When our clients purchased this home, their main focus was updating both the primary and guest bathrooms while adjusting the layout to be more functional on the second floor. They also wanted to make some other improvements to include adding a runner to the staircase for increased safety and refinishing all of the floors in the home. We brought some new life to the powder room on the first floor with a fun wallpaper and a sink that has an integral backsplash. Upstairs we made the layouts much more functional by making a few slight changes that had a very large impact.

Mike and Anne of Barrington Hills desperately needed to update and renovate both their kid’s hall bath and guest bath, and in their 1980’s home each project presented a different set of unique challenges to overcome. When they set out to identify the right remodeling company to partner with, it was important to find a company that could help them to visualize design solutions for the bath renovations. When they came across Advance Design Studio’s website, they were immediately drawn to the solution-oriented remodeling process and the family friendly company. They say they chose Advance Design because of the integrated approach of “Common Sense Remodeling”, making the design, project management and construction all happen in one place. When they met with Project Designer Michelle Lecinski, they knew they chose the right company. “Michelle’s excellent work on the initial designs made it easy to proceed with Advance Design Studio,” Mike said. Like most homeowners anticipating a big renovation project, they had some healthy fears; with two bathrooms being remodeled at the same time they worried about timeframes and staying within budget. With the help of Michelle, and the “Common Sense” guidelines, they were confident that Advance Design would stay true, orchestrating all the moving parts to stay within both the estimated timeline and budget. The guest bath offered the biggest design challenge. A dormer obstruction made the already cramped shower awkward to access. Mike and Anne also wanted the shower size to be expanded, making it more accommodating. Working with Advance’s construction expert DJ Yurik, Michelle relocated the shower concealing the original dormer and creating a larger, more comfortable and aesthetically pleasing guest shower. The unsightly and not at all user-friendly closet was removed and replaced with elegant White Maple Dura Supreme cabinetry with much improved function featuring dual tall linen cabinets, a special makeup area and two sinks, providing a dual vanity which was extremely important for better guest use. The Fossil Brown quartz countertop is in pleasing contrast to the white cabinetry, and coordinates nicely with the mocha porcelain tile gracing the shower for an accent. The decorative glazed turquoise tile backsplash, tile border, and bottle niche adds a taste of marine green to the room, while marble-looking porcelain tile makes guests feel they are staying in a 5-star hotel. Polished nickel Kohler plumbing fixtures were chosen to add a touch of sophistication. This renovated guest bath is comfortable and elegant, and Anne and Mike’s house guests may never want to leave! “The end result was updated and restyled bathrooms that the client will enjoy and increase the value of their home,” Designer Michelle said. The children’s hall bath had its own set of challenges. The current placement of the sink was not conducive to the best use of the existing space, nor did it allow for any visual interest, something Advance’s designers always work to achieve even within the tight confines of a small bath. Advance removed the linen closet and used the gain in wall space to create a dramatic focal point on the vanity wall. They also took additional space that wasn’t being used for new Storm Gray Dura Supreme tall built-in linen cabinets, creating functional storage space that the former bath lacked. A customized glass splash panel was created for the bath, and the high ceilings with skylights were accented with a custom-made track lighting fixture featuring industrial pipe and cage materials. Authentic cement encaustic tile was used wall to wall surrounding the vanity to create a dramatic and interesting back drop for the new elegant and stately furniture-like double sink wall. Hand-made encaustic tile originated in Western Europe beginning in the 1850’s and reminded Mike and Anne of tile they had seen and loved from their travels overseas. Today, encaustic tile has made a re-appearance in today’s modern bath design with its wide array of appealing patterns and artistic use of color. Oil rubbed bronze Kohler fixtures echo the black accents in the beautiful tile pattern and reflect the matte black of the unique lighting detail. Easy to maintain Blanca Arabescato Quartz countertops add practicality and natural beauty and compliments the warm wood porcelain tile floors. This handsome bath has generated praise from friends and family even before it’s complete unveiling as photos of the space leaked out on social media! It’s not only completely functional to use, but especially pretty to look at. “Advance Design Studio did a terrific job for us. We really appreciated how easy it was to work with them on a complex project of the complete remodeling of two bathrooms. They very capably handled all the details from design, to project management, to construction. The owners of this beautiful home in Montlake desperately needed more space for their growing family. We gave them the breathing room they craved by putting an addition on the back of the house that extended the square footage across all three floors (basement, main floor and second floor). This allowed for a more spacious kitchen that opens to the backyard and offers plenty of natural light. We refreshed the existing cabinets with new paint and added more storage with built-in cabinets and a casual dining area with integrated bench seating. We also reconfigured the entire second floor to allow ample space for an airy master suite, plus two more bedrooms and a shared bathroom. In the basement, we lowered the floor to increase the ceiling height, and transformed it into a comfortable space for entertaining friends or relaxing with the family. The remodeled basement now includes a family media room with plenty of built-ins, a wet bar, a guest bedroom, and a bathroom.

The horizontal display racks store the bottles horizontally, with the labels facing out. The space below the tabletop provides storage for the wine boxes. An existing wine cellar in a La Jolla, San Diego home was expanded to accommodate the growing collection of the owner. We worked on this project twice. The first installation was completed in 2008. After about 5 years, the client requested us to double the capacity of their wine room, but maintain the contemporary design. We added new sections to the existing racking to provide additional space for more wines. Stunning Wine Cellar for a Contemporary Home We completed a wine cellar installation project in La Jolla, an affluent city of San Diego, California, where we had to match the contemporary design of the home. The beautiful residential space was originally built with glass and wood. All the woodworking was constructed from Sapele Mahogany, which is common in many parts of the house. The cabinetry and furniture had to be the same tone and material. We have worked on this project twice. The first time was in 2008 and the second one was in 2013. We needed to expand and double the size of the custom wine cellar. A very integral part of this homeowner’s life is their wine and the collecting of wine. Our main goal was to create a racking design that consists of various orientations to allow the owner to store different sizes of bottles. Racking Features of the La Jolla Custom Wine Cellar The original room was constructed when the home was built. The architect, designing team, and contractor gave us a palette to match the existing cabinetry. The owners didn’t know what their needs were going to be. When they buy cases of wine, for example, they just put some of the bottles in the diamond bins and some in individual bottle spaces. In 2013, we tried to make the racking as universal as possible. The original capacity of the wine room was 1,100 bottles. It increased to 1,624 after the expansion of the space and adding more wine racks. Elevation 1 The first area of the room consists of racking for individual storage at the top section, with a VC-style cover for concealing the evaporator. There are diamond bins in the middle that can store nine bottles in each opening. We added many slots for large format bottles below the diamond bins because the owners stored bigger bottles in the first room, as big as 9 liters. What we did was to open up a couple of spaces to create a wider wine storage area. The whole racking in this area has a solid end panel. We took out the vertical supports and put the beam supports across to bear the load. We incorporated a coved tray feature to allow the owners to get a feel for the beautiful bottles in their collection. The large format bottles are stored in various heights, resulting in a cascading wine display. This style of racking allows for easy visibility of the wine labels. We installed LED lighting above this area to illuminate the space dramatically without emitting too much heat. Elevation 2 The next racking is labeled Elevation 2, which is the left wall that you will pass by before you go into the other storage area. It consists of horizontal display racks that can store both standard and larger bottles. These display racks, which are 8 ¼” deep, were installed with lighting and mirror at the back. The middle section has two glass shelves that provide an area for the client’s wine cellar accessories and mini car collection. Elevation 3 On the 3rd Elevation, the top racking includes slots with twelve coved trays and six solid backs. We added new individual column wine racks, and custom cabinets with scalloped neck supports to the existing cabinetry. Now, the total capacity of the individual bottle racking is 384, and the custom cabinets can accommodate 34 bottles. There is a double deep Sapele Mahogany tabletop where we installed very large steel supports under it. This will provide structural stability for bearing the weight of this big case storage area. The homeowner buys a lot of wine, so he wanted to have an area where he could stack all the boxes. He didn’t want the boxes to occupy the area at the front. With this feature, he could just bring the wines directly to this storage area, without affecting the aesthetic appeal of the front entrance of his La Jolla custom wine cellar. Elevations 4 and 5 The next wall is Elevation 4, which consists of wine racks for 98 magnum bottles. The top most section has a VC-style evaporator cover. Elevation 5 (in front of elevation 3), had twelve coved trays, 16-bottle custom cabinets with scalloped neck supports, and one hundred eighty individual storage slots. After adding new sections, we ended up having sixteen coved trays, 26-bottle custom cabinets, and 288 individual bottle racking. Rolling Ladder for Easy Access of Wines Another factor that we consider when designing a wine room is the convenience in accessing the bottles. Since the ceiling of this La Jolla custom wine cellar was tall (about 124” height), we added a hook rolling ladder. A hook ladder has fixtures that allow it to slide along the rail and can be lifted off the rail if you want to transfer it to another section of the racking on a different wall. This 1,800 sq ft all-season cottage is designed to make the most of its breathtaking south-facing view of the Ottawa River. Every aspect of the cottage was carefully considered to optimize the relationship between indoor and outdoor spaces, ensuring the water views are an integral part of daily life. The homeowners had just purchased this home in El Segundo and they had remodeled the kitchen and one of the bathrooms on their own. However, they had more work to do. They felt that the rest of the project was too big and complex to tackle on their own and so they retained us to take over where they left off. The main focus of the project was to create a master suite and take advantage of the rather large backyard as an extension of their home. They were looking to create a more fluid indoor outdoor space. When adding the new master suite leaving the ceilings vaulted along with French doors give the space a feeling of openness. The window seat was originally designed as an architectural feature for the exterior but turned out to be a benefit to the interior! They wanted a spa feel for their master bathroom utilizing organic finishes. Since the plan is that this will be their forever home a curbless shower was an important feature to them. The glass barn door on the shower makes the space feel larger and allows for the travertine shower tile to show through. Floating shelves and vanity allow the space to feel larger while the natural tones of the porcelain tile floor are calming. The his and hers vessel sinks make the space functional for two people to use it at once. The walk-in closet is open while the master bathroom has a white pocket door for privacy. Since a new master suite was added to the home we converted the existing master bedroom into a family room. Adding French Doors to the family room opened up the floorplan to the outdoors while increasing the amount of natural light in this room. The closet that was previously in the bedroom was converted to built in cabinetry and floating shelves in the family room. The French doors in the master suite and family room now both open to the same deck space. The homes new open floor plan called for a kitchen island to bring the kitchen and dining / great room together. The island is a 3” countertop vs the standard inch and a half. This design feature gives the island a chunky look. It was important that the island look like it was always a part of the kitchen. Lastly, we added a skylight in the corner of the kitchen as it felt dark once we closed off the side door that was there previously. Repurposing rooms and opening the floor plan led to creating a laundry closet out of an old coat closet (and borrowing a small space from the new family room). The floors become an integral part of tying together an open floor plan like this. The home still had original oak floors and the homeowners wanted to maintain that character. We laced in new planks and refinished it all to bring the project together. To add curb appeal we removed the carport which was blocking a lot of natural light from the outside of the house. We also re-stuccoed the home and added exterior trim.

This East Troy home on Booth Lake had a few drainage issues that needed to be resolved, but one thing was clear, the homeowners knew with the proper design features, their property had amazing potential to be a fixture on the lake. Starting with a redesign of the backyard, including retaining walls and other drainage features, the home was then ready for a radical facelift. We redesigned the entry of the home with a timber frame portico/entryway. The entire portico was built with the old-world artistry of a mortise and tenon framing method. We also designed and installed a new deck and patio facing the lake, installed an integrated driveway and sidewalk system throughout the property and added a splash of evening effects with some beautiful architectural lighting around the house. A Timber Tech deck with Radiance cable rail system was added off the side of the house to increase lake viewing opportunities and a beautiful stamped concrete patio was installed at the lower level of the house for additional lounging. Lastly, the original detached garage was razed and rebuilt with a new design that not only suits our client’s needs, but is designed to complement the home’s new look. The garage was built with trusses to create the tongue and groove wood cathedral ceiling and the storage area to the front of the garage. The secondary doors on the lakeside of the garage were installed to allow our client to drive his golf cart along the crushed granite pathways and to provide a stunning view of Booth Lake from the multi-purpose garage. This 1,800 sq ft all-season cottage is designed to make the most of its breathtaking south-facing view of the Ottawa River. Every aspect of the cottage was carefully considered to optimize the relationship between indoor and outdoor spaces, ensuring the water views are an integral part of daily life. At the heart of the cottage is the expansive open-concept kitchen, dining, and living area, featuring a striking stone fireplace and vaulted ceilings. An abundance of windows along the river-facing side allows natural light to flood the space while offering uninterrupted views of the water. Strategic design elements, including retractable canopies, provide shade during hot summer months while allowing for increased sunlight during the winter to enhance the warmth and comfort of the interiors. Perfect for entertaining, the spacious sunroom serves as a flexible space for both intimate gatherings and larger groups. It includes a second stone fireplace and ample room for dining and lounging, with seamless access to the outdoor deck. For sun lovers, the deck provides the perfect spot to bask in the warmth, while the canopy offers a shady retreat to enjoy the river views during hot days. A cozy firepit patio closer to the water creates an inviting space for evening gatherings, complete with the charm of a crackling fire and views of the river. Off the sunroom, a screened porch offers a shaded escape, providing relief from the heat and bugs during the summer afternoons. This porch is conveniently located next to the BBQ area, allowing for easy outdoor cooking and socializing. The primary bedroom suite includes a bedroom partition wall that allows the bed to face the river while providing unimpeded access to the walk-in closet and ensuite bathroom. The main level also includes a butler’s pantry, office, full bathroom, and a second bedroom ideal for family. The lower level expands the living space further, offering four additional guest bedrooms, a bunk room for the kids, ample storage, a laundry room, and a versatile games room. The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.
