Rather than starting with an outcome in mind, this 1,400 square foot residence began from a polemic place - exploring shared conviction regarding the concentrated power of living with a smaller footprint. From the gabled silhouette to passive ventilation, the home captures the nostalgia for the past with the sustainable practices of the future. While the exterior materials contrast a calm, minimal palette with the sleek lines of the gabled silhouette, the interior spaces embody a playful, artistic spirit. From the hand painted De Gournay wallpaper in the master bath to the rugged texture of the over-grouted limestone and Portuguese cobblestones, the home is an experience that encapsulates the unexpected and the timeless.

The Millbrook Barn project consisted of the complete renovation of a dilapidated barn and chicken coop, located behind a small farm house in Millbrook, New York. As the smaller main house could not accommodate space for the children to play, the family wanted to update their unused space to create an expansive indoor playroom and gathering space. The strategy for this project was to renovate the barn and pool house using sustainable and reclaimed materials, to produce an intersection of modern and antique design In contrast to the all-white main house, we selected a deep charcoal grey for the new barn’s exterior. A subtle, sophisticated tension between traditional, rustic elements and more contemporary details prevails throughout, from wood-paneled walls and barn doors, to clean-lined square windows inspired by artist Donald Judd’s minimalist compound in Marfa, Texas. In our design, we wanted to create an authentic experience of the space, without having to fake farmhouse details. A number of kitchen and bathroom surfaces are made of prefabricated concrete, including the shower enclosures, fireplace, kitchen cabinets and three-inch-thick countertops. The floors throughout are made from engineered wood, with a driftwood-like finish that matches the weathered look of the salvaged cedar ceiling timbers. The lower, western wing of the L-shaped structure (originally the chicken coop) provides ample room for family feasts in the airy, open kitchen, living and dining area. Rounding out the architectural program is an upstairs bedroom loft which accommodates an overflow of guests, and features an inviting window seat and daybed. The loft overlooks the pool and sits above an attached pool house with boys’ and girls’ changing and shower rooms below. Solar panels, lined discretely along one slope of the standing-seam metal roof, power the pool’s heater. The interior decoration reflects the same chic but humble sensibility that characterizes the overall architectural design. In the playroom, paper globe lanterns hang above slouchy, brightly-hued chairs by Italian designer Paola Lenti; in the living and dining area, they enliven a suite of simple wicker and linen-covered chairs, some from the family’s existing home. Accessories in the space include raw silk rugs, boldly patterned kilims and rugged lighting features, which contribute to an overall rustic, yet elegant feel throughout.

Inspiration for a timeless home office remodel in Atlanta

Constructed in two phases, this renovation, with a few small additions, touched nearly every room in this late ‘50’s ranch house. The owners raised their family within the original walls and love the house’s location, which is not far from town and also borders conservation land. But they didn’t love how chopped up the house was and the lack of exposure to natural daylight and views of the lush rear woods. Plus, they were ready to de-clutter for a more stream-lined look. As a result, KHS collaborated with them to create a quiet, clean design to support the lifestyle they aspire to in retirement. To transform the original ranch house, KHS proposed several significant changes that would make way for a number of related improvements. Proposed changes included the removal of the attached enclosed breezeway (which had included a stair to the basement living space) and the two-car garage it partially wrapped, which had blocked vital eastern daylight from accessing the interior. Together the breezeway and garage had also contributed to a long, flush front façade. In its stead, KHS proposed a new two-car carport, attached storage shed, and exterior basement stair in a new location. The carport is bumped closer to the street to relieve the flush front facade and to allow access behind it to eastern daylight in a relocated rear kitchen. KHS also proposed a new, single, more prominent front entry, closer to the driveway to replace the former secondary entrance into the dark breezeway and a more formal main entrance that had been located much farther down the facade and curiously bordered the bedroom wing. Inside, low ceilings and soffits in the primary family common areas were removed to create a cathedral ceiling (with rod ties) over a reconfigured semi-open living, dining, and kitchen space. A new gas fireplace serving the relocated dining area -- defined by a new built-in banquette in a new bay window -- was designed to back up on the existing wood-burning fireplace that continues to serve the living area. A shared full bath, serving two guest bedrooms on the main level, was reconfigured, and additional square footage was captured for a reconfigured master bathroom off the existing master bedroom. A new whole-house color palette, including new finishes and new cabinetry, complete the transformation. Today, the owners enjoy a fresh and airy re-imagining of their familiar ranch house. Project Overview: The Backyard Renovation 3D Rendering project was developed to visually communicate the design intent and vision for a residential outdoor space. The project aimed to provide clear and engaging representations for both the contractor and the homeowner's association, facilitating a shared understanding of the proposed enhancements. Key Features: 1. New Driveway with Automatic Gates: The design features a contemporary driveway equipped with automated gates, providing convenience and improved security for the property. 2. Exercise Gym with Yoga Area: A dedicated space for fitness activities that includes both a traditional exercise gym and a serene yoga area, encouraging an active and healthy lifestyle. 3. Coffee Station with Juice Bar: This inviting area is designed for relaxation and socialization, featuring a coffee station complemented by a juice bar to enhance outdoor entertaining. 4. Secluded Meditation Space: A tranquil retreat is included, featuring a soothing wall fountain, cold plunge, and sauna, all surrounded by lush tropical vegetation to create an oasis for relaxation and mindfulness. 5. Lush Tropical Vegetation: The landscaping incorporates a variety of tropical plants that enhance privacy, beautify the space, and contribute to the overall calming atmosphere of the outdoor environment. Project Goals: The main goals of the project were to: • Visualize the backyard renovation to gain approval from the homeowner’s association. • Facilitate collaboration with the contractor by providing detailed renderings. • Create an aesthetically appealing and functional outdoor living space that meets the lifestyle needs of the homeowners. The 3D renderings successfully encapsulated the vision for the backyard renovation, presenting a harmonious blend of design and functionality. The visualizations served as a critical tool in moving forward with the project, ensuring clarity in communication and direction for all stakeholders involved.

Our introduction to the Tahoe site was in late winter, on a clear sunny day with filtered light and long shadows through snow-laden fir and pine bows. It made a strong impression, stored for future consideration but the impetus for the design came soon after the spring snow melt. A powerful sense of horizontal layering of vegetation and various stages of decomposing downed timber on the two-acre site, juxtaposed with pine and fir trees and the dense canopy of the surrounding forest. The site is located near the historic 1960 Olympic Nordic track, situated on the edge of wetlands and seasonal streams. The homeowners were previous clients and dreamt of having a retreat in the Sierras away from their home base in Berkeley, CA. Among skiers, bike riders, hikers, and boaters, they found the ideal central location for their home base near Lake Tahoe. The home is organized as a series of linked spaces, each providing a unique sensory experience and connection to different parts of the site, both vertically and horizontally. The design includes extensive use of glass to create a true indoor/outdoor connection and maximize natural light. At the center of the site are two large fir trees, which the building respectfully wraps around in an L shape to create a focal point in the landscaped courtyard. A refined, context-driven palette of natural materials including cedar, oak, fir, and steel is used to harmoniously blend in among the surroundings. The construction includes advanced details such as thermally broken steel beams supporting layered roof planes engineered to hold snow rather than shed it. Designed to resist significant load, we exposed the steel structure as a recurring element in the interior spaces. The resulting columns and support beams contribute to the familiar design aspects of each room and provide a better understanding of how the building was constructed. The second floor features cantilevered volumes that reach out into the nearby evergreen limbs, likening the experience to being in a tree house. The house incorporates features such as radiant heating, solar panels, and operable windows for passive cooling. Fire safety measures include the use of naturally fire-resistant materials, a Class A roof construction, sprinklers, and drought-tolerant landscaping beyond the defensible space.

This subterranean nature of the home provides interior grandeur for guests but offers a welcoming and humble approach, fully satisfying the clients requests. While the lot has an east-west orientation, the home was designed to capture mainly north and south light which is more desirable and soothing. The architecture’s interior loftiness is created with overlapping, undulating planes of plaster, glass, and steel. The woven nature of horizontal planes throughout the living spaces provides an uplifting sense, inviting a symphony of light to enter the space. The more voluminous public spaces are comprised of stone-clad massing elements which convert into a desert pavilion embracing the outdoor spaces. Every room opens to exterior spaces providing a dramatic embrace of home to natural environment. Grand Award winner for Best Interior Design of a Custom Home The material palette began with a rich, tonal, large-format Quartzite stone cladding. The stone’s tones gaveforth the rest of the material palette including a champagne-colored metal fascia, a tonal stucco system, and ceilings clad with hemlock, a tight-grained but softer wood that was tonally perfect with the rest of the materials. The interior case goods and wood-wrapped openings further contribute to the tonal harmony of architecture and materials. Grand Award Winner for Best Indoor Outdoor Lifestyle for a Home This award-winning project was recognized at the 2020 Gold Nugget Awards with two Grand Awards, one for Best Indoor/Outdoor Lifestyle for a Home, and another for Best Interior Design of a One of a Kind or Custom Home.
