This couple’s main request was for a calming spa like ensuite bath. The original floor plan was not changed but all the finishes and fixtures were replaced. Porcelain tile, glass and stone mosaic tile, custom vanities, new plumbing fixtures, shower and mirrors and lights replaced the builder grade materials. Charming stone bungalow in the smokey mountains. The original stone work was restored, new roof and passive solar added, reducing electricity costs by approximately 30%. We used ABC Landscaping to put in the new lawn and suggest landscaping. We built the custom planters to fit the rustic surroundings. The stone work on the edge of the lawn and the stairs are all new, deigned to match the home.

Intentional. Elevated. Artisanal. With three children under the age of 5, our clients were starting to feel the confines of their Pacific Heights home when the expansive 1902 Italianate across the street went on the market. After learning the home had been recently remodeled, they jumped at the chance to purchase a move-in ready property. We worked with them to infuse the already refined, elegant living areas with subtle edginess and handcrafted details, and also helped them reimagine unused space to delight their little ones. Elevated furnishings on the main floor complement the home’s existing high ceilings, modern brass bannisters and extensive walnut cabinetry. In the living room, sumptuous emerald upholstery on a velvet side chair balances the deep wood tones of the existing baby grand. Minimally and intentionally accessorized, the room feels formal but still retains a sharp edge—on the walls moody portraiture gets irreverent with a bold paint stroke, and on the the etagere, jagged crystals and metallic sculpture feel rugged and unapologetic. Throughout the main floor handcrafted, textured notes are everywhere—a nubby jute rug underlies inviting sofas in the family room and a half-moon mirror in the living room mixes geometric lines with flax-colored fringe. On the home’s lower level, we repurposed an unused wine cellar into a well-stocked craft room, with a custom chalkboard, art-display area and thoughtful storage. In the adjoining space, we installed a custom climbing wall and filled the balance of the room with low sofas, plush area rugs, poufs and storage baskets, creating the perfect space for active play or a quiet reading session. The bold colors and playful attitudes apparent in these spaces are echoed upstairs in each of the children’s imaginative bedrooms. A retro 1950’s kitchen featuring green custom colored cabinets with glass door mounts, under cabinet lighting, pull-out drawers, and Lazy Susans. To contrast with the green we added in red window treatments, a toaster oven, and other small red polka dot accessories. A few final touches we made include a retro fridge, retro oven, retro dishwasher, an apron sink, light quartz countertops, a white subway tile backsplash, and retro tile flooring. The dark wood floors of the kitchen are balanced with white inset shaker cabinets with a light brown polished countertop. The wall cabinets feature glass doors and are topped with tall crown molding. Brass hardware has been used for all the cabinets. For the backsplash, we have used a soft beige. The countertop features a double bowl undermount sink with a gooseneck faucet. A truly contemporary kitchen that stays true to the integrity of the ranch style home, with both sleek and natural elements. Dark brown Quarter-Sawn oak cabinets were used on the perimeter and the island, while wired gloss cabinets were used for the walls and tall cabinets. A custom cabinet was made to hide the coffee station, but allow for useable space when opened. A bi-fold door was made to slide to the left and then into pocket doors. Challenge This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.

“Immediately upon seeing the space, I knew that we needed to create a narrative that allowed the design to control how you moved through the space,” reports Kimberly, senior interior designer. After surveying each room and learning a bit more about their personal style, we started with the living room remodel. It was clear that the couple wanted to infuse mid-century modern into the design plan. Sourcing the Room & Board Jasper Sofa with its narrow arms and tapered legs, it offered the mid-century look, with the modern comfort the clients are used to. Velvet accent pillows from West Elm and Crate & Barrel add pops of colors but also a subtle touch of luxury, while framed pictures from the couple’s honeymoon personalize the space. Moving to the dining room next, Kimberly decided to add a blue accent wall to emphasize the Horchow two piece Percussion framed art that was to be the focal point of the dining area. The Seno sideboard from Article perfectly accentuated the mid-century style the clients loved while providing much-needed storage space. The palette used throughout both rooms were very New York style, grays, blues, beiges, and whites, to add depth, Kimberly sourced decorative pieces in a mixture of different metals. “The artwork above their bureau in the bedroom is photographs that her father took,” Moving into the bedroom renovation, our designer made sure to continue to stick to the client’s style preference while once again creating a personalized, warm and comforting space by including the photographs taken by the client’s father. The Avery bed added texture and complimented the other colors in the room, while a hidden drawer at the foot pulls out for attached storage, which thrilled the clients. A deco-inspired Faceted mirror from West Elm was a perfect addition to the bedroom due to the illusion of space it provides. The result was a bedroom that was full of mid-century design, personality, and area so they can freely move around. The project resulted in the form of a layered mid-century modern design with touches of luxury but a space that can not only be lived in but serves as an extension of the people who live there. Our designer was able to take a very narrowly shaped Manhattan apartment and revamp it into a spacious home that is great for sophisticated entertaining or comfortably lazy nights in.
