Our client desired a functional, tasteful, and improved environment to compliment their home. The overall goal was to create a landscape that was subtle and not overdone. The client was highly focused on their deck environment that would span across the rear of the house with an area for a Jacuzzi as well. A portion of the deck has a screened in porch due to the naturally buggy environment since the home is situated in the woods and a low area. A mosquito repellent injection system was incorporated into the irrigation system to help with the bug issue. We improved circulation of the driveway, increased the overall curb appeal of the entrance of the home, and created a scaled and proportional outdoor living environment for the clients to enjoy. The client has religious guidelines that needed to be adhered to with the overall function and design of the landscape, which included an arbor over the deck to support a Sukkah and a Green Egg smoker to cook Kosher foods. Two columns were added at the driveway entrance with lights to help define their driveway entrance since it's the end of a long pipe-stem. New light fixtures were also added to the rear of the house.
Our client desired multiple amenities with a limited budget, so everything had to be value engineered through the design and construction process. There is heavy deer pressure on the site, a mosquito issue, low site elevations, flat topography, poor soil, and overall poor drainage of the site. The original driveway was not sized appropriately and the front porch had structural issues, as well as leaked water onto the landing below. The septic tank was also situated close to the rear of the house and had to be contemplated during the design process.

The issues that annoyed the family in this condo are common to new condo units: Low ceilings covered with a popcorn finish, small rooms, low light in the bedrooms and living room, and no ceiling light fixtures. Concrete ceilings are not only difficult to drill into to install fixtures, installing wiring behind them for such fixtures is impossible. There are often conduits for building services embedded in the concrete along with structural steel reinforcements, so drilling without x-raying first is dangerous.
Laqfoil stretch ceiling provided a solution to all of these issues for this condo unit. A high gloss finish was chosen, as the reflections visually double the height of the space. Installing a stretch ceiling also naturally conceals the popcorn ceiling behind it, but in this case, was also used to conceal the wiring necessary to add ceiling lights in every room. The wiring was simply attached to the existing popcorn ceiling. Laqfoil stretch ceiling is supported around the perimeter only, by tracks, or profiles which are only about 0.75" thick. The ceiling membrane itself is less than one millimetre thick.
We also added a small vector graphic, printed in each corner of the living room ceiling, for a unique aesthetic effect.
We constructed a suspended bulkhead above the island and covered it with red high gloss membrane, to visually separate the kitchen and living room while keeping the design's open concept. This also provided a supporting structure for 3 mini chandelier pendant lights.
A red rose depicted on a black and white textured ground was chosen for the kitchen ceiling and applied using digital wide format printing technology, to tie the red, black and white colour scheme with the kitchen cabinets' texture.

White painted cabinets, Beige tile, light walls, counter tops, and plumbing fixtures give a light and open feeling to this small bathroom. Colorful specialty tile in oversize lighted niche on center of shower wall provides an interesting focal point. Another niche in the wall on the left of the counter top features a glass shelf, specialty tile on back of the niche, and the field tile used in the shower was used on all four sides of this niche. In the shower, we ran into an exposed pipe near the floor that could not be moved easily, so we build a small shaving step. Glass sliding door needed a header, but is Frameless otherwise, allowing as much openness and visibility as possible in this small bathroom, and makes the shower seem larger than if a framed shower enclosure were used.

We designed a customized accessible vanity for our client based on their current and future needs. The tall cabinet is accessible when standing and the draws are accessible if in a wheel chair.
