A transformation inspired by the owner’s love of modern architecture, art and color (and the adjacent sand, rock, water, and the northwest landscape), the Indianola House sought to bring the soul of a home to a colorless muted box. The original house was a drab 1990’s-era box with no personality or presence sited on a beautiful secluded bay, facing water and island views, northwest of the City of Seattle. The existing mono-colored stucco-clad exterior and pyramidal glass-block openings had led the neighborhood to dub the structure, unflatteringly, “The Miami Vice House”.
Rhodes Architecture’s Residential Architects careful use of natural light, rich, collaged finishes and ability to open the house to gardens, beach, and outdoor gathering was critical to the design. The house soon became “The Gallery”.
The original home’s grey stucco exterior made the house seem both large and featureless; the introduction of no-maintenance exterior materials that collage and complement each other was a goal of the homeowner and the Seattle Architects who teamed up for this residential design. The bloated scale of the house cried out for the establishment and definition of the parts of the structure, a breaking down of the home’s form and its apparent bland size.
Living, sleeping, and bathing areas that started as staid spaces were in need of opening to the natural environment with additions of large doors, folding glass walls and useable balconies were crucial to each space having a dialogue with the outdoors.
The owner’s extensive art collection was highlighted and became the focus of interior places, well-lit naturally and through a new lighting system. Energy use and sustainable systems were a key component of the design which used high-efficacy lighting, better cladding on a rain-screen system, high-efficiency doors and windows, new insulation and weather barriers, and which added a photovoltaic-generated electrical system. The contemporary design sought to integrate all of these systems, materials, and finishes into a seamless whole that lent interest and drama to a residence which was previously lusterless.
How radically this house was transformed is evident in the exteriors, gardens and the natural spaces the house now opens to, as well as the gallery-like interiors. This home is a stunning testament to what is possible “before-and-after” when remade by Rhodes Architecture + Light.
The clients are an older couple with long professional and political careers, a love of art and a clear desire to connect with the Northwest environment and enliven their daily lives with spaces full of color and natural light.
Rhodes Architecture + Light was hired in 2019 to add new exteriors and interiors, natural light, larger openings to beach and bay, seismic and foundation upgrades to the home, and to infuse life into the house through the re-use of existing space and varied materials, color, textures, and lighting. The only actual change to the exterior “shell” of the house was the introduction of a low “gull-wing” roof with wood soffits above the central atrium space, to add drama and bring natural light into the entry gallery space. Interior spaces, including bedrooms and bathrooms, were re-planned and opened to each other, to greater natural light, to roof decks, and to the incredible views and sea-side environment.
The Builder, Fairbank Construction Company of Bainbridge Island, Washington, met the challenge of the design, first completely deconstructing the finishes inside and out, then precisely interlocking new claddings, windows and doors, cabinetry, finishes and a new gull-wing central roof in a beautiful transformation. The construction was total, thorough, and very detailed, resulting a house that, far from seeming a “remodeling”, is far more present and fitting to the owner’s lives and the natural environment than the house we started with.

Situated in the picturesque Encino Hills, this project involved the remodeling of two bathrooms in a mid-century style home, staying true to the character of the house while integrating modern luxuries. The primary bathroom has been transformed into an open oasis, featuring a spacious, curbless walk-in shower that exudes luxury and openness.
The bathroom floor and the shower floor are seamlessly connected with terrazzo tile, complemented by a 60" linear brass shower drain. The shower and bathroom walls showcase a striking 3-dimensional linear texture with Ribbonwood Walnut tiles. A large niche with custom shelving and beautifully finished edges in white quartz slab adds a touch of sophistication. A standout feature of the shower is the large picture window offering stunning views of the natural green surroundings, equipped with smart tinted glass that can switch between clear and fogged for privacy at the touch of a button.
The luxurious components of the primary bathroom include a brass shower system with both shower head and rain shower heads, controlled by a sophisticated system. The Toto toilet and Toto washlet system offer modern conveniences such as auto flush and a smart bidet feature, enhancing the contemporary design.
To maintain the mid-century charm, the original vanity and pendant lights were preserved and refreshed with a new luxury white quartz countertop, new sinks, and new brass faucets. The result is a harmonious blend of mid-century aesthetics and modern luxury, creating a primary bathroom that feels like an open, luxurious oasis.
Overall, this bathroom remodel in Encino Hills exemplifies how thoughtful design and high-end finishes can transform a space into a stunning mid-century modern sanctuary.

The renovation of this contemporary residence and garden is deeply inspired by its subtropical context, utilizing horizontal lines to ground the home and connect its occupants to nature. When considering how to make the most impactful intervention, the design team focused mainly on horizontal roof planes, subtropical landscaping and an abundance of clerestory windows that would all contribute to the home’s integration with its site. In contrast to the tropes of a Palm Beach traditional vernacular, this home seeks to re-establish itself within nature as a place for a young family.
Architectural strategies included dematerializing the surrounding walls and expanding the roof eaves to connect the interior spaces with the surrounding gardens of the home.
The site plan is organized around four main pavilions: A bedroom pavilion to the south, a cabana pavilion to the west, a garage pavilion to the north, and a central living pavilion. Each of the three pavilions engage with the central living space while still allowing nature to flow between them. The pavilions are organized around the pool deck, equipped with zero-edge detailing and layered subtropical landscaping. In this way the swimming pool doubles as a recreational component to the program but also as a mirror to expand views and reflect the surrounding landscape. A glass bridge serves as the garden threshold between the garage and the home.
The renovated home and garden departs from its former Bahamian style and stands out within the community as a symbol for the future of architecture and landscape architecture within this quiet, ocean-front community. A residence derived from, and in response to, its user and environmental context; thus, re-establishing it with place.

Installation Recommendations
Wall Cladding
1.Wall should be leveled and cleaned,
2.Fix the panel on the wall with wire and expansion screw tightly,
3.Fill the space between the panel and the wall with cement mortar of ratio 1:3,
4.Clean the extra mortar and dirt on the surface.
Floor Installation
1.Mark out the baseline of gound level,
2.Mix the mortar with ratio of 1 cement to 4 sand to have semi-day mortar,
3.Lay the mixed mortar in level with a layer of 3-4cm thickness,place the tile over the mortar and adjust the height properly to be leveled,
4.Remove the tile after level adjustment.Put a thin layer of cement powder on the mortar and add water on it to become wet,
5.Put the tile on top and gently knock with rubber hammer until it sealed with the mortar properly. Make sure the tile is leveled and has the same space between each other. Those tiles which are not leveled with others should be removed and repeat the leveling procedure in step 4.Genetally,the space between two tiles should be 2mm for water evaporation and normal expansion.
Daily maintenance of Micro Crystal Stone
1.The laying area of micro crystal stone can only be opened for use or stacking any item on top after at least 24 hours of filling the gap,
2.The ground must be covered with plywood or carpet for protection in case of doing other decoration work after the installation of micro crystal stone floor,
3.In areas like exit and entrance, the surface of micro crystal stone floor should be covered by carpet or plywood to protect it from the damage of abrasion of sand or other hard material.
4.Do not use general floor wax on micro crystal stone,General floor wax is an oil-based wax which is easily stuck to dust.
5.Please use rubber wheels for shopping cart and trolley on micro crystal stone floor, for the hard wheel may scratch and damage the surface,
6.Regular care and maintenance is the key for long lasting of micro crystal stone’s high glossy and reflection.
Important Notice
1.Make sure the ground of laying area is dry and clean before laying mortar. The ratio 1:3(volume ratio) must be strictly followed and no extra water added during the installation progress
2.In the choice of using white cement as the filling material, the strength and quality of the cement must be checked properly.
3.It is not recommended to store micro crystal stone outdoor for long time. It should be covered with rock wool in winter and moved into indoor 2 hours in advance before installation. It also needs to be covered with waterproof cloth when installing during the rainy days outdoor,
4.When using micro crystal stone as ground floor,2mm wild gap must be left between the joints for the benefit of the water vaporization and physical expansion. In the case of large-scale installation, it is recommended to leave an 8mm expansion joint,
5.It is recommended that the area of micro crystal stone to remain-not used-for at least 24 hours and kept 2-3 days before passing or storing items on top.

Open and light filled minimal contemporary coastal remodel project with a smaller but well-designed sleek and modern custom kitchen space. All cabinets and components are by Bulthaup and were imported from Germany. The backsplash is formed by large glass panels for easy cleaning. Each panel also hides useful extra storage compartments. The compact layout still provides plenty of function and flexibility for entertaining. The peninsula bar was covered in dark wood and raised for bar seating, while the countertops are made of sleek shiny quartz mimicking the glass backsplash. The space was opened up to the living room to enlarge the feel and create connection to the living room while providing views to the coastal surroundings. Historic Wicker Park Mansion by Brian Culliton and Tony Quinn of Culliton Quinn Landscape Architecture
Sitting on four city lots in historic Wicker Park, the renovation of this 1879 Victorian home created two front entries with corresponding gardens and a private sitting space, all while integrating traditional Victorian garden elements into the overall design. Salvaged materials gave the new garden an antique character. An aging Joliet stone kneewall surrounded the old property with an original fence by Stewart Iron Works. The fence was meticulously restored and missing components were carefully replicated and replaced. The existing wall could not be reset, therefore, a new kneewall was fabricated to match the original stone profile. Large slabs from the existing wall were reused for the entry steps and kitchen garden copings. Pieces of the kneewall foundation were also recycled as flatwork in the hardscape, mixed with newer Wisconsin flagstone. A traditional boxwood parterre highlights the main entry and two Sargent Crabapples frame the pathway into a large formal lawn. A sunken gravel garden is situated at the far end of the lawn with vegetable beds and ample seating for entertaining. The lifestyle of living on Lake Washington is naturally inclined towards entertaining and outdoor living. However, the homeowners of this Kirkland residence found that occupying the exterior space was difficult in part because there were few spaces that were protected from the harsh western exposure. They longed for a covered patio and more.

Energy efficient products were mindful components of this project. New and dimmable LED recessed and indirect lighting provides illumination for entertaining late into the night. Tread lighting provides a beacon of light for returning boaters coming in from the lake.
The homeowner shared their pleasure with their new spaces commenting that the design seamlessly integrates with the existing house.
