This stylish, family friendly kitchen is also an entertainer’s dream! This young family desired a bright, spacious kitchen that would function just as well for the family of 4 everyday, as it would for hosting large events (in a non-covid world). Apart from these programmatic goals, our aesthetic goal was to accommodate all the function and mess into the design so everything would be neatly hidden away behind beautiful cabinetry and panels. The navy, bifold buffet area serves as an everyday breakfast and coffee bar, and transforms into a beautiful buffet spread during parties (we’ve been there!). The fridge drawers are great for housing milk and everyday items during the week, and both kid and adult beverages during parties while keeping the guests out of the main cooking zone. Just around the corner you’ll find the high gloss navy bar offering additional beverages, ice machine, and barware storage – cheers! Super durable quartz with a marbled look keeps the kitchen looking neat and bright, while withstanding everyday wear and tear without a problem. The practical waterfall ends at the island offer additional damage control in bringing that hard surface all the way down to the beautiful white oak floors. Underneath three large window walls, a built-in banquette and custom table provide a comfortable, intimate dining nook for the family and a few guests while the stunning chandelier ties in nicely with the other brass accents in the kitchen. The thin black window mullions offer a sharp, clean contrast to the crisp white walls and coordinate well with the dark banquette. Thin, tall windows on either side of the range beautifully frame the stunningly simple, double curvature custom hood, and large windows in the bar/butler’s pantry allow additional light to really flood the space and keep and airy feel. The textured wallpaper in the bar area adds a touch of warmth, drama and interest while still keeping things simple.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Inspiration for a huge timeless wooden u-shaped staircase remodel in Other with painted risers

Floor to ceiling cabinetry conceals all laundry room necessities along with shelving space for extra towels, hanging rods for drying clothes, a custom made ironing board slot, pantry space for the mop and vacuum, and more storage for other cleaning supplies. Everything is beautifully concealed behind these custom made ribbon sapele doors.

New Yorkers are always on the prowl for innovative ways to make the most of the space they have. An upper east side couple, challenged with a slightly narrow L shaped apartment sought out Decor Aid’s help to make the most of their Manhattan condo. Paired with one of our senior designer, Kimberly P., we learned that the clients wanted a space that looked beautiful, comfortable and also packed with functionality for everyday living. “Immediately upon seeing the space, I knew that we needed to create a narrative that allowed the design to control how you moved through the space,” reports Kimberly, senior interior designer. After surveying each room and learning a bit more about their personal style, we started with the living room remodel. It was clear that the couple wanted to infuse mid-century modern into the design plan. Sourcing the Room & Board Jasper Sofa with its narrow arms and tapered legs, it offered the mid-century look, with the modern comfort the clients are used to. Velvet accent pillows from West Elm and Crate & Barrel add pops of colors but also a subtle touch of luxury, while framed pictures from the couple’s honeymoon personalize the space. Moving to the dining room next, Kimberly decided to add a blue accent wall to emphasize the Horchow two piece Percussion framed art that was to be the focal point of the dining area. The Seno sideboard from Article perfectly accentuated the mid-century style the clients loved while providing much-needed storage space. The palette used throughout both rooms were very New York style, grays, blues, beiges, and whites, to add depth, Kimberly sourced decorative pieces in a mixture of different metals. “The artwork above their bureau in the bedroom is photographs that her father took,” Moving into the bedroom renovation, our designer made sure to continue to stick to the client’s style preference while once again creating a personalized, warm and comforting space by including the photographs taken by the client’s father. The Avery bed added texture and complimented the other colors in the room, while a hidden drawer at the foot pulls out for attached storage, which thrilled the clients. A deco-inspired Faceted mirror from West Elm was a perfect addition to the bedroom due to the illusion of space it provides. The result was a bedroom that was full of mid-century design, personality, and area so they can freely move around. The project resulted in the form of a layered mid-century modern design with touches of luxury but a space that can not only be lived in but serves as an extension of the people who live there. Our designer was able to take a very narrowly shaped Manhattan apartment and revamp it into a spacious home that is great for sophisticated entertaining or comfortably lazy nights in.

Our clients purchased this 1950 ranch style cottage knowing it needed to be updated. They fell in love with the location, being within walking distance to White Rock Lake. They wanted to redesign the layout of the house to improve the flow and function of the spaces while maintaining a cozy feel. They wanted to explore the idea of opening up the kitchen and possibly even relocating it. A laundry room and mudroom space needed to be added to that space, as well. Both bathrooms needed a complete update and they wanted to enlarge the master bath if possible, to have a double vanity and more efficient storage. With two small boys and one on the way, they ideally wanted to add a 3rd bedroom to the house within the existing footprint but were open to possibly designing an addition, if that wasn’t possible. In the end, we gave them everything they wanted, without having to put an addition on to the home. They absolutely love the openness of their new kitchen and living spaces and we even added a small bar! They have their much-needed laundry room and mudroom off the back patio, so their “drop zone” is out of the way. We were able to add storage and double vanity to the master bathroom by enclosing what used to be a coat closet near the entryway and using that sq. ft. in the bathroom. The functionality of this house has completely changed and has definitely changed the lives of our clients for the better!

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.
