A radical remodel of a modest beach bungalow originally built in 1913 and relocated in 1920 to its current location, blocks from the ocean. The exterior of the Bay Street Residence remains true to form, preserving its inherent street presence. The interior has been fully renovated to create a streamline connection between each interior space and the rear yard. A 2-story rear addition provides a master suite and deck above while simultaneously creating a unique space below that serves as a terraced indoor dining and living area open to the outdoors. Montgomery Place Townhouse The unique and exclusive property on Montgomery Place, located between Eighth Avenue and Prospect Park West, was designed in 1898 by the architecture firm Babb, Cook & Willard. It contains an expansive seven bedrooms, five bathrooms, and two powder rooms. The firm was simultaneously working on the East 91st Street Andrew Carnegie Mansion during the period, and ensured the 30.5’ wide limestone at Montgomery Place would boast landmark historic details, including six fireplaces, an original Otis elevator, and a grand spiral staircase running across the four floors. After a two and half year renovation, which had modernized the home – adding five skylights, a wood burning fireplace, an outfitted butler’s kitchen and Waterworks fixtures throughout – the landmark mansion was sold in 2014. DHD Architecture and Interior Design were hired by the buyers, a young family who had moved from their Tribeca Loft, to further renovate and create a fresh, modern home, without compromising the structure’s historic features. Tucked away in the backwoods of Torch Lake, this home marries “rustic” with the sleek elegance of modern. The combination of wood, stone and metal textures embrace the charm of a classic farmhouse. Although this is not your average farmhouse. The home is outfitted with a high performing system that seamlessly works with the design and architecture. The tall ceilings and windows allow ample natural light into the main room. Spire Integrated Systems installed Lutron QS Wireless motorized shades paired with Hartmann & Forbes windowcovers to offer privacy and block harsh light. The custom 18′ windowcover’s woven natural fabric complements the organic esthetics of the room. The shades are artfully concealed in the millwork when not in use. Spire installed B&W in-ceiling speakers and Sonance invisible in-wall speakers to deliver ambient music that emanates throughout the space with no visual footprint. Spire also installed a Sonance Landscape Audio System so the homeowner can enjoy music outside. Each system is easily controlled using Savant. Spire personalized the settings to the homeowner’s preference making controlling the home efficient and convenient. Bedroom - mediterranean master dark wood floor and brown floor bedroom idea in Los Angeles with beige walls

This project was completed for clients who wanted a comfortable, accessible 1ST floor bathroom for their grown daughter to use during visits to their home as well as a nicely-appointed space for any guest. Their daughter has some accessibility challenges so the bathroom was also designed with that in mind. The original space worked fairly well in some ways, but we were able to tweak a few features to make the space even easier to maneuver through. We started by making the entry to the shower flush so that there is no curb to step over. In addition, although there was an existing oversized seat in the shower, it was way too deep and not comfortable to sit on and just wasted space. We made the shower a little smaller and then provided a fold down teak seat that is slip resistant, warm and comfortable to sit on and can flip down only when needed. Thus we were able to create some additional storage by way of open shelving to the left of the shower area. The open shelving matches the wood vanity and allows a spot for the homeowners to display heirlooms as well as practical storage for things like towels and other bath necessities. We carefully measured all the existing heights and locations of countertops, toilet seat, and grab bars to make sure that we did not undo the things that were already working well. We added some additional hidden grab bars or “grabcessories” at the toilet paper holder and shower shelf for an extra layer of assurance. Large format, slip-resistant floor tile was added eliminating as many grout lines as possible making the surface less prone to tripping. We used a wood look tile as an accent on the walls, and open storage in the vanity allowing for easy access for clean towels. Bronze fixtures and frameless glass shower doors add an elegant yet homey feel that was important for the homeowner. A pivot mirror allows adjustability for different users. Photo by Jody Dole This was a fast-track design-build project which began design in July and ended construction before Christmas. The scope included additions and first and second floor renovations. The house is an early 1900’s gambrel style with painted wood shingle siding and mission style detailing. On the first and second floor we removed previously constructed awkward additions and extended the gambrel style roof to make room for a large kitchen on the first floor and a master bathroom and bedroom on the second floor. We also added two new dormers to match the existing dormers to bring light into the master shower and new bedroom. We refinished the wood floors, repainted all of the walls and trim, added new vintage style light fixtures, and created a new half and kid’s bath. We also added new millwork features to continue the existing level of detail and texture within the house. A wrap-around covered porch with a corner trellis was also added, which provides a perfect opportunity to enjoy the back-yard. A wonderful project!
