The Ranch Pass Project consisted of architectural design services for a new home of around 3,400 square feet. The design of the new house includes four bedrooms, one office, a living room, dining room, kitchen, scullery, laundry/mud room, upstairs children’s playroom and a three-car garage, including the design of built-in cabinets throughout. The design style is traditional with Northeast turn-of-the-century architectural elements and a white brick exterior. Design challenges encountered with this project included working with a flood plain encroachment in the property as well as situating the house appropriately in relation to the street and everyday use of the site. The design solution was to site the home to the east of the property, to allow easy vehicle access, views of the site and minimal tree disturbance while accommodating the flood plain accordingly.

This farmhouse style home was already lovely and inviting. We just added some finishing touches in the kitchen and expanded and enhanced the basement. In the kitchen we enlarged the center island so that it is now five-feet-wide. We rebuilt the sides, added the cross-back, “x”, design to each end and installed new fixtures. We also installed new counters and painted all the cabinetry. Already the center of the home’s everyday living and entertaining, there’s now even more space for gathering. We expanded the already finished basement to include a main room with kitchenet, a multi-purpose/guestroom with a murphy bed, full bathroom, and a home theatre. The COREtec vinyl flooring is waterproof and strong enough to take the beating of everyday use. In the main room, the ship lap walls and farmhouse lantern lighting coordinates beautifully with the vintage farmhouse tuxedo bathroom. Who needs to go out to the movies with a home theatre like this one? With tiered seating for six, featuring reclining chair on platforms, tray ceiling lighting and theatre sconces, this is the perfect spot for family movie night! Offering a beautiful view through a large window into the backyard, we knew we would highlight the window and design a new kitchen layout, around that window. The former kitchen felt closed in with super dark cabinets. Along with the homeowner, our team designed a light and airy kitchen, including a new pass through to the dining room. Closed off from the kitchen before, the pass through not only allows light to flow in from the beautiful bay window in the dining room, but if offers a functional countertop used for entertaining and serving guests. Not pictured is a drop zone, located immediately when you enter from the mudroom. Drop zones are fantastic for everyday items like keys, wallets, dog gear and more. We added an additional opening to the living room, right off the kitchen as well as a wet bar strategically placed outside the ever day kitchen work zone. Wet bars are fantastic for holding entertainment dishware, barware and appetizers! We finished the space with beautiful new hardwood floors throughout the entire first floor, except the tile in the mudroom.

The Chelsea Loft combined two adjacent lofts into a four bedroom home. The home was designed to flexibly adapt with the owners as they grew their young family. The design also preserved the open industrial spaces of the original loft building. These open spaces were created for multiple activities throughout the day: entertaining, cooking, lounging, playing, exercising, and working. Sliding wall panels and “deep” walls housed numerous storage systems, allowing for areas to be adapted differently throughout the day. The adaptability of the spaces was the essential aspect to the design-- transforming the owners’ everyday needs into a flexible and well-loved home. The interior partitions were also minimized, which maximizied the natural light flowing from three sides of the loft. One of these sides included an outdoor terrace, which was also renovated to provide a more open connection between the interior and exterior.

Jonathan Salmon, the designer, raised the wall between the laundry room and kitchen, creating an open floor plan with ample space on three walls for cabinets and appliances. He widened the entry to the dining room to improve sightlines and flow. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.

The primary goal of this basement project was to give these homeowners more space: both for their own everyday use and for guests. By excavating an unusable crawl space, we were able to build out a full basement with 9’ high ceilings, a guest bedroom, a full bathroom, a gym, a large storage room, and a spacious entertainment room that includes a kitchenette. In all, the homeowners gained over 1,100 of finished space.

The clients believed the peninsula footprint was required due to the unique entry points from the hallway leading to the dining room and the foyer. The new island increases storage, counters and a more pleasant flow of traffic from all directions. The biggest challenge was trying to make the structural beam that ran perpendicular to the space work in a new design; it was off center and difficult to balance the cabinetry and functional spaces to work with it. In the end it was decided to increase the budget and invest in moving the header in the ceiling to achieve the best design, esthetically and funcationlly. Specific storage designed to meet the clients requests include: - pocket doors at counter tops for everyday appliances - deep drawers for pots, pans and Tupperware - island includes designated zone for baking supplies - tall and shallow pantry/food storage for easy access near island - pull out spice near cooking - tray dividers for assorted baking pans/sheets, cutting boards and numerous other serving trays - cutlery and knife inserts and built in trash/recycle bins to keep things organized and convenient to use, out of sight - custom design hutch to hold various, yet special dishes and silverware Elements of design chosen to meet the clients wishes include: - painted cabinetry to lighten up the room that lacks windows and give relief/contrast to the expansive wood floors - monochromatic colors throughout give peaceful yet elegant atmosphere o stained island provides interest and warmth with wood, but still unique in having a different stain than the wood floors – this is repeated in the tile mosaic backsplash behind the rangetop - punch of fun color used on hutch for a unique, furniture feel - carefully chosen detailed embellishments like the tile mosaic, valance toe boards, furniture base board around island, and island pendants are traditional details to not only the architecture of the home, but also the client’s furniture and décor. - Paneled refrigerator minimizes the large appliance, help keeping an elegant feel Superior cooking equipment includes a combi-steam oven, convection wall ovens paired with a built-in refrigerator with interior air filtration to better preserve fresh foods.
