Eichler in Marinwood - At the larger scale of the property existed a desire to soften and deepen the engagement between the house and the street frontage. As such, the landscaping palette consists of textures chosen for subtlety and granularity. Spaces are layered by way of planting, diaphanous fencing and lighting. The interior engages the front of the house by the insertion of a floor to ceiling glazing at the dining room. Jog-in path from street to house maintains a sense of privacy and sequential unveiling of interior/private spaces. We took on the kitchen, two bathrooms and a powder room. The layout in the kitchen was functional for them, so we kept that pretty much as is. Our client wanted a contemporary-leaning transitional look — nice clean lines with a gray and white palette. Light gray cabinets with a slightly darker gray subway tile keep the northern exposure light and airy. They also purchased some new furniture for their breakfast room and adjoining family room, so the whole space looks completely styled and new. The light fixtures are staggered and give a nice rhythm to the otherwise serene feel. The homeowners were not 100% sold on the flooring choice for little powder room off the kitchen when I first showed it, but now they think it is one of the most interesting features of the design. I always try to “push” my clients a little bit because that’s when things can get really fun and this is what you are paying for after all, ideas that you may not come up with on your own. We also worked on the two upstairs bathrooms. We started first on the hall bath which was basically just in need of a face lift. The floor is porcelain tile made to look like carrera marble. The vanity is white Shaker doors fitted with a white quartz top. We re-glazed the cast iron tub. The master bath was a tub to shower conversion. We used a wood look porcelain plank on the main floor along with a Kohler Tailored vanity. The custom shower has a barn door shower door, and vinyl wallpaper in the sink area gives a rich textured look to the space. Overall, it’s a pretty sophisticated look for its smaller fooprint. The best of past and present architectural styles combine in this welcoming, farmhouse-inspired design. Clad in low-maintenance siding, the distinctive exterior has plenty of street appeal, with its columned porch, multiple gables, shutters and interesting roof lines. Other exterior highlights included trusses over the garage doors, horizontal lap siding and brick and stone accents. The interior is equally impressive, with an open floor plan that accommodates today’s family and modern lifestyles. An eight-foot covered porch leads into a large foyer and a powder room. Beyond, the spacious first floor includes more than 2,000 square feet, with one side dominated by public spaces that include a large open living room, centrally located kitchen with a large island that seats six and a u-shaped counter plan, formal dining area that seats eight for holidays and special occasions and a convenient laundry and mud room. The left side of the floor plan contains the serene master suite, with an oversized master bath, large walk-in closet and 16 by 18-foot master bedroom that includes a large picture window that lets in maximum light and is perfect for capturing nearby views. Relax with a cup of morning coffee or an evening cocktail on the nearby covered patio, which can be accessed from both the living room and the master bedroom. Upstairs, an additional 900 square feet includes two 11 by 14-foot upper bedrooms with bath and closet and a an approximately 700 square foot guest suite over the garage that includes a relaxing sitting area, galley kitchen and bath, perfect for guests or in-laws.
