Updated Spec Home: The Bathrooms The last stop on the main level of this Updated Spec Home are the Bathrooms. Every surface of the Guest Bath and Master Bath was touched- even some renovations in the Master bedroom. All I can say is thank goodness these two love wallpaper – we selected classic patterns for each bath that will stand the test of time! Guest Bathroom The Guest Bath also doubles as my mom’s bath. The footprint remained the same but we updated everything. A new vanity was chosen to give her that furniture look while still providing some storage – although there is a linen closet located just outside the bath. We topped it off with a beautiful mirror with great detail and an equally great light fixture. Also, we mixed the finishes in the bath between nickel and champagne, i.e., gold/silver mix. Mixing metals is perfectly acceptable and quite frankly way more interesting the everything matching. Updated Spec Home Bathrooms - Robin's Nest Interiors Updated Spec Home Bathrooms - Robin's Nest Interiors We found this amazing wallpaper with its subtle colors and pattern and selected a large square tile to coordinate for the floor. Yes, you can do a large tile in a small bath because it actually makes the space feel larger. For finishing touches, we had this gorgeous shower curtain made. Above the new toilet, we added interesting abstract artwork framed in a large mat so it would not clash with the wallpaper. Master Bathroom Originally, the Master Bath had a large garden tub as the focal point and a tiny stand up shower in the corner. We removed the garden tub, moved the shower to this area as the focal point and turned the tiny shower into a much needed linen closet. At this point, I know you are thinking, what about resale with no tub? There is a tub in the Guest Bath so the house will still be appealing to young families or bath lovers alike. © 2016 RealTourCast | Tim Furlong Jr. Tile selections came first – my sister fell in love with this gorgeous dark greige glass tile. We used it in the upper half of the shower while keeping the lower half light with this plank tile in a striated pattern. We carried the plank tile onto the floor for a seamless look. Updated Spec Home Bathrooms - Robin's Nest Interiors We replaced the two vanities with stock cabinetry that looks custom in a rich wood stain. Also, we found a gorgeous granite remnant for the countertop and finished off the vanity area with oversized mirrors, sleek lighting, and striking hardware.Updated Spec Home Bathrooms - Robin's Nest Interiors The wallpaper is absolutely perfect for this space – it adds an interesting backdrop without overpowering the room. Her fantastic artwork was able to fit in the niche next to the new toilet. This is one gorgeous bath! Looking at this home today, you would never know that the project began as a poorly maintained duplex. Luckily, the homeowners saw past the worn façade and engaged our team to uncover and update the Victorian gem that lay underneath. Taking special care to preserve the historical integrity of the 100-year-old floor plan, we returned the home back to its original glory as a grand, single family home. The project included many renovations, both small and large, including the addition of a a wraparound porch to bring the façade closer to the street, a gable with custom scrollwork to accent the new front door, and a more substantial balustrade. Windows were added to bring in more light and some interior walls were removed to open up the public spaces to accommodate the family’s lifestyle. During this bathroom remodel, the bathtub was converted into a walk-in shower complete with marble walls, a shower bench, a multi-colored glass niche, and a basketweave shower floor. The dark wooden vanity, with its wall mount faucet and stone vessel sink, has a multi-colored glass backsplash that complemented the freshly painted soft yellow walls. Other features for this bathroom renovation include new moldings, new toilet, new sink, new mirror, can lights, pendant lights, towel bar, towel ring, and brass switch plates. Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection. A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. Photography by Jim Tetro This house, built in the 1960s, sits southfacing on a terrific wooded lot in Bethesda, Maryland. The owners desire a whole-house renovation which would improve the general building fabric and systems, and extend the sense of living out of doors in all seasons. The original sixties-modern character is preserved and the renovation extends the design forward into a contemporary, modern approach. Connections to and through the site are enhanced through the creation of new larger window and door openings. Screened porches and decks perch above the sloped and wooded site. The new kitchen and bathrooms allow for opportunities to feel out-of -doors while preparing, cooking, dining, and bathing. Smart passive strategies guide the environmental choices for this project, including envelope improvements, updated mechanical systems, and on-site stormwater management.

Cape Cod; Dennis, MA This Cape Cod-style powder room makes a bold and memorable statement with a mix of vibrant color, classic patterns, and traditional materials. The walls are a key feature, with the upper portion covered in a lively pink wallpaper with a white chain-link pattern. This dynamic wallpaper is balanced by the classic white beadboard paneling on the lower half of the walls, which adds a clean, architectural texture. The room's focal point is a decorative, vintage wooden mirror with a quatrefoil shape, adding a unique, traditional detail that softens the straight lines of the room. A simple white vanity with a recessed sink and chrome faucet provides a functional and clean workspace. Above the mirror, a light fixture with three white frosted glass shades provides bright, balanced lighting.
