This tiny home is located on a treelined street in the Kitsilano neighborhood of Vancouver. We helped our client create a living and dining space with a beach vibe in this small front room that comfortably accommodates their growing family of four. The starting point for the decor was the client's treasured antique chaise (positioned under the large window) and the scheme grew from there. We employed a few important space saving techniques in this room... One is building seating into a corner that doubles as storage, the other is tucking a footstool, which can double as an extra seat, under the custom wood coffee table. The TV is carefully concealed in the custom millwork above the fireplace. Finally, we personalized this space by designing a family gallery wall that combines family photos and shadow boxes of treasured keepsakes. This Downtown Jackson home is full of contemporary steel. The handrail and stairs are simple yet functional and were installed in sections and mounted to the floor and walls. Steel columns were positioned on the decks outside so the wood screen would act as a privacy barrier for the close downtown residences. A horizontal rail was installed to match the privacy screen that was installed. Each horizontal bar was shop welded in place and installed in one section. The emergency ladder was manufactured out of steel and installed under an external floor grate. Hinges were welded into place creating a trap door egress to allow an easy exit access if required. All in all, this Downtown abode encompasses steel and wood in a contemporary modern variation.

Brimming with rustic countryside flair, the 6-light french country chandelier features beautifully curved arms, hand-carved wood center column and Persian white finish. Antiqued distressing and rust finish gives it a rich texture and well-worn appearance. Each arm features classic candelabra style bulb holder which can accommodate a 40W e12 bulb(Not Included). The GE Cafe 36" french door refrigerator includes a Keurig K-Cup coffee brewing feature. Kitchen counters are finished with Pental Quartz in "Misterio," and backsplash is 4"x12" white subway tile from Vivano Marmo. Pendants over the raised counter are Chloe Lighting Walter Industrial. Kitchen sink is Kohler Vault with Kohler Simplice faucet in black. In the living room area, the wood burning stove is a Blaze King Boxer (24"), installed on a raised hearth using the same wood paneling as the range hood. The raised hearth is capped with black quartz to match the finish of the United Flowteck stone tile surround. A flat screen TV is wall mounted to the right of the fireplace. Flooring is laminated wood by Marion Way in Drift Lane "Daydream Chestnut". Walls are finished with Sherwin Williams "Snowbound" in eggshell. Baseboard and trim are finished in Sherwin Williams "High Reflective White."

This was a tub removal and shower build for a client that is handicapped. We made it so he could set on the outside then slide into the shower. We had the mixer installed by the seat and the ability the switch shower heads if standing.
