Side Street Suite is a contemporary 640-square-foot accessory dwelling unit (ADU) that sits perched among trees in Minneapolis. The homeowner is an empty nester who no longer desired to inhabit a 2,700 square feet home. A unique solution was to build a one-bedroom ADU in the backyard of his rental duplex. The ADU feels much larger than would seem possible thanks to strategically placed glass on all exterior walls and roof. The home is expanded with unique views which in turn create a dynamic experience of the path of sunlight over the course of the day. The kitchen is compact yet well-appointed, offering most of the amenities of a larger home, albeit in more compact form. The bedroom is flanked by a walk-in closet and a full bathroom containing a combination washer/dryer. Playful, bold colors enliven the interiors: blue stair treads and wood handrail and blue quartz countertop. Exterior materials of composite wood siding and cement board panels were chosen for low-maintenance and durability. Bikers passing by the property often give the owner a thumbs-up, indicative of neighborhood enthusiasm and support for “building small.”

Christmas holiday design for an amazing exotic animal conservation ranch in Texas. Our goal was to deliver a holiday scheme indicative of rustic Texas. For year 2013 our look was to design with a color palette of red, green, tan and gold pulling from the use of natural elements, often found on the ranch, such as pheasant and ostrich feathers, deer sheds, lichen covered branches, beautiful vintage fowl and small critter taxidermy, massive pine comes, silver birch branches, natural nests, etc.. mixed with vintage wood skis, copper bladed ice skates, rustic lanterns with battery operated candles on remote, etc.. mixed with layers of printed burlap and crystal velvet brocade ribbon, beads, burnished gold glass ornaments, red velvet poinsettias, etc..

Almost there; a note pad with a punch list and hardware aside are indicative that the home is coming down the home stretch!

This project was a relatively modest scale addition with a typical program: a new rear-facing family room on the first floor with master bedroom suite above. All photographs by Ken Wyner unless otherwise indicated.

Designer: Ramona Tan, CKBR This client plans to Age in Place in her home. Her bathroom remodel required Aging in Place features without compromising her contemporary style. Replacing the tub with a shower and corner bench provided better usability for the client with easier maintenance. The shower pan was treated with a material that was different in pattern and texture in order to visually indicate a change in flooring transition. Lever style fixtures provided ease of use with minimal dexterity required. Attractive grab bars were strategically placed per client’s specific needs (ie. a seated position at the toilet and shower bench).

The nursery/playroom is for the ten Grand-children when they come and visit. The theme of the mural is "creature of the sea". Each fish portrait a Grand-child holding a sign indicating their name and date of birth. The shark was first drawn with teeth but some of the Grand-children were a little scared due to young age. At the right corner you can see how the shark was modified to be more kids friendly.

Perched above Puget Sound, this new Scandinavian farmhouse features crossed gable ends, traditional falun red stain, white trim, covered porches & shed dormers. A workshop & garage behind are connected to the back porch by a covered breezeway. Traditional Scandinavian built-in beds allow upstairs rooms to do double duty as both offices & guest rooms. When designing this kitchen update and addition, Phase One had to keep function and style top of mind, all the time. The homeowners are masters in the kitchen and also wanted to highlight the great outdoors and the future location of their pool, so adding window banks were paramount, especially over the sink counter. The bathrooms renovations were hardly a second thought to the kitchen; one focuses on a large shower while the other, a stately bathtub, complete with frosted glass windows Stylistic details such as a bright red sliding door, and a hand selected fireplace mantle from the mountains were key indicators of the homeowners trend guidelines. Storage was also very important to the client and the home is now outfitted with 12.

This homeowner was in need of more space and updated space. Factor was able to add a second story with more bedrooms and bathrooms while still keeping the original aesthetic of the house. The overall aesthetic features a transitional design with an open concept living space on the main floor. There are plenty of wood accents that were indicative of bungalow homes including built-ins as seen in the window bench seating. Classic details from the shaker cabinets to the honeycomb tiles provide a nod to the bungalow style. We call it a bungalow pop-top refresh for a growing family. The kitchen features a farmhouse-style sink with a pulldown faucet. Blue kitchen cabinets with white quartz countertops and walnut island countertops. The stair railings are powder coated black. This is our new, industrial style vanity base! The vanity base is constructed from solid steel and the doors have been treated with a chemical patina to give the piece a charming weathered, distressed appearance. It is handmade by us and can be customized in nearly any way imaginable. However, this listing is for one with overall dimensions of 61” W x 18.5” D x 31″ high. This piece is made without the marble top and we encourage our customers to source their own. This vanity base could also be built with a reclaimed wood top and sides if you prefer. We have built this one with four doors, but it could be made with more or less and with any patina or finish you see on any of our other pieces.
