From the street, it’s an impeccably designed English manor. Once inside, the best of that same storied architecture seamlessly meshes with modernism. This blend of styles was exactly the vibe three-decades-running Houston homebuilder Chris Sims, founder and CEO of Sims Luxury Builders, wanted to convey with the $5.2 million show-home in Houston’s coveted Tanglewood neighborhood. “Our goal was to uniquely combine classic and Old World with clean and modern in both the architectural design as well as the interior finishes,” Chris says. Their aesthetic inspiration is clearly evident in the 8,000-square-foot showcase home’s luxurious gourmet kitchen. It is an exercise in grey and white—and texture. To achieve their vision, the Sims turned to Cantoni. “We had a wonderful experience working with Cantoni several years ago on a client’s home, and were pleased to repeat that success on this project,” Chris says. Cantoni designer Amy McFall, who was tasked with designing the kitchen, promptly took to the home’s beauty. Situated on a half-acre corner lot with majestic oak trees, it boasts simplistic and elegant interiors that allow the detailed architecture to shine. The kitchen opens directly to the family room, which holds a brick wall, beamed ceilings, and a light-and-bright stone fireplace. The generous space overlooks the outdoor pool. With such a large area to work with, “we needed to give the kitchen its own, intimate feel,” Amy says. To that end, Amy integrated dark grey, high-gloss lacquer cabinetry from our Atelier Collection. by Aster Cucine with dark grey oak cabinetry, mixing finishes throughout to add depth and texture. Edginess came by way of custom, heavily veined Calacatta Viola marble on both the countertops and backsplash. The Sims team, meanwhile, insured the layout lent itself to minimalism. “With the inclusion of the scullery and butler’s pantry in the design, we were able to minimize the storage needed in the kitchen itself,” Chris says. “This allowed for the clean, minimalist cabinetry, giving us the creative freedom to go darker with the cabinet color and really make a bold statement in the home.” It was exactly the look they wanted—textural and interesting. “The juxtaposition of ultra-modern kitchen cabinetry and steel windows set against the textures of the wood floors, interior brick, and trim detailing throughout the downstairs provided a fresh take on blending classic and modern,” Chris says. “We’re thrilled with the result—it is showstopping.” They were equally thrilled with the design process. “Amy was incredibly responsive, helpful and knowledgeable,” Chris says. “It was a pleasure working with her and the entire Cantoni team.” Check out the kitchen featured in Modern Luxury Interiors Texas’ annual “Ode to Texas Real Estate” here.

Our clients—philanthropists that split time between Chicago and Naples—embraced a rare opportunity to buy an adjacent unit and experience full-floor city living. With a vision for both intimate and large gatherings and minimal maintenance, we developed simple architectural details that organize the primary living spaces and integrate mechanical, lighting and structural elements. Their growing art collection is set against classic oak paneling, travertine and oak flooring and white lacquer finishes. Seeded glass and metal doors filter natural light into the center of the apartment and reflect city and lake views. The result is an understated yet inviting home.

The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity. The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. As a result, the heart of the home unrestrictedly extends toward the fire pit for optimal physical and visual connection. Impressive architectural design intertwined with Panda’s custom Bi-Fold doors can create unimaginable opportunities. An intimate park-like setting with low-maintenance materials replaced an aging wooden rooftop deck at this Bucktown home. Three distinct spaces create a full outdoor experience, starting with a landscaped dining area surrounded by large trees and greenery. The illusion is that of a secret garden rather than an urban rooftop deck. A sprawling green area is the perfect spot to soak in the summer sun or play an outdoor game. In the front is the main entertainment area, fully outfitted with a louvered roof, fire table, and built-in seating. The space maintains the atmosphere of a garden with shrubbery and flowers. It’s the ideal place to host friends and family with a custom kitchen that is complete with a Big Green Egg and an outdoor television.

Set amongst a splendid display of forty-one oaks, the design for this family residence demanded an intimate knowledge and respectful acceptance of the trees as the indigenous inhabitants of the space. Crafted from this symbiotic relationship, the architecture found natural placement in the beautiful spaces between the forty-one, acknowledging their presence and pedagogy. Conceived as a series of interconnected pavilions, the home hovers slightly above the native grasslands as it settles down amongst the oaks. Broad overhanging flat plate roofs cantilever out, connecting indoor living space to the nature beyond. Large windows are strategically placed to capture views of particularly well-sculptured trees, and enhance the connection of the grove and the home to the valley surround.

September, Date and Time TBD | Saratoga Blackwell Hillside Garden by Rebecca Dye and Hank Helbush of Design Focus International Each detail of this spectacular Saratoga landscape was considered with its hillside site in mind, from the size of the pool to the choice of antique stone masonry. Working closely with the owner, the landscape architects created a series of intimate garden spaces on three terraces. At the top of the site, entertainment is the name of the game where a bocce ball court and a fire pit take advantage of the site’s commanding views of the Santa Clara Valley. Below the house, a jewel-like pool captures the eye, with its intricate glass-tile and bronze water jets. At its end, a seating area and fireplace are shaded by an arbor covered with climbing roses, adding both fragrance and hue. Visitors descend a series of terraced stone stairs set into the hillside, punctuated by raised beds of strawberries, lavender, artichokes, and citrus.
