Boasting amazing city views, this secluded gem of a property was waiting for an exterior space of equal quality and imagination to accompany its prized outlook. Without a doubt, the crowning achievement of this spectacular renovation is the 10 foot by 12 foot stainless steel pool and hot tub situated on the roof. To fully maximize this new outdoor space, the pool was completely surrounded by a deck and a new penthouse entertainment area with kitchenette and bathroom, including a full shower.

This home was designed with a clean, modern aesthetic that imposes a commanding view of its expansive riverside lot. The wide-span, open wing design provides a feeling of open movement and flow throughout the home. Interior design elements are tightly edited to their most elemental form. Simple yet daring lines simultaneously convey a sense of energy and tranquility. Super-matte, zero sheen finishes are punctuated by brightly polished stainless steel and are further contrasted by thoughtful use of natural textures and materials. The judges said “this home would be like living in a sculpture. It’s sleek and luxurious at the same time.”

Despite the billion-dollar views, premium homes are scant atop the Palisades. When the designer set out to create the perfect Palisades aerie, complete with a private pool, it proved to be quiet the undertaking. This property is situated just behind the cliff's edge with fantastic views, but equally as many challenges. After nearly three years of arduous renovations and improvements, it's now a sophisticated retreat with modern, industrial finishes throughout. Without a doubt, the crowning achievement of this spectacular renovation is the 10 foot by 12 foot stainless steel pool and hot tub situated on the roof.

The designer's vision was to redefine a traditional concept and give it a new life. They merged cooking, dining, and entertainment without physical separation, but with opportunities to define spaces in an open floor plan for move-up families. They were challenged with defining each area in the home within a 30’ wide product. The designers were guided by a Mood Palette, and each room has a sense of importance to create a “feast for the eyes”.

When this former butcher shop became available for sale in 2012, the new owner saw an opportunity to restore the property, aiming to convert it into a beautiful townhome incorporating modern amenities and industrial finishes with an eye toward historic preservation. A key factor in that preservation was not only retaining the home's architectural storefront windows, a requirement due to the location within a Historic District, but also their careful repair and restoration.

2018 HNA Awards Honorable Mention - Outdoor Living Features
Contractor: Artisan Exteriors
Producer: CST Pavers
Designer: Joey Hafner
Design: Slate pavers, in a rich Sierra Blend, coupled with Versa-Lok Standard wall units to create multiple outdoor living spaces; masterfully meeting the entertainment requirements of the homeowner. Pavers and wall units, through use of color and texture, provided both definition and an effortless flow – creating a true outdoor oasis.
Quality of Construction and Craftsmanship: Expert workmanship is showcased in the precise paver and wall integration with the pool, spa and outdoor living features. Having a large entertainment space was a must for the homeowners, so the team carved out elevated areas to separate spaces for the pool deck, stage, spa and outdoor kitchen.
Compatibility with Related Construction Materials and Systems: The pool and coping were in great condition but the existing aggregate concrete pool deck was dangerously damaged. Paver and wall units were selected to replace, complement and expand the outdoor living space. Curved steps, coming off the home’s morning room, were added for visual integration and a welcoming element.
Construction Innovation: Vents and basement windows provided several obstacles to construction. To accommodate, designers opted to incorporate a raised patio on a pressure treated lumber frame and utilize the Silca System. To capitalize on the elevation, a portable spa was incorporated into the raised patio.
Overall Excellence: What began as a refurbishment of an existing swimming pool; evolved into a total backyard transformation. Slate pavers and Versa-Lok wall units helped create an outdoor paradise for family and entertainment use with a new pool deck, raised fire pit, raised stage to host musicians, outdoor kitchen and more.

This narrow lot villa was designed for the empty nester second home market. It caters to those possibly downsizing or just wanting a maintenance free second home. It’s width from the street is immediately brought to suspicion by an expansive Great Room. The spacious kitchen with island and serving bar open onto the view beyond. The Master Suite is entered through a double doored private Foyer. Rounding out this homes many features is the “L” shaped outdoor Patio with outdoor kitchen. sThis home truly defies what many believe are the limiting factors of narrow lot home plans.

The appeal of this Spanish Colonial home starts at the front elevation with clean lines and elegant simplicity and continues to the interior with white-washed walls adorned in old world decor. In true hacienda form, the central focus of this home is the 2-story volume of the Kitchen-Dining-Living rooms. From the moment of arrival, we are treated with an expansive view past the catwalk to the large entertaining space with expansive full height windows at the rear. The wood ceiling beams, hardwood floors, and swooped fireplace walls are reminiscent of old world Spanish or Andalusian architecture.

The main objective for this project was to turn this Disabled American Veteran’s useless, hilly backyard into a complete outdoor living destination. This meant created a functional place for the client’s needs while being an exciting place for his young family to play and entertain. A major challenge in this project was altering the terrain to suit the design plan. We had to clear-cut the entire backyard and remove over 3,000 cubic yards of earth. Severe drainage issues also had to be corrected before installing the hardscape. To accommodate the elevation changes of the property and to support the necessary ADA compliant ramp, we had to construct two walls. One wall serves as a freestanding and retaining wall specially constructed on a large concrete footer and reinforced with rebar and concrete. We built everything custom; a new deck and pergola to blend the home and hardscape. This included a fully functional outdoor kitchen to meet the entertaining requirements of the clients, a gunite pool & spa large enough to accommodate the client’s ever-growing family, two fire bowls and a fire pit to add the “wow” factor the clients sought. In addition, a shed was built to complement the home while providing much needed storage space. We installed a full landscape; which included five 25 ft Magnolia trees to provide instant privacy in place of the overgrown woody area that was removed. To provide safety at night, we completed the project with strategically placed landscape lighting.
