This is a design-build indoor garden room which provides space for seed starting, full sized plants and a hydroponic system. This space features an efficient mini-split unit for heating and cooling as well as an automated exhaust system with passive air intake for balanced ventilation. Powered by a small solar array and Tesla Powerwall. This project, and the home it’s attached to, is slated to be at or near net zero energy.
This project is a great example of the benefit of hiring not only a general contractor, but an architect as well (and in our case a design-build firm that is qualified to fill both roles). The design of the space and the systems within the room, paired with quality and thoughtful execution of the plans are what we aim for with all of our projects.

The kitchen, breakfast room and family room are all open to one another. The kitchen has a large twelve foot island topped with Calacatta marble and features a roll-out kneading table, and room to seat the whole family. The sunlight breakfast room opens onto the patio which has a built-in barbeque, and both bar top seating and a built in bench for outdoor dining. The large family room features a cozy fireplace, TV media, and a large built-in bookcase. The adjoining craft room is separated by a set of pocket french doors; where the kids can be visible from the family room as they do their homework.

With home efficiency in mind, the ductless heat pump is conveniently hidden under the deck while keeping the inside warm in the winter, cool in the summer, and the most efficient way to do both on the market.

Remodeling this room for a young man with a love for music was exciting. We changed the ceiling from old wood to POP fitted with warm white spotlights. Stripped the floor off an old carpet to light brown wooden floor. Removed the window unit AC and changed it to split unit AC. With this little room we bring together shades of blue. The walls, beddings and accent decor. We extended the windows by using fuller curtains.

We were thrilled to partner with our clients in updating and renovating the entire main floor of their inviting Silver Spring home. Tucked away in one of the area’s most beautiful and historic neighborhoods this once ultra-traditional-style home is now the ideal blend of past and present. Knowing that we were not only bringing their space current but also creating a tailored in-law suite for their mother’s upcoming stay — we got right to work on our mission of removing all obstacles to this family’s vision.
This comprehensive project includes a larger, more functional kitchen plus Great Room addition; in-law suite with bedroom, bathroom, kitchenette and living space; family room; and screened in porch / deck combination ideal for grilling, entertaining and enjoying the outdoors.
The expansive and open-layout-kitchen features Dura Supreme Shaker Cabinetry painted white and paired with glistening quartz counters. The space continues on and seamlessly opens up into the breezy Great Room and dining area.
The newly equipped Mini-Split HVAC System provides independent temperature control and the elegant Universal Design In-Law Bathroom ensures both safety and usability.
Hardwood flooring was installed and the existing flooring throughout was refinished to match — giving way to the smooth and continuous feel throughout the entire main level.
We are proud to have created and delivered this transitional redesign and remodel all while keeping a small footprint for the in-law suite and not losing any of the original space.

One wall is filled with a variety of cnc-cut cabinetry: bookshelves, a tall closet and a horizontal, queen-sized wall bed with storage above and below. The primary heating and cooling is from the incredibly efficient Mitsubishi mini-split unit.

The West Town GreenStar Retrofit is a historic landmarked two-flat in Ukranian Village that was converted to an efficient, healthy, and modern single-family home, while keeping interior and exterior historic character details. Special emphasis was put on indoor air quality and indoor-outdoor connections. The design focuses on non-toxic materials, good ventilation, low energy and water use, and the biophilic health advantages of light and views of nature. The kitchen, work, and family zones have views of the sun-filled south garden, an oasis in the urban environment containing native plants and fruit trees, rain garden, vegetable garden, chicken coop, apiary, and a patio. Outdoor connection and daylighting are also optimized through the skylight on the top level which spills light down the staircase. The energy strategy began with thorough retrofit insulation and air sealing, and included high performance windows and doors, solar thermal (hot water) and solar photovoltaic (electricity production) systems which support electric vehicle (EV) charging and high-efficiency smart lighting and appliances. HVAC is supplied by a combination of radiant heat, mini-split heat pumps, and a conditioning energy recovery ventilation system (CERV).

This Passive solar home also features solar panels that will fully offset all heating & cooling and electrical needs.
Insulated Concrete Form walls with extensive air sealing and tilt-n-turn windows, and colored concrete floors work together to provide a secure and tranquil indoor environment, Greenguard certified paints, a mini-split heat pump, and heat recovery ventilator ensure the air is pure and healthy. An exposed fastener metal roof, LP SmartSide siding over Benjamin Opdyk Hydrogap, and a combination of triple pane Access windows and doors and triple pane Northstar windows with Pro-Clima flashing ensure long term durability and low maintenance. A custom real fieldstone wood burning fireplace adds warmth to the already very comfortable home.

Austin Street Buils
A Custom Urban Residence by Seven Rivers Design + Build
Highlight
The defining feature of the Austin St. Build is the use of natural plaster walls throughout the interior. Plaster brings a quiet richness—subtle texture, visual depth, and a sense of solidity that makes the home feel both timeless and grounded. This material choice reinforces Seven Rivers Design + Build’s focus on craftsmanship and tactile, human-centered design.
Detail
Efficient Two-Story Living
This 1,500-square-foot, two-story custom home is thoughtfully organized for comfort and flow. The main level includes a bedroom and full bathroom, along with an open kitchen and living area and a conveniently placed powder room. A light-filled, open stairwell leads to the second floor, which houses an additional bedroom and bathroom, creating a balanced and flexible layout well suited for urban living.
High-Performance Building Envelope
The exterior walls are constructed using Hebel Block (Autoclaved Aerated Concrete)—a high-performance building system that combines structural strength with excellent insulation. By incorporating air into the concrete matrix, Hebel Block delivers superior thermal performance while remaining lightweight and durable, contributing to the home’s overall energy efficiency.
Energy-Efficient Comfort Systems
Heating and cooling loads are intentionally minimized through envelope performance and system design. The home features in-floor radiant heating as the primary heat source, complemented by mini-split systems for supplemental heating and cooling. The result is a comfortable, efficient living environment with low operational demands.
Durable, Timeless Finishes
Windows: Andersen E-Series (aluminum-clad)
Flooring: Natural slate on the main level
Exterior Cladding: Traditional stucco
Roof: Standing-seam metal
Each material was selected for longevity, performance, and aesthetic restraint—supporting a home that will age gracefully over decades.
The Seven Rivers Design + Build Approach
The Austin St. Build exemplifies Seven Rivers Design + Build’s design/build philosophy: integrating architecture, materials, and systems into a cohesive whole. By pairing traditional finishes with modern building science, this project delivers a refined, efficient custom home that feels both contemporary and enduring.

This luxurious home is designed by Eric Sokol of Winkelman Architecture. It’s nestled by the side of a pond in the woods and steps down the gentle slope toward the water. The intricate design includes a mix of pine panelling, visible I-beams and big pine timbers. The home has a daylight basement and is framed with double stud walls and TJI rafters. Insulated with blown in cellulose. The house has Loewen triple pane windows and uses Mitsubishi mini splits for heating and cooling.
