The simple goals for the home are to create a small interior 3 bedroom 2 bath house, efficient in space and low on maintenance, while maximizing the exterior spaces. The more complicated goals include designing a house that can be open when occupied and closed when not as it is 300’ from the Gulf of Mexico and must be secure from storms. The clients requested that the house could be boarded up as part of the design. They wanted the house to look inviting even when it was closed for a storm. When this non-descript three-story brick row house was purchased by the client, it was stripped completely bare. The owner sought to add additional space, which was achieved by extending the rear of the home by a full 16 feet on the parlor, second and third levels. This not only provided roomier living spaces indoors, it created the opportunity to outfit each reconfigured floor with identical balconies. These outcroppings, finished with matte black railings and full NanaWall folding glass doors, provide the ideal outdoor space for relaxing and entertaining, while creating a harmonious uniformity to the rear façade. This completed home boasts a HERS index of zero. The most noteworthy energy efficient features are the air tightness of the thermal shell and the use of solar energy. Using a 17.1 kW Photovoltaic system and Tesla Powerwall, the solar system provides approximately 100% of the annual electrical energy needs. In addition, an innovative “pod” floor plan design allows each separate pod to be closed off for minimal HVAC use when unused. The extensive renovation of this Colonial Revival influenced residence aimed to blend historic period details with modern amenities. Challenges for this project were that the existing front entry porch and side sunroom were structurally unsound with considerable settling, water damage and damage to the shingle roof structure. This necessitated the total demolition and rebuilding of these spaces, but with modern materials that resemble the existing characteristics of this residence. A new flat roof structure with ornamental railing systems were utilized in place of the original roof design. Originally submitted for the Model Homes category, the judges felt this entry deserved an ARDA in Design Detail. Inspired by the British Revolution, the rustic yet modern style employs a neutral color scheme with various textures. Traditional elements paired with refined furniture and contemporary finishes result in a design inspired by history. Hues of gray as well as rustic wood paneling create continuity through the home. Although this home appears to be a renovated farm house, it is actually new construction. The design concept behind this home was to capture the character and charm of a turn of the century home while providing the client with all the amenities of a modern home. The materials were selected to be period correct for an early 19th century farm house featuring 1/2 round gutters, actual field stone and board on board batten at the garage to create the authentic character of this home.
