Transitional brown floor and dark wood floor living room photo in Charlotte with gray walls, a standard fireplace, a stacked stone fireplace and a wall-mounted tv

The best of past and present architectural styles combine in this welcoming, farmhouse-inspired design. Clad in low-maintenance siding, the distinctive exterior has plenty of street appeal, with its columned porch, multiple gables, shutters and interesting roof lines. Other exterior highlights included trusses over the garage doors, horizontal lap siding and brick and stone accents. The interior is equally impressive, with an open floor plan that accommodates today’s family and modern lifestyles. An eight-foot covered porch leads into a large foyer and a powder room. Beyond, the spacious first floor includes more than 2,000 square feet, with one side dominated by public spaces that include a large open living room, centrally located kitchen with a large island that seats six and a u-shaped counter plan, formal dining area that seats eight for holidays and special occasions and a convenient laundry and mud room. This home office was created from an outbuilding on the property. Seagrass wall-to-wall carpet was installed for ultimate durability and a relaxed vibe. We employed a high-low aesthetic to create a space that was unique but still within budget, utilizing the owner's Stickley desk, a custom desk chair, custom blush Roman shades, a Hudson Valley Fenwater chandelier and sconces, and multiple office items from budget sources like IKEA and The Container Store. The ceiling is painted Quicksand and walls and trim in White Dove by Benjamin Moore. Photo by Sabrina Cole Quinn Photography.

Example of a transitional formal and open concept dark wood floor living room design in New York with white walls, a standard fireplace and no tv

This contemporary kitchen design is a dream come true, full of stylish, practical, and one-of-a-kind features. The large kitchen is part of a great room that includes a living area with built in display shelves for artwork. The kitchen features two separate islands, one for entertaining and one for casual dining and food preparation. A 5' Galley Workstation, pop up knife block, and specialized storage accessories complete one island, along with the fabric wrapped banquette and personalized stainless steel corner wrap designed by Woodmaster Kitchens. The second island includes seating and an undercounter refrigerator allowing guests easy access to beverages. Every detail of this kitchen including the waterfall countertop ends, lighting design, tile features, and hardware work together to create a kitchen design that is a masterpiece at the center of this home.

To make it practical (for everyday living) and spunky (to fit the homeowners’ personalities), we used dark upholstery and whimsical art in this sitting room.

When our client bought their lot in Broken Top they did not build for years. Living in San Diego, they decided in 2011 to build a vacation home/ future retirement abode. Their vision included a welcoming single level with relaxing Master bedroom and bath, a kitchen/living/dining space to entertain family and friends, and an outdoor living space to enjoy the sunsets.Their vision became reality!! It also includes a wonderful second bedroom perfect for guests, with a separate entrance and a private bath with walk-in shower. The third bedroom doubles as an office with lots of windows.
The home is rustic from the front. Upon entering one notices the open floor plan and contemporary kitchen design as well as the beautiful rock fireplace and abundance of light. An extra-large island in the kitchen includes a wine cooler, bar sink, and eating area. The décor of the home is comfortable and warm. And the stunning dark Acacia wood flooring runs throughout the main living area.
This home is 3210 square feet on a single level. Natural mature landscaping surrounds the home giving it a settled-in feeling. This is a perfect home for retirees who host guests, or a small family. In this case, the couple will use it as their vacation get-away with retirement in their scope.

With our design expertise and experienced project management, Lorain Design remodeled all 3 Bathrooms and the Laundry Room for these clients with large format patterned wood grain tile and light textured laminate cabinets that we fell in love with.
The warm look of wood-tone tile is one of our current favorites for creating an inviting spa-like ambiance for bathrooms.
The Primary Bath was made with an eye for aging in place and it's gorgeous! One sink is lower with knee space for a wheelchair if needed and the shower access has no curb or shower door to get in the way.
