boulders and blackstar gravel used throughout the property, the home how has a beautiful path leading down to the greenbelt beyond the gate. This bathroom was designed as a surprise for my client's parent! An amazing and thoughtful gift anyone would be so happy to come home to. Function was our main focus in this design. We removed the large garden tub to accommodate a larger shower with a standing shower with body sprays and on the other end a seated area with a handheld shower wand for flexible shower options. Since function was so key in this master bath, we put an ample amount of shower niches in both showering areas for all the body products you could need at your fingertips. The previous window was too large and clear glass that gave no privacy so we replaced the window to give some privacy and added a frosted window for even more privacy. This allowed us to install decorative grab bars for safety without sacrificing style. A barrier free shower entrance creates an easy way to get in and out without the need for a shower door. A timeless design with some french style accents in a neutral color palette round out this bathroom. The shower floor tile give is some pattern to complement the white wall tile. Accent wall behind the vanity for some texture and pattern as well as keeping water from being splashed onto the drywall. For the main bathroom floor we went with a large 24" square rectified porcelain tile to give the look of a natural stone with a little variation for a natural look but much lower maintenance than natural stone. To top off the vanity, bench seat, sills and pony walls we did a warm grey and white quartz for a nice overall pattern, again something to keep with a more timeless look. This was a great project and such a great improvement not only to the house but to the daily life of the user!

This project was completed in a high-rise condo in Beltline. The unit had shared plumbing stacks and strict work-hour restrictions. The objective was improving ventilation and modernizing finishes without altering plumbing layout. Board approval documentation was submitted prior to construction.

When our clients purchased this home, their main focus was updating both the primary and guest bathrooms while adjusting the layout to be more functional on the second floor. They also wanted to make some other improvements to include adding a runner to the staircase for increased safety and refinishing all of the floors in the home. We brought some new life to the powder room on the first floor with a fun wallpaper and a sink that has an integral backsplash. Upstairs we made the layouts much more functional by making a few slight changes that had a very large impact.

Country exterior home idea in Baltimore

This project started as a repair to a severely age degraded basement wall. With a bit of creative thinking it became an opportunity for creating a daylight basement. The plan for this daylight basement project was to terrace the adjacent grade, allowing for a wall of lower level windows and a set of steps dropping down to a new exterior entry door. We had just enough room in the side yard setback to fit it all in. A daylight basement project such as this is no small matter regarding safety issues. I have a lot of respect for the fearless yet professional manner that Jason Smith of Ozz Construction showed to execute this difficult project. The temporary support shoring allowed the crew enough working room to put in the structural steel and wall framing that holds up the entire south side of the building. The completed daylight basement transforms the feel and functionality of this formally dark and dreary area. This new natural light will be a great improvement to this future finished apartment space.
