This spacious, multi-level backyard in San Luis Obispo, CA, once completely underutilized and overtaken by weeds, was converted into the ultimate outdoor entertainment space with a custom pool and spa as the centerpiece. A cabana with a built-in storage bench, outdoor TV and wet bar provide a protected place to chill during hot pool days, and a screened outdoor shower nearby is perfect for rinsing off after a dip. A hammock attached to the master deck and the adjacent pool deck are ideal for relaxing and soaking up some rays. The stone veneer-faced water feature wall acts as a backdrop for the pool area, and transitions into a retaining wall dividing the upper and lower levels. An outdoor sectional surrounds a gas fire bowl to create a cozy spot to entertain in the evenings, with string lights overhead for ambiance. A Belgard paver patio connects the lounge area to the outdoor kitchen with a Bull gas grill and cabinetry, polished concrete counter tops, and a wood bar top with seating. The outdoor kitchen is tucked in next to the main deck, one of the only existing elements that remain from the previous space, which now functions as an outdoor dining area overlooking the entire yard. Finishing touches included low-voltage LED landscape lighting, pea gravel mulch, and lush planting areas and outdoor decor.

Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. A dovecote over the garage, multiple peaks and interesting roof lines greet guests at the street side, where a pergola over the front door provides a warm welcome and fitting intro to the interesting design. Other exterior features include trusses and transoms over multiple windows, siding, shutters and stone accents throughout the home’s three stories. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The floor plan is all about relaxation – the kitchen includes an oversized island designed for gathering family and friends, a u-shaped butler’s pantry with a convenient second sink, while the nearby great room has built-ins and a central natural fireplace. Distinctive details include decorative wood beams in the living and kitchen areas, a dining area with sloped ceiling and decorative trusses and built-in window seat, and another window seat with built-in storage in the den, perfect for relaxing or using as a home office. A first-floor laundry and space for future elevator make it as convenient as attractive. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. Two more bedrooms with walk-in closets and a bath are found in the 1,300-square foot lower level, which also includes a secondary kitchen with bar, a fitness room overlooking the lake, a recreation/family room with built-in TV and a wine bar perfect for toasting the beautiful view beyond.

A 55" wide laundry closet packs it in. The closet's former configuration was side by side machines on pedestals with a barely accessible shelf above. The kitty litter box was located to the left of the closet on the floor - see before photo. By stacking the machines, there was enough room for a small counter for folding, a drying bar and a few more accessible shelves. The best part is there is now also room for the kitty litter box. Unseen in the photo is the concealed cat door.
Note that the support panel for the countertop has been notched out in the back to provide easy access to the water shut off to the clothes washer.

Three structures are located on a 6,500 sqft, sloped lot. The main house is squeezed between front setbacks, a drainage easements through the middle, an access easement to the north and a 30’ topography following height limit. The street level contains an office, a bedroom, an entry and a garage. The lower level contains indoor /outdoor living spaces separated by a glass wall. Sharing this glass wall is the master bedroom. The Studio 420 is located to the west of the drainage easement and contains the parts and tools needed to repair their grown up toys (a dune buggy, motor cycles, an antique sports car, and a three wheeled vehicle). The Studio 120 became the third structure. This structure is a utility room that blocks the neighbor’s views into their backyard and is as backdrop for outdoor dining. The home’s form is a reaction to being pinched between site constraints and the need to live an outdoor life while being indoors.

The existing bathroom was small, using a small unused closet helped to expand the footprint. The new bathroom now features a large vanity with 2 sinks and a walk in shower for 2. Infloor heating and a free standing towel warmer add luxury to the small space. The addition of the 1/2 wall in the shower, we were able to create a semi-private toilet space.
