Transitional Architectural Theatre Lighting & Interior Design This Batman themed theater was not part of the original theater plans. I was hired by the owners to do lighting design for their new construction home. In my first preliminary lighting plan presentation the husband expressed his passion for a Batman themed theater and showed me an image of a Batman themed theater he liked. Which he followed up to say it was out of his budget. I was hired for lighting design. What the owners did not know was that I have an interior design degree. I asked what amount he was willing to spend for a Batman themed theatre. I knew I could design the theatre for a quarter of the cost of the theatre he had shown me. I felt comfortable saying I could design lighting and interiors for the theatre within their budget. I proceeded with bringing in my team of artists to review the images of his Batman comic magazine collection that had to be in the theater: Batcave, Wayne Manor, Lincoln Penney, Bat phone and the Joker. As the images indicate, we succeeded in designing and installing the Batman themed theatre to meet the client's criteria. At the owner’s request: Linear LEDs lit the Batcave faux wall murals of stone and Wayne Manor aged wood columns, custom crystal wall sconces, and a library with a life size Batman costume hidden behind a false bookcase. A false wooden window with a Gotham City Mural of the Bat signal were revealed by using ultraviolet black lights. It was a fun project but could not have been accomplished without a team of excellent artists, building contractors, A.V. control company, millwork fabricators and electricians. The traditional septic tank For a very long time, the septic tank ruled the roost when it came to residential water treatment. This tank is a fairly simple construction and is very widely used. It relies on the sedimentation process to deal with residential wastewater. Sometimes the septic tank can be boosted in its processes with the use of: • Flocculates. • Chemical inputs. • Patented or proprietary technology and so on. Of course there is a lot of science and research that has gone into these methods of treating wastewater. For instance, the use of a septic tank, as stated above is a biological, anaerobic method of treatment. Biological processes will also cater for destroying any disease causing organisms. The combined approach Residential wastewater is also treated with the use of a combination of methods. For instance, a device that uses an aerobic approach to wastewater treatment will also have mechanical components to get the process to be even more effective. It is critical to invest in a system that promises total – 100% - treatment of the wastewater. If the residential wastewater is not treated comprehensively then the effluents can cause all kinds of health issues to the people in the property. Effective systems If you are scouting for a system to help in treating residential wastewater then you should know that there are systems that are sophisticated in their working. Flow equalization to ensure 100% treatment and the use of an internet based alarm system make such products very effective and energy efficient too. It is also a good idea to check with your local sanitation authorities before investing in products so you can ensure you are compliant with all local health and public safety rules and regulations. For instance, using NSF certified systems can help in this regard.

Presenting a case study of a client located in Nagoya, Japan. This client resides in an 85 square meter, two-bedroom, two-living room residence. The overall style of the house incorporates a blend of Japanese wooden and Nordic modern aesthetics. The client discovered us through a Google search and sought our expertise in recommending and selecting lighting fixtures suitable for their living room and dining area. The client expressed a preference for localized lighting, indicating a high requirement for accentuating specific areas. After reviewing the floor plans and renderings provided by the client, we assisted them in making their choices. Starting with the dining area, which is a separate space occupying approximately 10 square meters, the client has a solid wood dining table measuring 1.8 meters in length. Their preference for warm lighting led us to recommend the PH5 Macaron Pendant Light in a Nordic modern style. This pendant light offers a wide range of color options, and the client personally selected a combination of white and orange, paired with warm light sources. The actual result of this combination is truly remarkable. As the client had additional auxiliary lighting such as light strips installed in the dining area, the pendant light primarily serves the purpose of focusing the light on the food, perfectly meeting the client's requirements. Moving on to the living room, the client also has light strips installed on the ceiling and track lights in place. They expressed a need for a floor lamp beside the sofa to provide localized lighting, as they enjoy reading in the living room. Hence, we selected a unique umbrella-shaped wooden floor lamp that complements the pendant light in the dining area. This choice harmonizes well with the overall style of the dining area, which showcases a Japanese wooden aesthetic. When the client received the products, they expressed their complete satisfaction with how well the lighting fixtures aligned with their needs. I am sharing this case study with everyone, hoping it will provide inspiration and ideas for your own home renovations.

"Transitional" -- what exactly does this term mean? Especially, when describing interior design. Transitional style design, usually means that you have characteristics of both modern and traditional in your space. You kind of fall in that even middle ground between both styles. For this dining room, our client was just that. However, she wasn't aware of it. She was trying to pair multiple traditional elements together, but it left her feeling unhappy. The space was feeling dark, filled with heavy furniture and nothing was popping or even uplifting. She knew she liked to mix patterns and textures, but was also unsure of how to achieve that. As I looked around her home, I realized that their art collection definitely leaned more on the modern and colorful side of the spectrum. This was a big indicator to me, she wasn't fully traditional at all, she was more transitional! That was my que, and we got to work and this is the result. Native House Photography

This house built in the 1990s never had renovations done prior to this whole house remodel. Filled with vibrant wallpaper and shiny brass finishes so indicative of the time the house was in need of a major upgrade and refresh. The laundry room already had ample space and storage, but we tailored the storage for the family. An integrated shoe shelf allows for a clean space to store shoes in this no shoe household. A fold down, integrated ironing board provides functionality without crowding the space. The powder bath is the only bath on the first floor, so is a full bath, but functions as a powder bath 90% of the time. We wanted to keep the focus away from the shower and keep the fun of a powder bath. A custom window pane patterned etched glass shower allows the shower to stay in the background. In the master bath there was also ample space, but the design was in great need of an upgrade. With a decked-in tub and shower that you had to step up and then down into, the space needed a better flow and easier access. A freestanding tub allowed all of the decking to be removed and gave space for a larger, more luxurious shower. A huge linen storage with bench that double as a suitcase stand finishes out the space nicely. The room was given a clean, modern farmhouse feel to really freshen up the space. The focus of this kitchen was to open up the workflow, creating a space for the family to work comfortably while also creating a beautiful and inspiring space. Placing a large refrigerator at the edge of the kitchen, adding a beverage refrigerator, using a Galley Workstation and having the island at a slightly lower height makes it highly functional for the whole family. It is rare to achieve a long line of symmetry, but with a feature wall created around the range top we were able to do so. We created an antique armoire feel with the panel ready refrigerator and custom panel design above. A mixture of hardware was used, the gray stained hickory cabinets were paired with matte black hardware, while the designer white cabinets were paired with brass hardware. A very custom refrigerator cabinet was created that emphasized the armoire feel. A long wall of 9” deep tall cabinets created a very beautiful as well as highly functional pantry space.

Christmas holiday design for an amazing exotic animal conservation ranch in Texas. Our goal was to deliver a holiday scheme indicative of rustic Texas. For year 2013 our look was to design with a color palette of red, green, tan and gold pulling from the use of natural elements, often found on the ranch, such as pheasant and ostrich feathers, deer sheds, lichen covered branches, beautiful vintage fowl and small critter taxidermy, massive pine comes, silver birch branches, natural nests, etc.. mixed with vintage wood skis, copper bladed ice skates, rustic lanterns with battery operated candles on remote, etc.. mixed with layers of printed burlap and crystal velvet brocade ribbon, beads, burnished gold glass ornaments, red velvet poinsettias, etc..

Gunite swimming pool was built in Coram, NY by Gappsi. This gunite swimming pool was built in Coram, NY by Gappsi. The construction design layout, created by Giuseppe Abbrancati, consists of 10 inch walls and an 8 inch floor with 5,000 PSI dry-shot cement mix. The travertine pavers surrounding the pool were installed on 4 inches of poured concrete base and one inch of clean sand. The joints between pavers were filled with polymeric sand.This gunite swimming pool was built to accommodate the clients wishes. It measures over 1,400 sq ft of surface area, and has a depth going from 46 to 50 inches deep. The Fiorito used for the pool coping and surrounding patio is one of the most beautiful travertine patterns selected from the Gappsi Natural Stone Showroom collection. The pool design also incorporates a large sundeck that features a jet bubbler. It is entertaining for the kids and also serves as small water fountain feature in the center of the sundeck.The deep end of the gunite swimming pool contains a free form stairs and bench design. The plaster finish applied on the swimming pool walls is Diamond Brite Tahiti Blue, which is a combination of Tahoe Blue and Super Blue Diamond Brite quartz finishes. 6x6 inch tiles were installed at the water line and 3x3 inch tiles were used as markers at the edges of the steps and benches.The pool has many options starting with 3 large LED lights in the pool, one small light in the sundeck step, and the bubbler used in the sundeck has a light as well. The entire gunite swimming pool has a full automation system that works from a smart phone, allowing the customer to control the gas heater, salt chlorine generator, and Ozone system. On the outside of the pool, a wood-burning fire pit was built with firebricks and veneered with travertine. And at the deep end, a Inter-Fab X-Stream 2 pool slide was installed. Letter From Customer Our experience with Gappsi began in August., 2017 and it was purely by chance. My husband found their website, and dropped by their business after setting up an appointment with another pool builder down the block from them. Immediately upon walking into their place of business, he received a hospitable reception which gave him the “warm and fuzzy” feeling he likes to get when doing a business transaction. This is his indication of an honest, trustworthy company. And his intuition proved to be right. Having spent months prior doing research, we knew exactly what we wanted, a gunite pool to fit the existing landscape of our nice sized yard. The owner, Giuseppe Abbrancati, came out, took notes and pictures of our yard, and within a week, had computer generated renderings, which we were able to modify on the spot. Giuseppe and his son, Emanuele, did a phenomenal job at giving us exactly what we wanted, instead of trying to sell us on the expensive add-on features that we didn’t want. And what that enabled us to do was go bigger with our free-form design, one of the largest residential gunite pools they had done and at a very reasonable price. The only major hiccup was when their project manager had to be replaced, but once that hurdle was overcome, the newly assigned project manager, Tosh, made sure getting our pool, the gas lines, the electrical, the masonry, the sodding and landscaping were all completed in time for the opening of our pool in June, 2018. We are delighted and thrilled beyond measure at our resort style backyard. We would recommend Gappsi, a family-run business, to all!! I chose Sherwin-Williams Butternut Squash for this dining room to create a warm glow when the room is lit by soft chandelier and candlelight for dinners and family gatherings. Charged with collecting original art for the wall, my client found these gorgeous block prints her daughter made in high school- the perfect display for gathering space in this home.

This retired couple loves their home, cook daily meals and spend much of their time together in the kitchen. Our goal was to create a simple update that gave the homeowners a more comfortable feel of the space and a convenient way to work together in this new stage of their lives. Keeping the simplicity of the design was important, but it also needed to reflect 21st-century amenities. With this in mind, they chose a 36" SS Wolf Pro Gas Cooktop 18K Burner w/LED Indicators (CG365P/S) because they prefer to cook gas, loved the 5-burner setup and the knob location in the lower right corner of the unit. They were extremely excited about the DD36-SS ventilation with the concealed controls located in the drawer, as it works perfectly with the clean lines of the kitchen. One of the couple's favorite amenity in the kitchen is the Wolf WGCO100S Countertop oven. The recessed appliance garage was re-built with a stainless door specifically to house this unit. Felt pads have been applied to the feet to ensure our clients can pull the oven in and out for everyday use. They hate to admit it, but this may be their favorite appliance in the kitchen as they are now just cooking every day for two!
