Rather than starting with an outcome in mind, this 1,400 square foot residence began from a polemic place - exploring shared conviction regarding the concentrated power of living with a smaller footprint. From the gabled silhouette to passive ventilation, the home captures the nostalgia for the past with the sustainable practices of the future. While the exterior materials contrast a calm, minimal palette with the sleek lines of the gabled silhouette, the interior spaces embody a playful, artistic spirit. From the hand painted De Gournay wallpaper in the master bath to the rugged texture of the over-grouted limestone and Portuguese cobblestones, the home is an experience that encapsulates the unexpected and the timeless.

Modern loft. Surfaces built into the new railing atop the stair create a functional work area with a fantastic view and clear shot to the play space below. A wall separating the master bedroom from the double height living space was replaced with a folding glass door to open the bedroom to the living space while still allowing for both visual and acoustical privacy. Inspiration for a timeless gender-neutral kids' study room remodel in Los Angeles

This custom coastal Accessory Dwelling Unit (ADU) / guest house is only 360 SF but lives much larger given the high ceilings, indoor / outdoor living and the open loft space. The design has both a coastal farmhouse aesthetic blended nicely with Mediterranean exterior finishes. The exterior classic color palette compliments the light and airy feel created with the design and decor inside.

This open, brick and beam loft space featured earthy and textured surfaces – in a very mid-90s setting. We embraced the brick and incorporated a mixture of warm materials including oil-rubbed bronze, ebonized walnut and wide-board, bleached-oak flooring. The brick became the backsplash framed by the open display shelves. The result is a transitional space that embraces the warm, textural features. Jared Kuzia Photography
