The faux beams were edited out and the ceiling raised. The heavy out-dated paneling was replaced with fresh clean walls that were painted in a calming creamy sand tone throughout the entire condo. The wall that once separated the kitchen and dining area was completely removed. This space now felt far more spacious and open. The existing heavy and out dated furniture was replaced with stylish functional pieces. Great thought was given to the size, scale and textiles used. A round table with a wonderful archectural base in a richly textured weathered driftwood finish was selected. With the option of adding an extension leaf (which converted the table into a generous rectangle) the homeowners now had the desired space to host a sizable group of guests without feeling crowded as before. Dining chairs with a 'x' back wood frame in a playful shade of kiwi and crisp striped cushions completed the look. Clean line sconces in a rich linen textile were added on either of the window for soft ambient lighting. The overall effect of the renovation was quite dramatic and the clients were thrilled with the results. Southern Beach Getaway in WaterColor Private Residence / WaterColor, Florida Architect: Geoff Chick & Associates Builder: Chris Clark Construction The E. F. San Juan team collaborated closely with architect Geoff Chick, builder Chris Clark, interior designer Allyson Runnels, and the homeowners to bring their design vision to reality. This included custom interior and exterior millwork, pecky cypress ceilings in various rooms of the home, different types of wall and ceiling paneling in each upstairs bedroom, custom pecky cypress barn doors and beams in the master suite, Euro-Wall doors in the living area, Weather Shield windows and doors throughout, Georgia pine porch ceilings, and Ipe porch flooring. Challenges: Allyson and the homeowners wanted each of the children’s upstairs bedrooms to have unique features, and we addressed this from a millwork perspective by producing different types of wall and ceiling paneling for each of these rooms. The homeowners also loved the look of pecky cypress and wanted to see this unique type of wood featured as a highlight throughout the home. Solution: In the main living area and kitchen, the coffered ceiling presents pecky cypress stained gray to accent the tiled wall of the kitchen. In the adjoining hallway, the pecky cypress ceiling is lightly pickled white to make a subtle contrast with the surrounding white paneled walls and trim. The master bedroom has two beautiful large pecky cypress barn doors and several large pecky cypress beams that give it a cozy, rustic yet Southern coastal feel. Off the master bedroom is a sitting/TV room featuring a pecky cypress ceiling in a stunning rectangular, concentric pattern that was expertly installed by Edgar Lara and his skilled team of finish carpenters. We also provided twelve-foot-high floor-to-ceiling Euro-Wall Systems doors in the living area that lend to the bright and airy feel of this space, as do the Weather Shield windows and doors that were used throughout the home. Finally, the porches’ rich, South Georgia pine ceilings and chatoyant Ipe floors create a warm contrast to the bright walls, columns, and railings of these comfortable outdoor spaces. A master bathroom should be a luxurious treat, a place to relax, refresh and renew. What my client had was anything but. A small footprint was made even smaller by an unnecessarily large tub and a separate water closet built at an awkward angle which cut into the space even more. By eliminating the water closet walls and replacing the tub with a smaller model, we were able to open up the bathroom and make it the airy, tranquil sanctuary it always should have been. My client’s love of Paris led us to design a bathroom that embraces a kind of chic, couture sensibility with a stylized floral tile of Carrara, Statuario and Bardiglio marble, white subway tiles, and a Calacatta countertop. The Setup For this primary bath, our clients—empty nesters who recently updated their entire first floor—wanted a fresh, sophisticated look that would harmonize with the rest of their home’s new design. The original space included a large corner tub and a layout that, while functional, felt outdated and oversized for their needs. The goal was to update the bathroom with a layout that suited them perfectly without moving walls or major fixtures. Design objectives: Remove the large, outdated corner tub and replace it with a freestanding tub Expand and modernize the shower while keeping privacy in mind Update cabinetry for more organized, efficient storage Improve lighting with stylish yet understated fixtures to brighten the room Create a cozy, timeless atmosphere in the large space, maintaining functionality The Remodel Design challenges to be solved: Striking Balance with Lighting – The clients wanted a statement fixture that could enhance the overall design without feeling overwhelming or taking away from the open, airy atmosphere. Maximizing Existing Footprint – The clients wanted to avoid altering the floor plan, meaning the layout remained mostly the same. The focus was on enhancing the room’s functionality within the existing footprint. Retaining Coziness – With the removal of the oversized tub deck, there was a need to keep the space from feeling too vast and empty, ensuring it felt cozy and inviting despite the open layout. Adding Hidden Storage – The master closet was not attached to the bathroom, and the clients wanted a discreet way to store a hamper within the bath area without cluttering the room. The Renewed Space Design solutions: Freestanding Tub on an Angle – Replacing the old corner tub with a sleek, freestanding tub allowed the space to feel open and modern. Positioned at an angle, the tub brings balance to the layout and provides an inviting focal point while still preserving walk-around space for added functionality. Expanded Shower with Privacy Enhancements – The original, smaller shower was transformed with a larger footprint, half-wall for privacy, and contemporary brushed nickel fixtures, adding both style and function. A herringbone marble accent tile halfway up the shower walls adds a touch of sophistication without overwhelming the space. Custom Vanity with Built-in Hamper – A small pull-out hamper was added to the corner of the vanity, providing discreet storage and eliminating the need for a standalone basket. The cabinetry was reconfigured to be more functional and organized for the couple’s daily routines. Lighting that Complements the Room – The lighting selection was central to the redesign, with the client gravitating toward a bubble chandelier she had admired. After exploring several options, they chose a smaller size to provide a soft accent without dominating the space, tying in with the bathroom’s overall light and airy feel. The newly remodeled primary bath exudes a classic, calm atmosphere with a carefully chosen mix of textures and materials. The large porcelain floor tiles mimic the look of wood, lending a warm, traditional touch.
