Farmhouse white exterior home idea in Austin

As seen in this photo, the front to back view offers homeowners and guests alike a direct view and access to the deck off the back of the house. In addition to holding access to the garage, this space holds two closets. One, the homeowners are using as a coat closest and the other, a pantry closet. You also see a custom built in unit with a bench and storage. There is also access to a powder room, a bathroom that was relocated from middle of the 1st floor layout. Relocating the bathroom allowed us to open up the floor plan, offering a view directly into and out of the playroom and dining room.

Rear Facade Photo. "Business in the Front, Party in the Back." This project provided Mark with the opportunity to revisit a project from the first year of his practice. Our clients were the third owners since Mark first worked on this house in 1987. The original project had consisted of a small addition to the rear of an existing single-story (over garage) house. The new owners wanted to completely remodel the house and add two floors. In addition they wanted it to be MODERN. This was a perfect fit for where the firm had evolved to over the years, but the neighbors weren't having it. The neighbors were very organized and didn’t like the idea of a large modern structure in what was a mostly traditional block. We were able to work with the neighbors to agree to a design that was Craftsman on the front and modern on the interior and rear. Because of this dichotomy, we sometimes refer to this as the "Mullet House". We were able to minimize the apparent height of the facade by hiding the top floor behind a dormered roof. Unique features of this house include a stunning roof deck with glass guardrails, a custom stair with a zigzag edge and a guardrail composed of vertical stainless steel tubes and an asymmetrical fireplace composition. Devereux Beach House Our client presented Flavin Architects with a unique challenge. On a site that previously hosted two houses, our client asked us to design a modestly sized house and separate art studio. Both structures reduce the height and bulk of the original buildings. The modern concrete house we designed is situated on the brow of a steep cliff overlooking Marblehead harbor. The concrete visually anchors the house to stone outcroppings on the property, and the low profile ensures the structure doesn’t conflict with the surround of traditional, gabled homes. Three primary concrete walls run north to south in parallel, forming the structural walls of the home. The entry sequence is carefully considered. The front door is hidden from view from the street. An entry path leads to an intimate courtyard, from which the front door is first visible. Upon entering, the visitor gets the first glimpse of the sea, framed by a portal of cast-in-place concrete. The kitchen, living, and dining space have a soaring 10-foot ceiling creating an especially spacious sense of interiority. A cantilevered deck runs the length of the living room, with a solid railing providing privacy from beach below. Where the house grows from a single to a two-story structure, the concrete walls rise magisterially to the full height of the building. The exterior concrete walls are accented with zinc gutters and downspouts, and wooden Ipe slats which softly filter light through the windows.

Dark chocolate stained front entry door made from mahogany wood features planked lower panels in door and sidelights. This triple unit will let plenty of sunlight in through the 12 lites top panel of the door and the distinguished complimentary sidelights. Looks so handsome next to the shake siding on the house.

Tidal Marsh Overlook Our client asked Flavin Architects to envision a modern house on a steeply sloped site overlooking the Annisquam River in Cape Ann, MA. The home’s linear layout is oriented parallel to the contours of the hillside, minimizing site disturbance. The stacked massing and galvanized steel detailing of the home recall the industrial vernacular of the Gloucester waterfront, and the dark color helps the house settle into its wooded site. To integrate the house more fully with its natural surroundings, we took our client’s suggestion to plant a tree that extends up through the second-floor deck. An exterior steel stair adjacent to the tree leads from the parking area to a second-floor deck and the home’s front door. The first-floor bedrooms enjoy the privacy provided by black painted wood screens that extend from the concrete pad to the second-floor deck. The screens also soften the view of the adjacent road, and visually connects the second-floor deck to the land. Because the view of the tidal river and wetlands is improved by a higher vantage point, the open plan kitchen, living, and dining areas look over the deck to a view of the river. The master suite is situated even higher, tucked into the rear on the third floor. There, the client enjoys private views of the steep woodland bank behind the house. A generous screen porch occupies the front of the house, facing the marsh, providing space for family gatherings and a sleeping porch to enjoy the breezes on hot summer nights.

CHATHAM MARSHVIEW HOUSE This Cape Cod green home provides a destination for visiting family, support of a snowbird lifestyle, and an expression of the homeowner’s energy conscious values. Looking over the salt marsh with Nantucket Sound in the distance, this new home offers single level living to accommodate aging in place, and a strong connection to the outdoors. The homeowners can easily enjoy the deck, walk to the nearby beach, or spend time with family, while the house works to produce nearly all the energy it consumes. The exterior, clad in the Cape’s iconic Eastern white cedar shingles, is modern in detailing, yet recognizable and familiar in form. Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above. This client's house is located on a busy corner, so she wanted a 'different' fence. The fence is a zig-zag pattern in black. The stepping stones are are keep the angular design of the house. These are new plantings of salvia, agave, and various echeverias.
