What was once a dated, cluttered and dark kitchen in a 1950's ranch was transformed into a clean, open, bright and functional kitchen on a modest budget. Most materials were obtained from big box home improvement stores and discount on-line suppliers. The glass tile backsplash, white countertop, and under-cabinet lighting plays off the dark wood cabinets. Raising the height of the upper cabinets and extending them up to the ceiling makes the room feel taller and larger than its relatively modest size.

Pocket doors allow the multi-functional family room to become a private main floor fifth bedroom for weekend guests. Ottomans are used in lieu of a coffee table, offering extra seating as well as surface space and allowing better traffic flow. The proportionally-sized custom wall unit with strategically placed angles and touch-latch doors (eliminating protrusions) leaves just enough functional floor space for the queen-size mattress to open comfortably.

The “Rustic Classic” is a 17,000 square foot custom home built for a special client, a famous musician who wanted a home befitting a rockstar. This Langley, B.C. home has every detail you would want on a custom build. For this home, every room was completed with the highest level of detail and craftsmanship; even though this residence was a huge undertaking, we didn’t take any shortcuts. From the marble counters to the tasteful use of stone walls, we selected each material carefully to create a luxurious, livable environment. The windows were sized and placed to allow for a bright interior, yet they also cultivate a sense of privacy and intimacy within the residence. Large doors and entryways, combined with high ceilings, create an abundance of space. A home this size is meant to be shared, and has many features intended for visitors, such as an expansive games room with a full-scale bar, a home theatre, and a kitchen shaped to accommodate entertaining. A small master bathroom the size of a modest closet was our starting point. Dirty tile, old fixtures, and a moldy shower room had seen their better days. So we gutted the bathroom, changed its location, and borrowed some space from the neighboring closet to compose a new master bathroom that was sleek and efficient. ​Still a compact space, the new master bathroom features a unique, curbless tub/shower room, where both the shower and tub are grouped behind a simple glass panel. With no separation between tub and shower, both items are not only designed to get wet but to allow the user to go from shower to tub and back again.

The client is an avid collector of books. Her modest cape cod home provided little room for the collection and she realized that her home did not take advantage of the depth of her property. The rear yard was unlandscaped and sloped toward the rear of the house. The goal was to create a library that oriented to a rear garden and to create an exterior terrace which would address the slope of the property and form a sheltered outdoor space for dining and relaxation. The solution was to create a library addition with a large bow window with built-in desk facing the newly formed upper garden. In collaboration with a landscape architect, we terraced the sloping site and created a courtyard between the garage and new library, sheltered by a pergola. The French doors added to the modest garage provide the other side of the courtyard.

This new home was designed to nestle quietly into the rich landscape of rolling pastures and striking mountain views. A wrap around front porch forms a facade that welcomes visitors and hearkens to a time when front porch living was all the entertainment a family needed. White lap siding coupled with a galvanized metal roof and contrasting pops of warmth from the stained door and earthen brick, give this home a timeless feel and classic farmhouse style. The story and a half home has 3 bedrooms and two and half baths. The master suite is located on the main level with two bedrooms and a loft office on the upper level. A beautiful open concept with traditional scale and detailing gives the home historic character and charm. Transom lites, perfectly sized windows, a central foyer with open stair and wide plank heart pine flooring all help to add to the nostalgic feel of this young home. White walls, shiplap details, quartz counters, shaker cabinets, simple trim designs, an abundance of natural light and carefully designed artificial lighting make modest spaces feel large and lend to the homeowner's delight in their new custom home. Relocating to Portland, Oregon from California, this young family immediately hired Amy to redesign their newly purchased home to better fit their needs. The project included updating the kitchen, hall bath, and adding an en suite to their master bedroom. Removing a wall between the kitchen and dining allowed for additional counter space and storage along with improved traffic flow and increased natural light to the heart of the home. This galley style kitchen is focused on efficiency and functionality through custom cabinets with a pantry boasting drawer storage topped with quartz slab for durability, pull-out storage accessories throughout, deep drawers, and a quartz topped coffee bar/ buffet facing the dining area. The master bath and hall bath were born out of a single bath and a closet. While modest in size, the bathrooms are filled with functionality and colorful design elements. Durable hex shaped porcelain tiles compliment the blue vanities topped with white quartz countertops. The shower and tub are both tiled in handmade ceramic tiles, bringing much needed texture and movement of light to the space. The hall bath is outfitted with a toe-kick pull-out step for the family’s youngest member!

The artfully designed Boise Passive House is tucked in a mature neighborhood, surrounded by 1930’s bungalows. The architect made sure to insert the modern 2,000 sqft. home with intention and a nod to the charm of the adjacent homes. Its classic profile gleams from days of old while bringing simplicity and design clarity to the façade. The 3 bed/2.5 bath home is situated on 3 levels, taking full advantage of the otherwise limited lot. Guests are welcomed into the home through a full-lite entry door, providing natural daylighting to the entry and front of the home. The modest living space persists in expanding its borders through large windows and sliding doors throughout the family home. Intelligent planning, thermally-broken aluminum windows, well-sized overhangs, and Selt external window shades work in tandem to keep the home’s interior temps and systems manageable and within the scope of the stringent PHIUS standards.

This gem of a house was built in the 1950s, when its neighborhood undoubtedly felt remote. The university footprint has expanded in the 70 years since, however, and today this home sits on prime real estate—easy biking and reasonable walking distance to campus. When it went up for sale in 2017, it was largely unaltered. Our clients purchased it to renovate and resell, and while we all knew we'd need to add square footage to make it profitable, we also wanted to respect the neighborhood and the house’s own history. Swedes have a word that means “just the right amount”: lagom. It is a guiding philosophy for us at SYH, and especially applied in this renovation. Part of the soul of this house was about living in just the right amount of space. Super sizing wasn’t a thing in 1950s America. So, the solution emerged: keep the original rectangle, but add an L off the back. With no owner to design with and for, SYH created a layout to appeal to the masses. All public spaces are the back of the home--the new addition that extends into the property’s expansive backyard. A den and four smallish bedrooms are atypically located in the front of the house, in the original 1500 square feet. Lagom is behind that choice: conserve space in the rooms where you spend most of your time with your eyes shut. Put money and square footage toward the spaces in which you mostly have your eyes open. In the studio, we started calling this project the Mullet Ranch—business up front, party in the back. The front has a sleek but quiet effect, mimicking its original low-profile architecture street-side. It’s very Hoosier of us to keep appearances modest, we think. But get around to the back, and surprise! lofted ceilings and walls of windows. Gorgeous.
